Park Model Avail in 55+ Active comm

You can't please everyone I suppose, this tenant has unrealistic expectations for park model rentals. My husband and I (both professionals & academics) purchased this unit for my mother and it is super cute, and professionally cleaned after each use. We have five other rental properties and have managed them in nothing less than an excellent manner. This park model is furnished, in a park where a lifestyle is purchased. Social gatherings and activities are the major desires to be there. The nightly fee is $78.00 and perhaps this guest hasn't traveled much to understand the cost of a stay in a lower end hotel. To address the false allegations about the electric and plumbing problems, this unit (as many others in the park) is older and a small water leak under the sink as well as under the commode were addressed as soon as it was brought to our attention by this guest. If a guest in a hotel alerts the front desk of an issue, one would hope the appropriate service person would be called immediately. We have a right to attempt avoiding further water damage, and this guest expressed the small leaks needed repairing right away. Now she is complaining about our attempts to resolve the matter. I am a contractor and have access to several reliable handymen, and when I alerted her they were immediately available to rectify the leaks. She did a 180 degree turn and became uncooperative to allow access asking we wait a month to fix these items. I then informed her of my rights as an owner in the state of AZ. Yes this and most units in this park are older, yet the interior is very comfortable with newer furniture and we have had only good comments from those who stayed there. The Ac is new, the hot water heater is new, master bed was new when they arrived and whatever they asked for I produced. The electric issue she is referring to is a light bulb over the shower which needed changing and declined the service man's attempt to replace it, costing me another service call for him to return at a later date. These guests and all guests have immediate access to myself for all needs and we were very accommodating. The property had a grill which she was not pleased with due to the cooking surface being more like a teppan grill. She asked for a different BBQ grill so I purchased one and they offered to assemble it. She then was insistent I pay for the propane.
