1925 Craftsman | Hot Tub | Sleeps 10 | Mins to DT

La Casa Verde is a 1925 Craftsman in Dignowity Hill, just east of downtown San Antonio. The restoration took a year, and we were deliberate about what stayed. The pine floors, wood windows, doors and trim, and the exposed shiplap are all original. Even the tile and grout colors were picked to sit right with the age of the house. Everything behind the walls is new.

At 2,425 square feet with 4 bedrooms and 3 full baths, there`s real room to spread out. The living and dining area is open, so nobody ends up stranded in another room while everyone else is together. Out back, the deck and the hot tub are where most of our guests end up spending their evenings. Sleeps 10 across 5 queen beds.

DOWNSTAIRS

Master Bedroom
Off the back of the house with its own bath and direct access to the deck and laundry room, which is handy if you`re the first one up.

All three bathrooms are stocked with shampoo, conditioner, and body wash.

OUTSIDE

The 600 square foot deck runs along the back of the house, with the hot tub tucked under a gazebo at one end. The lot is a fully fenced quarter acre on a corner, so there`s grass for the kids and the dog and you`re not looking into anyone`s windows. The covered front porch is the other good sitting spot, especially in the morning.

Please note that any violation of these rules may result in immediate termination of the stay without refund.

1. No Pets: Pets are not allowed.
2. No Smoking or Vaping: Smoking, vaping, and illegal substances are prohibited. Violations will incur a $300 fine and cleaning fees.
3. No Parties or Events: We strive to maintain a peaceful environment.
4. Respect the Neighborhood: Quiet hours begin at 10 PM. Please be mindful of noise.
5. Thermostat Use: Keep the thermostat at or above 70°F during summer months to avoid strain on the system.
6. Garbage Disposal: Place all garbage in wastebaskets provided. If full, please tie bags and dispose of them in the outdoor bins.
7. Damage Reporting: Report any damage immediately. Unreported broken or missing items may result in additional charges.
8. Check-Out Time: Check-out is at 11 AM. Late check-outs must be pre-approved by 5 PM the day before and may incur additional fees.

Safety Requirements and Precautions

1. Not Childproofed: Please supervise children at all times.
2. No Fireplace Use: The wood-burning fireplace is not in use. A propane firepit is available outside (propane not provided).
3. Open Flames: No open flames or candles inside the property.
4. Personal Responsibility: The homeowner is not responsible for injuries or lost/stolen items. Take caution and secure belongings.
5. Ring Alarm System: The property includes a Ring alarm system, accessible with the same entry code.
6. No Weapons: Firearms and weapons are prohibited.
7. Pest Control: Regular treatments are conducted to prevent pests. Sightings may still occur but are infrequent.
8. Emergency Services: In case of emergency, dial 911. The first aid kit and fire extinguisher are located under the kitchen sink.

Hot Tub Rules

Your safety and enjoyment are our priority. Please follow these hot tub guidelines:
1. Usage at Your Own Risk: All hot tub use is at your discretion.
2. Cleanliness: Shower before use to remove oils, makeup, and lotions.
3. Swimwear Required: Appropriate swimwear is mandatory.
4. Water Level: Do not drain water; low levels may damage the equipment, resulting in a repair fee.
5. Capacity Limit: Maximum of six people at a time.
6. Supervision for Minors: Children under 13 are not allowed; those under 18 require adult supervision.
7. Health Considerations: Pregnant women and individuals with certain health conditions should not use the hot tub.
8. Prohibited Items: No glass, food, pets, or smoking near the hot tub.
9. Avoid Solo Use: Never use the hot tub alone.
10. Cool-Off Periods: Limit sessions to 15 minutes and allow for cool-off breaks.
11. Please turn off jets and cover the hot tub after each use to maintain water quality.

Hot Tub Waiver

By using the hot tub, you assume all risk, responsibility, and liability for any accidents, injuries, or damages arising from its use. The property owner is not liable for any injuries, property damage, or death resulting from the hot tub. Conditions:

1. Guests agree to use the hot tub responsibly and keep it covered when not in use.
2. The guest assumes all risks associated with the hot tub, including drowning, slipping, or other injuries.
3. Should the water be contaminated with food, beverages, or foreign substances, a cleaning fee of $200 will be assessed for draining, refilling, and sanitizing the hot tub.

By booking and using the hot tub, you acknowledge and accept these terms. This waiver releases the property owner from any liability, including for negligence, and applies to all guests and visitors during your stay.
