Neighborhood description
Apache Oaks is a wonderful neighborhood with a lot to offer. There are several restaurants & drive-thru options nearby. H-E-B, LA Fitness, Sonic, Andy's Frozen Custard, Torchy's Tacos, Schlotzskys, and much more are all a couple minutes away. The Dell Diamond, home to the Round Rock Express minor league baseball team is just down the road as well as Kalahari Resorts & Indoor Waterpark. You do not have to stay at the resort to enjoy their amenities, which range from arcades, restaurants, piano bars, live music and an indoor waterpark voted the coolest in the world.

Cancellation policy
Firm: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

Policies & House Rules:

- No parties or events allowed unless approved by the host. These are cause for eviction with no refund. Please be respectful of the neighbors at all times. The property is outfitted with noise alert monitoring system to ensure that neighborhood noise and occupancy levels are respected. The city noise ordinance laws are applicable with up to $2000 fine charged to the credit card on file. Occupancy is limited at all times during your stay to the maximum 'sleeps' number stated in the listing. No fireworks, candles, or fires are permitted on this property.

-You must register all guest staying on the property prior to check in. Do not invite additional people to the home that are not registered guests. If it is discovered there are additional guests at the property, you could be charged up to $500 or asked to leave the property.

-Decorations and Signs. No Confetti, glitter, paint, staples, tacks, or nails may be used, our housekeeper charges extra for this. Use wall-safe tape and remove or extra charge. All decorations and signs must be approved by the Owner before installation and such approval may be withheld at the Owner’s sole and absolute discretion.

- Non-smoking residence; Smoking (including vaping/e-cigarettes) is not permitted anywhere inside our homes. This is a family friendly property and there will be a $300 smoking fine if any evidence of smoking in the home or on the premises is discovered.

- We have a Nest Thermostat that's set to be adjustable from 70-80 degrees to keep within the Eco-friendly guidelines. We can make limited adjustments upon request.

- Must be at least 25 years old to reserve home.

- City & State taxes, in addition to cleaning fee and standard Property Damage Protection Policy will be added to all reservation rates.

- For the safety of our guests, exterior property is under 24/7 video surveillance and electronic monitoring equipment is in place to audit noise levels. Round Rock ordinance for sound levels is 80 decibels 10am-10pm Sun-Thurs and 10am-midnight Fri & Sat. Outside of those times the decibel limit is 60. Please be respectful of our neighbors. If you exceed the limits, we will reach out first and request you keep the volume down. Repeated offenses could result in fines or eviction.

-You may not exceed this property's maximum occupancy at any point during your stay. This will be cause for eviction with no refund.

*Note $75 fee for pool heating per night. Spa heating. $50 good for the entire stay. We make every attempt to ensure that the spa is in service, and ready for your arrival. However, there are times when the spa is out of service due to circumstances beyond our control. There will be no refund if spa is not in service when you arrive. Please confirm with the host if you are booking for this amenity to ensure its in operation.

- The pool is cleaned every Monday. Despite our best efforts to keep the pool clean, leaves and debris may end up on the surface. This will not be cause for refund. Please do not enter the pool equipment area or adjust any of the pool equipment. Contact your host to access this amenity. No glass in pool area. Broken glass in pool or adjusting pool equipment will result in additional charges. Applicable to removal charges and downtime caused by the repair or maintenance required to remove the glass. No diving, no running, and eating is allowed on the pool deck.

- This home has a pool table for our guests to enjoy. Please keep food and drinks off the table. No standing, sitting, or dancing on the pool table. Do not try to move the table as this could damage the seams for the slate. No jump shots allowed. Damage to table or felt will result in additional charges to repair. Note** Children under 15 should be supervised while playing.

- We have pest control treat our homes every other month. There may be an occasional pest that finds its way inside - this will not be cause for a refund.

- Please consider investing in travel insurance. It is impossible for hosts to make refund assurances for every possible scenario, so it is recommended that guests consider purchasing a travelers insurance benefit in order to protect your plans in the event of extenuating circumstances. If you have been diagnosed, medical record confirmation will allow you to file a claim for travel related losses with your travel insurance provider.

Permitted Use: You and any guests shall use the property for legal purposes only. Any other use, such as but not limited to, illegal drugs, abuse of any person, harboring fugitives, etc., is explicitly prohibited and shall cause for termination of this agreement with no refunds.


We kindly ask for your cooperation in maintaining a clean and pleasant environment for everyone. Here are a few guidelines to follow:

Proper Disposal of Trash: Please ensure that all trash is securely tied in bags before placing it in the designated trash bins. Remember, trash should not be placed in the recycling bins.

Avoid Additional Fees: Improper disposal of trash, including using a neighbor's trash or recycling bin, will result in a $50 fee to cover the cost of cleaning.

Handling Excess Trash: If you have excess trash, please use the black industrial bags provided under the sink. Place these bags next to the trash can and recycling bin.

Dishware: Before you leave, please either clean all dishes or load them into the dishwasher and start it.

Your attention to these details helps us maintain a clean and comfortable living space for everyone. Thank you for your cooperation!

- Check-in time is 4pm; Check-out time is 11am. We charge a $25 early in check in/late check out. If extensive cleaning is required by the maids beyond what would reasonably be expected an additional $200 cleaning fee will be charged.
