This property has special local compliance requirements, which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $49 for stays up to 10 nights, with an additional $3 per day for stays longer than 10 nights. Damage waiver purchases are optional.
To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. LIMITED OCCUPANCY: Occupancy is limited to a maximum of 5 individuals. If the Owner determines this policy has been violated, the Owner reserves the right to expel the entire party without refund.
2. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (e.g., fireworks), or create inconvenience for neighbors, nor shall they use the premises for any unlawful purposes.
3. CARE OF PREMISES/DAMAGES:
ONLY TWO PETS ALLOWED We only accept dogs at this time. 50lbs or less 2 dog MAX. Pet fee applies. If bringing your furry friend, please clean up after their waste. No animals are to be left inside the unit alone, and are not allowed on the furniture. If left inside alone, the animal must be crated. (not supplied) . There is also $100.00 nonrefundable fee per pet per stay.
NO SMOKING PERMITTED IN THE HOUSE. Any violation will result in automatic eviction and forfeiture of both the deposit and rent. The Renter agrees to compensate the Owner for any damages to furnishings, household items, or the pool that occur during their stay. This includes any additional cleaning fees exceeding $100 incurred due to the Renter's occupancy.
4. OWNER'S RIGHTS: If the conditions and limitations of this agreement are not met, the Owner reserves the right to cancel the agreement and may enter the property by statutory proceedings or force to inspect the property and ensure the Renter has vacated. All payments made by the Renter shall be forfeited as liquidated damages.
5. INDEMNITY CLAUSE: The Renter agrees to indemnify and hold the Owner harmless from all claims, including those from third parties, arising from or related to Renter’s use of the property or any personal property provided. The Renter assumes all risks of injury or loss related to any recreational activities, including the use of the private swimming pool, and will hold the Owner harmless.
6. NO SUBLETTING: The Renter may not sublet or assign this lease, in whole or part, without the prior written consent of the Owner.
7. REPAIRS AND MAINTENANCE: The property is rented with the Owner's furniture and furnishings. The Owner is not responsible for providing additional furnishings or equipment. The Renter must report any maintenance issues immediately. The Owner will make reasonable efforts to repair or replace faulty equipment but cannot guarantee all equipment will function properly at all times. No rate adjustments or refunds will be made for equipment or appliance failures.
8. CANCELLATIONS: We understand that plans can change. Please review our cancellation policy below: • Full Refund: Guests may cancel for a full refund if the cancellation is made at least 30 days prior to the check-in date. • Grace Period: Guests who cancel within 48 hours of booking are eligible for a full refund, provided the cancellation occurs at least 14 days before check-in. • Partial Refund: Cancellations made between 7 and 30 days before check-in will receive a 50% refund for all nights. • No Refund: Cancellations made less than 7 days before check-in are non-refundable.
Travel Insurance Recommendation
We strongly encourage guests to purchase travel insurance. This provides protection in case of unexpected events such as illness, flight cancellations, or other emergencies that may affect your travel plans. Travel insurance can help recover costs that fall outside the scope of our cancellation policy.
9. PARKING: You may park 2 cars in the driveway, and there is additional parking on the street.
CHECK-OUT PROCEDURES: Turn off all lights and lock all doors.
CHECK-OUT TIME: No later than 10 am. Additional time can be purchased on your Happy Guest page.
All furniture must be returned to its original location.
Please take the trash to the can before leaving. (This prevents ants.)
Remove all food items from the refrigerator and pantry/cabinets.
Place all dishes, utensils, etc., in the dishwasher and start the cycle before departure.

Great Getaway!
The house was perfect for our family! We enjoyed the peace and quiet and had a great time! Communication was wonderful and the owners were always quick to reply. Would definitely stay here again!

We had a wonderful time at the Coastal Crab! The house was just as advertised. The communication with the owners was top notch! The house was very clean and comfortable, the beds were great! The house was conveniently located a couple of miles from the beach. We would recommend this home to anyone.

A great place to Stay
Overall the home was very clean , neat, and orderly. You feel welcomed just as soon as you walk in. The house itself is perfect for a small group like we had. I will definitely consider staying again when we have plans on visiting that area again.
For a few grouo of Friends, a small Family, or a husband&wife getaway I would highly recommend staying here.

Great Stay
This newly (and beautifully) renovated house was perfect for our fishing trip. The beds have amazing new memory foam mattresses. The furniture is very comfortable. The air conditioning is cold and can me modified for each room. The kitchen is well stocked with all brand new gear and everything you need. Communication with the homeowners is prompt and very friendly. You'll enjoy your trip here.

We stayed for a small weekend getaway for my birthday. Property was perfect size for us, as it was just my husband and son. It had everything we needed aside from food. They did however provide small snacks which was a plus. Check in process was fairly simple as the host utilizes an online check in process through another website. That was easy to manage and communicate through as well. When we arrived the house was clean and the host left a small welcome bag with some much needed insect repellent wipes. I loved the personal touch! The boys enjoyed the street fighter game! The grill and outside area is very nice and we were able to enjoy dinner and drinks out on the patio in the evening. Home is close to fishing areas. Just be mindful when packing supplies as there are not many stores around the immediate area. There was an HEB and Walmart in Bay city which was about 20-30 mins away. Would highly recommend this property for a small family/couples/small group.
