The Bluffs Condo is conveniently situated up the hill from Lake Taneycomo, featuring a lovely screened-in porch perfect for savoring your morning coffee or enjoying an evening game.

A microwave and toaster add convenience for quick meals, while a mixer and blender are perfect for whipping up smoothies or baking. For coffee lovers, a regular coffee maker is at your disposal, and the refrigerator provides ample space for groceries and leftovers.
In the dining room, the atmosphere is inviting, making it a great space for shared meals and gatherings.
The living room offers a comfortable sofa sleeper, ideal for relaxing or accommodating extra guests. With Wi-Fi internet access and cable TV, you can stay connected and entertained. A Roku and Blu-ray player provide additional options for movie nights.
The laundry room features a washer and dryer.

Pets must be approved by management prior to arrival. Pets must be fully potty-trained and are not allowed on the furniture or on our blankets, sheets, towels or on any of our linens. Pets must be crated at all times when no guests are present. Being able to bring your pet(s) with you to the property is an extra privilege, but is an extra responsibility as well. Any messes made must be thoroughly cleaned up by the guests. If extra cleaning is required to clean up messes left by pets, you agree to be charged extra money to cover the costs.
To enhance the safety and security of all guests and to protect the property, a doorbell camera has been installed outside at the front entrance. The guests acknowledge this and agree to refrain from interfering with the camera's ability to capture footage.
The fireplace cannot be used per association rules.
As a standard disclaimer for all our properties, we would like to inform you that our condo is located in a community and state where the use of cigarettes, cigars, and marijuana is permitted. Smoking indoors at our property is not permitted; this includes, but is not limited to, smoking for medicinal purposes. While we make every effort to maintain a clean and pleasant environment, please note that, although we do not imply the presence of any odors, there is a possibility that residual odors from these substances may be present in the unit during the dates that you stay, potentially due to neighboring units or previous guests who did not comply with our rules.
Pointe Royale (POA) is quite strict when it comes to parking, especially trailers and anything that takes up more than one standard parking space (18 ft x 8.5 ft). They watch for parking violations and impose fines and impound vehicles/trailers that violate the rules. You agree to be charged for all such expenses incurred. So, let us know if you are wanting to bring 3 or more vehicles, or any trailers, RVs, or anything that takes up more than one standard parking space so that we can make sure everything goes smoothly.
Boats, trailers, and recreational vehicles are not allowed at Pointe Royale. Boat parking is at Branson Boat Storage and is located on the other side of Hwy 165 straight across from Pointe Royale Resort. They do charge for boat and other recreational vehicles.

Kim, the owner, was very responsive and helpful in booking our accommodations very close to our stay. The condo was clean and comfortable. It was also very well stocked with all the necessities for cooking. We greatly enjoyed our stay!

Yes as you could probably tell from the pictures when you booked that the condo hasn't been updated in awhile.
We really keep this condo booked very well and have for years. Can't beat the price.

Excellent property
Property was ideal for 4 adults. The screened porch was our go to for morning coffee and evening wind down time.The only problem was the parking. Apparently one unit parked 3 cars in the limited area.

The condo needed lots of updates. Master whirlpool tub drained very very slow. Also had mildew on the mat. You stood in water while showering. We ran out of soft soap in master bath and had to borrow from the other bath. Other items were scarce. Base boards were very dirty. So was ceiling vents in a few rooms. Table was wobbly. We were required to wash towels and also dry if time permitted. Also all dishes, and take out trash which we did. No problem, we always do that. The thing that bothered me the most and prompted me to even leave a review was I forgot a hanger with several nice pull overs on it. When I reported it missing. I was told the cleaning crew didn’t report finding anything. Really ? We checked out 1 day early because we were miserable. Yes I just noticed the shirts missing and it’s been a couple weeks but I knew exactly where I left them when I realized they were missing. We NEVER leave items behind. We were just in a hurry to get gone. So we were out a night stay (which was our choice) and 200 worth of pull overs. My first & last stay here.

Firstly, we want to acknowledge that our condo may not have met your expectations in terms of modernity. We understand that you had seen pictures of the condo before booking, and we apologize if it did not match your vision of a modern space. However, we strive to provide a clean, comfortable, and well-maintained home for our guests, and we hope that you were able to appreciate the condo's charm despite its age.
Regarding the slow drain issue, we regret that you did not contact us about it during your stay or immediately after your checkout. If you had reached out to us, we would have been happy to send someone to fix it promptly. Unfortunately, we only found out about the issue through your review, and we could have resolved it much sooner if we had been notified earlier.
Additionally, we were surprised to hear that some of your clothes went missing during your stay. We take pride in our attention to detail and cleanliness, and it's possible that we may have overlooked some items. However, we didn't receive any notification about the missing clothes until about two weeks after your checkout, and by that time, we had already had several new bookings. We understand that this was an inconvenience for you, and we apologize for any distress caused.

First Time Vrbo User - Disappointed!!!
If an item is left and you want it back, dont expect it!! Their Thieves!! A stupid fee to just mail it plus shipping & handling. Kim Bollinger/Housekeeper ghosted us & we reported it stollen. Wont ever use this person again! WAY OVER PRICED!!! Outdated decor. It was like the owner inherited their Grandparents home and they turned into a Vrbo. A couple of perfect chilly nights and we were greeted w/ a sign on fireplace saying "Do not use by owner's request" but used as one of the feature photos, uncomfortable master bed, nasty stained bottom jacuzzi tub we we're excited over, but refused to use it. Another featured photo, shower above Jacuzzi tub was in odd place making taking a shower wierd. There was no accommodation for a handicapped or short person to get in/out of that jacuzzi tub to take a shower. Didnt get brand new/sealed tolietries. Power went out on last day of our stay for several hours ruining our last night(no emergency materials i.e. candles), property manager was clueless & not helpful, Overall, the place is only kept clean enough for appearance. We're thankful I brought my own sheets to cover master bed/pillows. Most annoying part, all light switches were stupid & not connected right! The best part of stay was the screened patio & comfortable seating on it. A (2) night stay for this condo was VERY disappointing.

First of all we never ghosted you so that is untrue. I and my housekeeping supervisor have our conversations with you saved on our phones to confirm that we didn't ghost you.
I had told you to contact my housekeeping supervisor regarding the item that you left behind. You contacted my housekeeping supervisor and she told you she had found your purse and put it in the locked closet. Then I told you that there is a trip fee and shipping fee to mail it and you demanded I mail it priority and didn't offer to pay for it before mailing it. We even text and emailed you as we do all our guests, a reminder to not forget any of your personal belongings before checkout.
I don't understand why you even booked our condo if it was overpriced and you didn't like the pictures of the condo.
As far as the fireplace goes the association does not allow vacation rentals to use it due to safety issues and there was a fire at one of the condos a couple years back. The only reason the fireplace is in the pictures is because it is part of the living room and we want guests to see there is a tv and see the whole room.
You mentioned the shower and jacuzzi tub being stained. We ask our guests to report any cleaning and or maintenance issues they might find within 24 hours of arrival. I never heard anything about any of the things you mentioned above until your review.
You never requested to have a handicap shower and the pictures clearly show it isn't one.
Not sure what you mean by the light switches exactly.
The whole area had a power outage which was out of my control and we don't leave candles in the condo's due to safety issues/fires.
I am glad you liked the nice screened in porch though.
I gave you a nice review because you left the condo in decent shape. I thought everything was good because the only complaint I had from you during your stay was about the power in the area was out which is out of my control.
I have to say I was really surprised to hear all of this in your review.

The location was good, parking not so great. We love that It was pet friendly. It was very spacious the beds were very hard and uncomfortable. Kitchen was good and equipped. We liked the place, just some minor inconveniences and needs some updating on the toilets. Would we stay here again? Yes forsure.
