The Modern Retreat V Puerto Vallarta

Amazing views on the Mountainside in Upper Amapas just minutes from the Romantica Zone and much more. The spacious 2 bedroom 2 bathroom condo with over 2000 square feet of indoor and outdoor living. The condo is nicely decorated and a lovely place to spend time relaxing in beautiful Puerto Vallarta.

Walk out your patio to the lovely pool area and manicured landscaping that is beautiful year round. The main pool just outside has plenty if lounge chairs to enjoy a day in the sun. There are 3 pools on property, one heated during the winter months. There is a common area in front of main pool to sit and enjoy the wonderful outdoors and the amazing weather.

There is 24 hour security and you must check in with them upon arrival to provide and fill out guest information for the stay. Visitors will not be allowed in premises unless I have pre approved with condo management 7 days prior to your arrival. No more than 2 additional guest will be allowed at anytime.

Pool Hours are from 9:00AM to 10:00PM

Minimum Booking Age is 25 years old

No Smoking in rental, no unapproved visitors, all visitors to the rental must have prior approval or will not be allowed to enter the grounds. No pets of any kind are allowed in rental. The gym is for owners and joint owners ONLY. We do not currently have a gym for guests to use.

All guest must be registered prior to check in. If you fail to pre-register a guest you must do so immediately prior to allowing them onto the premises. The maximum overnight registered guest is (4) unless given prior authorization and minimum age for the person booking is 25 years of age.

In order to book the rental I do require a list of overnight quest including there names prior to check in and any expected guest that will be visiting during your stay. The maximum visiting guest is (2) and there are no nighttime visitors allowed after quiet time. You must give the host Kevin the visiting guest information prior to arrival so that the Condo Management will have them listed and approved.

Quiet Time is 11:00PM to 9:00AM Daily

No Parties or events allowed on the premises. Violators agree to forfeit the security deposit of $1000.00 and may be held accountable for additional fees for excessive cleaning and any damage done from violating the condo rules.

Trash bins are down the hall across from the elevators please dispose of any trash and do not leave outside in the hall.

Please allow the Air Conditioning to run in following program. The systems are older and seem to freeze up when put lower for extended periods so low settings in Air-conditioning is No Lower than 72 degrees. Please allow to follow program where it goes to 74 degrees during day and cooler at night at 72 degrees.

We may need to make access into the inside of the rental for maintenance, pest control or other reasons and will try not to disturb you but will let you know always prior to arrival. But emergencies can arise and we do have the rights in these circumstances to make entry if needed.

We want to also to inform you, we are a short term rental not to get confused with a condo rental lease. We only allow guest to bring travel type necessities and personal belongings. That basically means suitcases with clothing, hanging clothes and stuff and just personal belongings you would travel with.

EXTENDED STAYS OVER (9) Nights

Bookings longer than (9) nights have required cleaning to be performed by our cleaning services. The normal check out cleaning is done at check out but the mid stays we perform are required after the 9th night. We want to provide a rental that is top notch in the industry and with regular cleanings we can insure our guest the cleanest and well kept rental that we can offer.

Booking unit means you agree to all house rules listed above and also below is our extended stay requirements..

Above are my particular rules for my guest in my unit and below is what the condominium rules are for all guest to follow. Any fines incurred for not following will be charged your deposit if found in violation at any time.

Owners of condominiums at Horizon are welcome to invite Guest(s) to visit or use their homes. The Guest(s) are welcome, whether or not the Owner(s) are in residence. Each Guest must sign below indicating they have read and understand all Rules and Regulations. ALL Guest(s) must comply with the Rules and Regulations established by the Board and Owners. Maximum of two (2) guests per bedroom plus 2 additional guests per unit. Failure to comply will result in eviction and a fine to the Owner. Additionally, if necessary, local law enforcement will be called and charges filed.

• please do not move the North Tower pool Lobby furniture
• No furniture is permitted to be placed in the Pool at any time (lounge chairs, etc,)
• Furniture and chaise lounge chairs are "first-come, first-served" -please do not "save"
chairs by placing towels or other personal items on chairs unless you are present
• During the rainy season cushions for chaise lounge chairs must be requested from
the security guard at the entrance Lobby
• Please return Pool furniture and chaise lounge chairs to their proper location
• lf you've been to the beach, please shower before entering the pool
• No running or horseplay around the Pool area
• NO Diving
• Please dispose of all trash in the appropriate receptacle
• Any damaged items will be repaired or replaced by the Administrator at Guest's expense
• Children under 12 must be accompanied by an Adult at all times
• Children in diapers are not allowed in the pool at anytime
• No one is ever permitted to sit on or jump from the Pool bar counter at any time
• There are men's and women's restrooms adjacent to the North Tower Pool L
• No glass or breakable objects allowed on Pool decks or near Pools
• Only headphones are permitted in the pool to listen to music

Glass and all other breakable items are prohibited in the areas near any pool. This includes bottles, blenders, bowls, plates, etc. -anything that can break is not allowed.
North Tower pool -glass and other breakable items should be taken no further than the pool lobby area, Nothing breakable should be taken beyond the lobby flooring, including nothing breakable in the bar area adjacent to the pool.
South Tower pool -glass and other breakable items should be taken no further than the area adjacent to the main lobby elevator.
The first floor units should take nothing beyond their private terraces and all others should have nothing breakable on the areas near the pools.

• Please place ALL trash in a secured plastic bag prior to disposing in the common Area trash bins.
• When security staff are away from the front desk doing rounds ( typically around 7AM, 10PM midnight and 2:45 AM) the main doors will be locked.
• Guests, shall under no circumstance, hang anything on the balconies or terrace
or railings. This includes towels, clothes, lights and banners/flags; or lean cushions against railings.
• Loud music and other noise effects the other owners and this should be kept to a moderate level, which does not disturb other Owners/Guests. Guests shall refrain from excessive noise -at ALL times. Noise effects must be contained to the originating unit after11 PM .
• Guests are not allowed to have a key to access the rear gates. Entry must be made through the front entrance lobby at all times.
• Only owners are allowed to have pets on the premises at anytime.
• Under no circumstances shall Guests jump from or throw any objects from the rooftops, terraces or balconies.
• Guests are entitled to make use of the common Areas and common properties. Such use shall not limit, interfere or negate the same use and enjoyment of other Owners and Occupants.
• Any damage to common Areas and common properties will be repaired or replaced by Administration at Guest's expense
• Guests are obligated to take precaution to avoid theft of their private property. The employees working for the condo
Association or the Administrator are only responsible for the Common Areas and Common Properties and they will not be obligated to watch over the private property of any Owner or Occupant or Guest.
• Guests are entitled to make use of their corresponding private units in an orderly and reasonably quiet fashion according to the principles of common decency, morality and consideration for others and in a manner compliant with the provisions of
the Horizon Bylaws.
• Guests are entitled to make use of their private units without disturbing the peace, tranquility and comfort of the rest of the Owners/Guests and without endangering or affecting in any fashion the safety and health conditions of the Private Units of
the rest of the Owners/Guests and the Common Areas and Common Properties.
• Guests are accountable to the owner at all times and subject to the same obligations as the owner.
• Guests inside and outside their private units shall behave in such away as not to hinder the efficient operation of the Common Areas and Common Properties.
• The halls, corridors and stairways of the buildings where the private units are located shall not be used for any other purpose other than the provision of access to the Private Units.
• Guests shall maintain their private units in an orderly and sanitary condition, according to the decorum of the building.
• Guests are responsible for the actions of anyone they invite to their private units.
• BBQ's and grills shall only be fueled by LPG (gas) or electricity. Charcoal, wood or any other combustible material will not be allowed at any time for any reason.
• The flying of drones in or around the condominium is strictly prohibited, including all buildings and common Areas.
• The installation, removal or maintenance of satellite antennas can only be carried out with permission when a representative of the Board or his/her delegate is present.

Excessively Spacious living room
The living room is enormous and bright (as the pictures suggest). There are two bedrooms with two king sized beds. The beds were very comfortable but the air conditioning unit in the master bedroom was quite loud and would wake me up when it turned on at night. The unit faces north so there is no direct sunlight. This does help keep the unit cooler. The unit is on the ground floor with walkout access to the pool. However, the pool is not heated and without much sun, we didn't use it at all. The other building has two small pools in front but the pools were not as warm as we liked. There isn't a hot-tub either which we missed. There is a newly built gym that just opened which is beautiful (according to my daughter) However, our host told us a white lie that it was still under construction and wouldn't be open for a couple of months. In reality, since we were not residents of the building, we were denied access to the gym and couldn't use it. It is about a 10-15 minute walk to the Romantic zone which we frequently took as there was one time when we waited for a taxi and gave up after 20 min.
