The fully fenced backyard of this property features a captivating firepit, hot tub and bar area, perfect for gathering around on cool evenings and sharing stories with loved ones. To enhance your coastal experience, a deck awaits at the back of the property, complete with a barbecue setup and seating for 6 people. The space
** 2 Night Minimum off season **
** 3 Night weekdays/4 Night Weekends Minimum beginning at the end of June through July, August & beginning of September **

- The cottage interior is all newly renovated, new flooring, walls, kitchen cabinets and quartz countertops, central A/C (heating and air conditioning).
- Pets allowed for a Fee - $100 dog fee per stay - 1 dog (up to 60lb) maximum, no other pets allowed. Guest must indicate that a pet is coming during reservation on website, option "I am travelling with a pet".
- Our cottage is in a great location on Mid-Cape, close to the beaches, ice cream, mini golf, arcade, batting cages, etc. we will send you all the details and suggestions after booking
- Ample parking on premises
- Fenced Backyard, with Firepit
- Gazebo with hot tub and bar lounge area.
- The kitchen has a brand-new induction range with convection oven, microwave, dishwasher and is fully stocked with condiments and other cooking essentials, such as sugar, salt, pepper, olive oil, etc. You will have utensils to cook with and serving ware, coffee/tea station, coffee maker and electric kettle. There is a casual indoor dining area on kitchen island and an outdoor deck for when you are not picnicking on the beach or dining out.
- Outdoor deck has a table and 6 chairs for dining; a gas grill, outdoor furniture with a wood firepit and outdoor shower.
- Towels are provided (included in cleaning fee) as well as soap, shampoo, Band-Aids, tissues and the likes thereof. There is a hairdryer in the bathroom cabinet and iron/ironing board in the master bedroom closet. The bathroom has a shower and bathtub.
- There are three bedrooms.
- Master Bedroom has one queen bed and a dedicated workspace.
- Second Bedroom has one full/one twin - trundle bed and has a dedicated workspace.
- Third bedroom has one twin bed.
- There is a sleeper sofa couch in the living space.
- Bed linens and pillows are included in cleaning fee. We do have one pack and play "crib" for small children and a feeding chair, just let us know if you plan to use it so we can leave extra linens.
- In the main living space there is a 50-inch TV with Basic Cable package and Roku TV streaming service. You may stream movies from our Netflix, YouTube, and Amazon account or other streaming accounts via Roku TV. We have a diverse collection of children’s and adult books as well. Wi-Fi is included.

Bed linens, pillows and towels are included in cleaning fee. It is our hope that when you stay with us, you can pack lightly and not stress over the small stuff.
Our cottage is in a great location on Mid-Cape, close to the beaches, ice cream, mini golf, arcade, batting cages, etc.

** PRIVACY **
There is a basement on property that is for storage and is not accessible to guests. Thank you.
- We respect your privacy, there are two outdoor security cameras on premises facing the parking lot. They are there for your safety.

*** RULES ***
- Please do NOT smoke or vape in the cottage, you will be charged an additional cleaning fee of $250.00 or more if you smoke inside the house. If you choose to smoke outside the cottage, please clean up after yourself.
- 1 dog (up to 60lb) maximum. * some exceptions accepted, inquire before booking. We will request you pay after booking and before stay. While we love cats, we regret that we cannot allow them due to severe allergies of other guests. No other pets allowed.
- Your dog must be leashed at all times. There is a leash law in Massachusetts.
- Guest is responsible to ensure your dog is free of fleas and ticks prior to entering the premises. Fleas and ticks can cause harmful/fatal illness to humans and pets.
- Guest is responsible for cleaning up any/all pet refuse indoor and outdoor.
- Dogs are NOT allowed on the furniture. If you do not clean up after your dog (dog hair, etc.), you will be charged an additional cleaning fee of $100.00 or more depending on the mess.
- Guests are responsible for all necessary “baby proofing” of the property. We offer a portable crib and feeding chair. Please indicate if you need one in your booking request.
- Parties are NOT allowed.
- Homeowner assumes no responsibility for any accidents, injuries or illness that may incur to persons or pets while on the premises.
-This is a quiet neighborhood and we ask that you respect "quiet time" after 9 pm. Feel free to use the outdoor amenities, but no loud music or loud noise.
- Please do not flush anything other than toilet paper (NO sanitary products, wet wipes, oils, harsh chemicals etc).
- There is a gas grill in the yard. Please turn the propane tank off when not in use.
- Person making reservations must be 25+ y/o and must stay at cottage. Sorry, we do not rent to students or guests under the age of 25 years old.
- Please turn the fireplace off when you leave the cottage.
- No flamed candles.
- No overnight visitors
- No parking on grass anytime
- Guests are required to inform us within 12 hours of check in of any concerns such as cleanliness, pests, appliances not working properly or any other issues. Cape Cod does have the typical pets such as ants, spiders, etc. We do our best to keep our cottage free of pests by using safe products indoors and outdoors, although occasionally they find their way inside.
- If anything is broken or missing, it is helpful for our guests to let us know so we can replace or fix the issue as soon as possible.
