All guests are required to review and sign our rental agreement prior to check-in. This helps protect both guests and our home, ensuring a smooth and worry-free stay.

🎯 LOST & FOUND
Please note we are not responsible for personal items left behind. We recommend double checking the property before departure. Forgotten items will be stored for 7 days, after which they will be donated or discarded. Any pickup or delivery of these items will incur a shipping and admin fee.

📭 MAIL & PARCELS
This property does not include mailbox access. Please do not use the address for mail delivery. For postal needs, consider renting a P.O. box at a local post office. For parcels, arrange door drop-off or depot pick-up. We are unable to retrieve or manage mail or packages for guests.

★ This is a NON-PARTY home. If we discover an unauthorized party / event happening at the property the booking will be immediately cancelled and no refunds shall be given.

★ Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit.

★ Smoking, vaping, e-cigarettes, hookah, and incense are strictly prohibited in the property.

★ Glitter, confetti, and streamers are not permitted on the property.

★ Please return the garage door opener - a $150 fee will be charged if needed to be replaced.

★ All guests must be declared on the reservation. Any additional guests that arrive without permission will be vacated off the property for trespassing. Any unregistered guests will be charged a $50 additional guest fee per person.

★ Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.

★ If the property is not vacated by 10 AM, a late check-out fee of $50 will be applied for each additional 30 minutes.

★ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.

We had a great stay at Justin and Angela’s place. The house was clean and bright . The beds were comfy and sheets were soft. The house had cute , thoughtful amenities and the hosts were helpful. I would definitely stay here again.

Great New Clean Family Friendly

Great space with 4 bedrooms and 3 full bathrooms. Very clean. Exactly as advertised. Location is right on edge of the city so expect to spend an extra 10 mins driving from other places closer to things. However the place is worth it. We would stay here again.

We held our team building retreat at the BoHo Modern Retreat and it was exactly what we needed with easy access in and out from those joining from YEG or those driving up from south of Edmonton. The beds were comfy, the kitchen was stocked and we appreciated the space very much. Thank you!

This property is excellent. Beautifully decorated, with everything you may need for a comfortable stay. High end appliances and plenty of dishes, good quality cooking utensils, king bed, spotless clean and the best of all - an extremely easy and chore free check out process. Communication with the hosts was seamless, check-in, instructions and check-out process extremely easy and well set up. And the price was a dream. It is really worth it to stay here. Fully recommended.

Great Spot for a snowy winter writing retreat

I picked this property for its perfect cleanliness rating because I have impossible standards. This is a cozy little house on the outskirts of town where myself and three colleagues/friends held a weekend writing retreat. Having four bedrooms was great as it ensured everyone had a room. The rooms are all comfortably furnished and it was great to have the big window to look at the snowfall as we wrote in the dining room. The kitchen is equipped with everything you can want and the hosts are very communicative, making this an easy check in/check out process. I'm looking forward to booking more retreats for us here in the future.

Trip to Edmonton to see family

Came to Edmonton with my mom and my sister to visit family. The house is super clean, the check in process was simple and easy. The owners thought of the little things, which was such a special touch! They have coffee, creamer, tea, and hot chocolate available. There were lots of towels for everyone, as well as toiletries in case you forget anything. We definitely enjoyed our stay and would recommend the place. Be mindful though that it is not a party house, and noise after 10pm is not tolerated. Likely the best place I have rented, and way better than a hotel!
