SUMMARY
Welcome your family into this amazing, and absolutely spacious 3br/2.5ba townhouse that sleeps 10 people (8 adults max) and is just steps away from the bay & a short walk to the ocean. The home is the upper 2 levels & features 4 outdoor spaces, fire pit table, BBQ on ground level patio & 3 parking spaces! A very rare find for Mission Beach! The location of this property can't be beat as it is located on a quiet court away from the crowds, but right in the heart of Mission Beach with its wonderful cafes, shops, restaurants, and bars.
GROUND LEVEL
This wonderful home has a large sunny & green outside front patio with a fire chat table, BBQ & outdoor shower. The custom outdoor furniture is very comfortable, perfect for gathering with family & friends, enjoying a meal around the fire table & catching up. The detached 2 car garage +1 extra parking space in front of the garage is a great perk. The home is just steps away from the bay, with options to rent kayaks, bikes, paddleboards, surf gear & more! Within a short walk, you will find a large grassy area where the kids can play frisbee, volleyball, or choose to move to the sand & build some sandcastles or watch people play on the water. Please note-our unit enjoys exclusive access to the west side of the ground level patio only (to the left of the entry stairs if facing the unit). The other side is exclusive to the separate ground level unit.
SECOND LEVEL
As soon as you walk into this upper level home (no one above you!) you will be impressed with the spacious layout. As you enter the 2nd floor main living area, you will enjoy the relaxing living room with a cozy fireplace, Smart TV, Queen sofa sleeper, dining area, fully stocked kitchen, half bath & washer/dryer. There is a nice patio off the living room to enjoy this quiet court.
THIRD LEVEL
Come on up the spiral staircase to the top floor where you will find all of the bedrooms. The primary bedroom with a peek-a-boo ocean view balcony has a King size bed and ensuite bath with a tub/shower combo. Just down the hallway, the 2 remaining bedrooms are joined by a full Jack-n-Jill bathroom with a tub/shower combo. The 2nd br offers a full size bed & the 3rd br has 2 queen beds and direct access to an incredible covered balcony with enough room for 7 people to lounge and enjoy.

SHOPPING & DINING! Just steps away is the main street, Mission Blvd., with endless shopping, dining, and entertainment. Our guests are provided a comprehensive list of recommended local eats and discount codes for rental shops.
WATER ACTIVITIES! If you're looking for something other than boogie boarding and swimming in the ocean, we are located just across the street to Mission Bay and water rentals shops, including jet skiing, wakeboarding, stand up paddle boarding, kayaking, and boating.
ATTRACTIONS! Enjoy a full day of family fun at Belmont Park located a short 5 minute bike ride away, SeaWorld San Diego is a short 5 minute drive, and world famous San Diego Zoo is located just 15 minutes from our beach home.
POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premises without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.
• RESERVATION CONFIRMATION | Upon confirmation of your reservation, you will receive arrival instructions, parking details, wifi access, and tips on local eats & attractions.
