456 Waterway Home is a 3-bedroom/2-bathroom, pet-friendly pool home that rests on the gorgeous intercoastal waterway. This is an extremely well-appointed vacation spot giving its guests everything they need to have fun and relax while on vacation. It all starts as you pull into the horseshoe driveway surrounded by beautiful mature Florida landscaping. As you enter you are met with a long wall of sliding glass doors leading to the pool and dock. The kitchen has stainless steel appliances, a coffee bar along with a juicer, and an island with barstools so everyone can sit and chat while beverages are being made or dinner is being created. Very comfy living room chairs and a large sectional are perfect for lounging at the day's end to watch a movie on the big screen TV. All 3 of the bedrooms are made up with tropical decor and a TV in each. The outdoor oasis is where most of your time will be spent if you're not at the nearby Indian Rocks Beach. You will have a beautiful heated pool along with pool toys & floaties, sun loungers, a fire pit, and an outdoor dining area. There are chairs out on the dock to just sit and enjoy being on the water. There are fishing poles in the garage and the dock is set up with a cleaning station!! No need for a rental car while on vacation at this home. An Uber ride will get you there and a golf cart (which is provided upon signing a waiver), or the Suncoast Trolley.
Kitchen: Stainless steel refrigerator, stove/oven, dishwasher, microwave, toaster oven, 4 slice toaster, blender, coffee station with coffee maker & Kuerig, dish hutch, island with 3 barstools, ceiling fan, sliding door to the pool area. Basic dishes, cookware, and utensils are also provided. Basic spices and cooking oil are not always available.
Dining Room: Round table with 6 chairs, hutch, and sliding glass door to the pool area.
Living Room: Large sectional with pull-out Queen sleeper, 2 chairs with large ottoman, large TV, console table, corner reading chair, entryway table, and ceiling fan.
Bedroom #1: The master bedroom has a King-size bed, 2 bedside tables, a dresser, a hutch, a TV, a ceiling fan, a sliding door to the pool, and an en-suite bathroom.
Bathroom #1 (En-suite): Single vanity and walk-in shower. No tub.
Bedroom #2: Queen-size bed, dresser, TV, 2 bedside tables, and a ceiling fan.
Bathroom #2: Double vanity with walk-in shower. No tub.
Bedroom #3: 2 sets of twin-over-full bunk beds w/ ladders, dresser and cabinet, TV, and ceiling fan.
Garage: Washer & dryer, 6-seat golf cart (access provided upon signing a waiver), and fishing poles.
Outdoor Oasis: Heated pool, fire pit, gas grill, 4 sun loungers with 2 small tables, dining table with 6 chairs, 2 bench style chairs on the dock along with the fish cleaning station, 2 tandem kayaks and 2 stand up paddleboards.
* The dock is available to tie a boat to, but the lifts are unavailable for guest use.

House Rules:
1. No smoking/vaping in the unit. No illegal substances on the premises.
2. No parties or events.
3. No unauthorized pets. Please notify management of any service animals.
4. You are vacationing in a residential area, please be mindful of noise during all hours. Quiet hours start at 10pm and you must adhere to local noise ordinance.
5. Rinse off and return any and all beach equipment at the end of each day. Do not leave equipment out overnight.
6. Dock lifts are unavailable for guest use, though a boat can be tied to the dock.
Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.
Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request a pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.
Pool Heating: When the pool heater is turned on, the temperature is typically set to 85 degrees unless otherwise stated in the listing. This is an electric pool heater, so please note that when outside temperatures reach 60 degrees or lower, a pool heater cannot always heat the pool completely to temperature. By booking this property, you understand that pool temperatures cannot be guaranteed when outside temperatures are too cold.
Golf Cart Policy: Guests must sign a safety and liability waiver before driving the golf cart. If a waiver is not completed, access instructions cannot be provided.
Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.
Pet Policy: We can accept 1 small dog ONLY that weighs 35 pounds or less in this rental. A non-refundable pet fee of $175 + tax is required. Cats are not allowed. Requests for larger dogs must be submitted and approved by management. Pet must be on a leash at all times when outside of the unit; is not allowed onto the furniture, sand, beach, pool area, or pool. Pet must not bother any surrounding guests and pet waste MUST be picked up by the pet owner.
Parking: This property can park 6-8 cars in the driveway depending on the size of the vehicles.

The quaint town of Indian Rocks Beach (IRB) has a nice array of local restaurants, retail, and sweet shops. The home is close to Casa Italia, Guppy's On the Beach, Cafe De Paris Bakery, Gulf Waves Grill, Keegan's Seafood Grille, Chicago Jaqx, TJ's Italian Cafe, beach shops, and a salon. Brown Park is nearby and has a playground, basketball court, tennis court, and a covered picnic area. The Indian Rocks Library is located beyond Kolb Park which is a sports park and playground. Splash Harbor Water Park on the south end of IRB offers a great place to have fun and cool off in the lazy river.
The surrounding local area has some great day trips: Florida Botanical Gardens in Largo featuring holiday lights late Nov-Jan,1st, John's Pass Village and Boardwalk, Tampa Lowry Zoo, Florida Aquarium, Clearwater Aquarium, Sunken Gardens, Dinosaur World, Children's Museums. Enjoy a Tampa Bay Rays game at Tropicana Field, a Buccaneers Football game in Tampa, or check out some of the pro baseball teams during their local Spring Training, also Disney World and Downtown Disney are just two hours away.
