IRB on 12th is a 2 bedroom/2 bathroom comfortable home that accommodates 6 guests. Just a 10-minute walk from the beautiful Indian Rocks Beach, you can gather all your beach needs, pack your beach cart, and head to the sand. Everything you need to stay in and relax or make a meal and watch a movie. The back yard perfect for lounging and reminiscing the day's events.
Kitchen: Ice/water refrigerator, stove/oven, microwave, dishwasher, drip coffee maker, 2-slice toaster, rice maker, and crockpot. Basic dishes and utensils are provided. Basic spices, cooking oil, and coffee filters and/or pods are not always available.
Dining Area: Round table with 4 chairs, 4 counter stools, and a small buffet table.
Front Living Room: Sleeper sofa, 2 chairs & ottoman, bench, desk, and a TV on console table.
Back Living Room: Sofa & loveseat, chair, 2 end tables, coffee table, bench, TV, and console table.
Bedroom #1: The master has a King-size bed, 2 nightstands, a dresser, a walk-in closet, and a ceiling fan.
Bathroom #1: Full bathroom with tub/shower combination
Bedroom #2: Queen size bed, dresser, nightstand, pack-n-play, and closet
Bathroom #2: Single vanity sink, toilet, and standing shower. No tub.
Garage: Full-size washer and dryer, a beach wagon, 8 beach chairs, an umbrella, sun tent, coolers, and beach/sand toys.
Outdoors: Covered back porch with plenty of outdoor furniture, outdoor dining table with 4 chairs and a gas grill,

Important Information
House Rules:
1. No smoking/vaping in the unit. No illegal substances on the premises. Violation of this policy will result in a smoke remediation fee ranging from $200-$500 depending on the severity.
2. No parties or events
3. No pets. Please notify management of any service animals.
4. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance.
5. Rinse off and return all beach equipment at the end of each day. Do not leave equipment out overnight.
Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.
Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.
Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.

Situated in the very center of town, to all the greatest restaurants, pubs, and parks, not to mention the Trolley stops along the way for busting out and exploring the whole coast. Within walking distance, you will find some of the best area restaurants and ice cream shops. As well as beachwear shopping locations.

The surrounding local area has some great day trips: Florida Botanical Gardens in Largo featuring holiday lights late Nov-Jan,1st, John's Pass Village and Boardwalk, Tampa Lowry Zoo, Florida Aquarium, Clearwater Aquarium, Sunken Gardens, Dinosaur World, Ellenton Outlet Malls, Children's Museums, enjoy a Tampa Bay Ray's game at Tropicana Field, a Buccaneers Football game in Tampa, or check out some of the pro baseball teams during their local Spring Training, also Disney World and downtown Disney are just two hours away.
