Please be respectful to the premises and the neighbors. We will do our best to resolve any communicated issues ASAP. Use the platform to contact. Call our phone only for emergencies.

1. ID proof of the primary, booking guest is mandatory.

2. We have a low price for up to 6 guests. After there, its like an airline - just because there are empty seats, it does not mean additional guests can stay for free. Thus there is a per person per night rate for additional guests beyond 6. Revolving guests do not lower the numbers and booking must be for total number of guests + pets that will stay between 10 PM and 7 AM on any given day during the stay. Nightly price is dependent on the maximum of either actual number of guests + pets AND the number of guests + pets confirmed in the reservation within the cancellation window. Unauthorized individuals will lead to cancellation without refund.

3. Tampering with any cameras, sensors, locks, extinguishers will lead to cancelation without refund.

4. You accept responsibility for safety, actions and liability of all guests, supervision of accompanying children & pets and their following house rules.

5. No parties, smoking/vaping, marijuana/drugs, weapons. A minimum of 3 times the cleaning fee will be adjudged as a penalty. Smoking only permitted on the front verandah while adhering to the quiet times as listed below.

6. No vehicles, people and pets creating noise or light beams between between 10pm in the night and 7am in the morning. Reservation may be cancelled if this is happening beyond late check-in.

7. No conducting a business on the premises. Remote work is fine.

8. If optional physical key is provided, place it back in the lockbox. Losing it will incur a minimum 2-nightly rate penalty.

9. Commercial vehicles are not permitted.

10. No moving around of the furniture, furnishings, or sticking/nailing anything.

11. Repairing any of your damages is your responsibility or repair/replacement charge will be added.

12. We are in no ways responsible for any accidents, injuries or damages to the building or your possessions that may occur during your stay. We recommend purchasing travel insurance from third parties.

13. Indoor garbage bins are provided with bags in the kitchen and the bathrooms. If they are filled, please drop the tied bags into the large black bin in the garage.

14. Food and organic waste and oils must not be thrown into kitchen sink but collected in the small green bin provided in the kitchen. Once full, please empty that into the large green bin in the garage.

15. Bottles/packages containing drinkable liquids to be placed in the big blue bin in garage.

16. For any health and safety concern or an emergency, we are authorized to enter the property.

17. Unapproved check-out past 10 AM will incur a half-day penalty and past 12 PM will incur a full day penalty. This does not award you to stay for the additional day as this could impact other reservations.

18. Please close and lock all windows and doors, close all lights, switch off large appliances and disconnect small appliances when you leave the property.

19. Additional cleaning charges may be assessed if the house is left unusually messy and unorderly.

20. Only 1 dog (less than 30 pounds) can be added at the time of the booking which will add the pet fee to the total price. If a pet is at the house after not having been pre-informed before check-in, a penalty of double the pet fee per pet will be adjudged.

Decent house in a nice west end neighborhood. There are not allot of great options in the Edmonton area and this is one of the better places we have stayed when visiting family in Edmonton.

Great Space for Family Gathering

Ping Pong and Sing Song

Stayed with my brothers and our partners/older children. Great to have so much room and everyone could have their own bed. We really enjoyed the ping pong table and brought our guitars so we could have a family sing a long while we were there. In a very nice neighbourhood as well, and it was nice having the heated garage during our winter stay in Edmonton. Thank you, Abhay!

Excellent Stay!

We had a great stay here! Everything was as shown and better. It was clean the layout was great! It was close to everything we needed. As we were having a family reunion I brought pans and larger pots. Well no need for it, the house is very well stocked, it had everything we needed. My husband was impressed with the BBQ he cooked 11 sirloin steaks on it! Abhay was wonderful, very accommodating as we have family living there we had them for supper and even they were impressed. The older kids loved the downstairs and were there a lot. I can't find any fault with this home. My husband and I will definitely book with Abhay again! Thanks for a great stay!

The Best Place I’ve Ever Stayed

Abhay was incredible, and the property was truly amazing. My friends and I have stayed in Edmonton every January and June marking diplomas. Abhay’s place is by far the best in which we’ve ever stayed. There is so much space, and everything was so clean. The beds were so comfortable. Whenever we messaged Abhay, he was so quick to respond. Incredibly kind and accommodating, Abhay made the week wonderful. I will definitely be recommending Abhay and his property to anyone I know going to Edmonton. Reading Break Journey

The house locates in a quiet neighborhood. 15-mins driving to the famous West Edmonton Mall. The garage has enough space to park two SUVs and there’s a heater running over night. The house is large and clean. The Master Bedroom and a normal bedroom are in upstairs, and the rest three normal bedrooms are in downstairs. I will say, living 10 people in the house is the minimum, there are several sofa beds for extra 4-6 people. The house is very warm even the outside is -27C degrees. The owner is very nice, he didn’t charge us for breaking two wine glasses. The overall living experience is wonderful.

There are 7 of us ladies who have been friends for over 40 years. We try and get together every year. Two in our group have mobility issues so using the garage stairs was very helpful. Great Location, Spacious, and Well-equipped

We stayed at this house with our children, their significant others and our 2 year old grandchild. The primary bedroom is like a mini suite, with a jacuzzi tub. We were pleasantlysurprised to find a pack and play in the closet as well. There was no need to pack ours. All the beds were comfortable, and the rooms were nicely situated near the three bathrooms the house offers. The kitchen is well- equipped including an air-fryer, toaster, and coffee maker (drip and Keurig).The dishwasher is great for quick clean up after meals. Downstairs, the ping pong table, bluetooth karaoke stand and the extra TV provided hours of entertainment. The house is close to everything you need, including grocery stores and restaurants. The nearby ravine offers great places to walk or hike. We would love to stay here again!

Amazing property and stay!

Abhay was the best host! He was very responsive to messages from the time I originally asked questions, to booking, during and after our stay. The house is amazing! Great amenities. We stayed with 2 young children and the space to ourselves was perfect. Lots of room for everyone. The kids loved the big tub in the master bedroom. Heated garage for the truck was awesome! The house is in a super convenient location to get to WEM and there is a grocery store and convenience store close by. This was our first VRBO booking and stay and I will definitely be booking again for future trips. If I’m ever in Edmonton again I will be booking Abhay’s house! Thanks again Abhay for a great stay!

Amazing stay

Great quiet neighbourhood, beautiful home with ample space both upstairs and downstairs, master bedroom is absolutely gorgeous, I could keep going about this home it’s stunning. Abhay was an amazing host with quick response time and did everything in his power for us to have a great time. Will book again.
