The Space:

As you enter the home, you’ll be greeted by a spacious, well-equipped kitchen with a large island, plenty of room to cook, gather, and enjoy meals together. The French doors lead to a backyard oasis, where you can unwind and soak up the coastal breeze.



The bedrooms in this home are spacious and thoughtfully designed. The primary suite is a true retreat, boasting two walk-in closets and an en-suite bathroom with a dual vanity, garden tub, and shower.



Sleeps 8. Full Kitchen (fridge w/freezer, microwave, dishes, silverware, and coffee maker), towels, sheets, etc. Wifi is included with flat screen TVs. Some of the amenities we have include:

Visitors will find plenty to do and a variety of water activities. Casual fun restaurants, nightlife hotspots, souvenir shops blend into the scene without crowding the views of the shorelines in Jacksonville Beach.



Neighborhood Update: Our neighborhood has continued to grow and develop since the listing photos were taken. As a result, some of the exterior views shown in the listing may look a little different today due to new homes and ongoing development in the area. The home itself and the amenities offered remain as described, and we appreciate your understanding as the community continues to grow.

Health & Safety: We prioritize the health, safety, and comfort of our guests. Each stay is followed by a thorough cleaning to maintain a welcoming environment.



Late Check-Outs & Early Arrivals

Refund Policy



A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.



General Guidelines



●Pets: A pet fee of $100 applies per reservation for up to 2 pets. Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.

●Garage Access: Not permitted due to liability. If applicable, garage doors must stay closed.

●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.

Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.

●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.

●Trash: Dispose of all trash in outside bins before departure.

●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.

●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.

●Windows: Keep windows closed for security.

●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.

●Storage Closet: Keep this area closed and locked.

●Consumables: Leftover items are at your discretion; freshness is not guaranteed.

●Furniture: Do not rearrange.

●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.

●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.

●Illegal Activities: Will result in immediate eviction.

●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.



POOL



●Use at Your Own Risk: By using the hot tub and/or pool, guests acknowledge and agree that they are using these amenities at their own risk.

●Supervision: For safety reasons, children under the age of 16 must be supervised at all times while using the hot tub or pool.

●Health & Safety: Guests should not use the hot tub or pool if they are under the influence of alcohol or drugs. Please shower before entering the hot tub or pool to maintain cleanliness.

●Cleanliness: Please ensure that no oils, lotions, or soaps are brought into the hot tub or pool. This helps maintain the quality of the water for all guests.

●Proper Use: For your safety, please follow all posted guidelines and do not engage in risky behavior in the pool or hot tub (e.g., diving, rough play).

●Damage: Any damage to the pool or hot tub caused by misuse will be charged to the guest.

To help protect both our guests and our homes, all reservations are required to complete the Joseph Ellen Guest Protection Program before check-in.



As part of the simple pre-arrival process, you'll:



Complete a quick guest verification.

Review and electronically sign the Joseph Ellen Rental Agreement.

Choose one of the following protection options:

Damage Waiver: A small non-refundable fee that provides coverage for eligible accidental damage during your stay. This is the most popular option and helps avoid unexpected costs from minor accidents.

Security Deposit: A fully refundable security deposit hold that's released after checkout, provided no damage or policy violations are found.



We'll send you a secure guest portal link before your arrival to complete these quick steps. It only takes a few minutes and helps create a smoother, worry-free experience for everyone.
