The Space:
THE SKINNY: This beautifully maintained home is situated in the treasured heart of Davis Shores, just a few minutes bike ride or drive to the heart of historic downtown St. Augustine, as well as views of the beautiful Matanzas Bay waterway - overlook the boats floating by and fisherman trying their luck! Enjoy the outdoors on our wonderful patio deck or around the wood burning fire pit. A Florida room complete with mini fridge and wet bar as well as yoga mats, light weights and lots of games is set up beautifully for you to relax indoors. With all of this to enjoy, you will have no choice but to allow yourself to fully escape into vacation mode. The bright and open floor plan creates a cozy atmosphere. Enjoy the smart TV in the living room on nights in. The spacious kitchen is truly stocked to allow you to cook with ease. Relax inside or outside, grill out on the propane grill, take a stroll around the lovely neighborhood or a drive to the beach for a day of active group fun. Enjoy your coffee in the shade or a drink in the sun!
THE PROXIMITY: Most of my favorite local hot spots are in this part of town are within a 15-20 minute walk, a quick bike ride or short drive of the front door! To name a few: The St. Augustine Lighthouse, The Alligator Farm, Mojo's Tacos, Creative Juices, Gypsy Cab Co, Fresh Market, The Village Garden Food Truck Park, Surf Station and Linen and Waves (shopping), antiques and furniture stores, and you're just a stones throw from the very heart of downtown St. Augustine. To the south of St. Aug is a highly popular area of Palm Coast, with nearby Marineland, a great place to indulge in outdoor fun as well as golf at The Hammock and the drop dead gorgeous preserve of Washington Oaks State Park, a must-visit! This home is also drive-able within 45 minutes best parts of prime Ponte Vedra for golf and shopping! US1 and A1A are our main commercial corridors, equipped with shopping, groceries and restaurants of all kinds. This home is less than 8 minutes from Publix grocery store.
THE SPACE: This wonderful home sleeps 6 in 2 King beds and 1 Queen bed. There is a pack n play and high chair for an infant/toddler to come along as well, however the space is not child-proofed. The kitchen is equipped to cook together for a great night in! The TV is a smart TV, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. The guest bathroom is equipped with a shower/tub combo for your ease and has a stackable washer/dryer as well as iron and ironing board. Linens and towels are provided.
THE LAYOUT (3 bedroom/2.5 bath):
>Primary Bedroom boasts a King size bed with en suite bathroom with walk in shower.
>Second Bedroom has a King size bed.
>Third Bedroom has a Queen size bed.
>Guest Bathroom is located in the hallway by the bedrooms and has a shower/tub combo.
>Half bath is located within the laundry room off of the kitchen.
AMENITIES: Florida room with wet bar, yoga mats and light weights. Books and board games. Spacious closets. Patio deck with seating and propane grill. Wood burning fire pit. Fast wifi. Smart TV. Garage with 4 bikes. 5-6 off street parking spots. Washer and dryer. Pack n play and high chair.
OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.
PARKING: There are 5-6 parking space in our driveway. Please avoid parking on the street as it is not allowed except for full time residents.
LAUNDRY: We offer a set of washer and dryer. We provide starter laundry pods + dryer sheets, iron and ironing board and some cleaning supplies for your convenience.
HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 3 minute drive to historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated 5 minutes to St. Augustine Beach where you can park your car at any of the beach parking lots and walk on. You can also drive to one of the public beach accesses in Crescent or St. Augustine Beach to drive on.
TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.
SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests.

Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month.
-This fee is added on to your total after booking confirmation.
-The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges.
-Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in.
-Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees!
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.

I am here for you during your stay, but our level of interaction is up to you. I'm only a phone call/message away. You will be able to self checkin upon arrival.

We loved the house! Very safe & relaxing and felt big enough for four adults and two small kids. We cooked breakfast and dinner for a couple nights and the kitchen / grill was great. Kids loved running around in the backyard. We walked downtown one day because event traffic was supposed to be bad and we were so glad we did it! A very easy 20 min walk to the Bridge of Lyons. Overall a great little family vacation!

So Clean!
We stayed here for two nights during the Saint Augustine Nights of Lights event. The house was spotless and included every amenity we needed. We taught our six-year-old and eight-year-old how to play Monopoly and now they are loving that game! One of them even wrote to Santa asking for a monopoly game for Christmas. We will definitely use euphoria rental properties in the future.

We loved this home! It is well appointed and extremely clean. The backyard space was excellent. Thank you for the comfortable beds. The kitchen has anything you could ever need to cook anything you would want. The location is very convenient to downtown and the beach is a short 5 minute drive! We come to St. Augustine quite often and this house is, by far, the nicest we have stayed in! We hope to be welcomed back!

I love to travel myself, so I really believe in the AirBnB travel model. My dream vacation is a month in Tuscany with my dog Thor (he's a Shephard/Doberman mix), touring vineyards and drinking wine; then going back to Rome to spend a month there!
