The house is all one level. There are no stairs to get inside. To help give your mind a walkthrough of how the house is set up, here’s a brief description of each area of the house.

➤ The living room is large enough for 4 sofas. Two sofas are set up around the TV and fireplace while the other two sofas are off to the side, a great setup for a chill zone. The sofas in the chill zone fold out into sleeper beds, which is what allows us to sleep up to 10 overnight guests.
➤ All 4 bedrooms have a queen-sized bed to accommodate up to 2 guests per room. In the Master bedroom, there is a designated workspace for anyone needing to get some work done.
➤ The dining room is fitted with a large table and seating for 8, and the bar has 2 stools which allow us to accommodate up to 10 people for meals.
➤ The patio has an outdoor wooden table, 6 chairs, and 4 more lawn chairs. Hanging patio lights help set a relaxing mood in the evening.
➤ There’s a fire pit for gathering around the fire. Firewood is sold separately for $12 a bundle.
➤ There are 2 full bathrooms with tubs and showers. One in the master bedroom and one in the hallway.

➤ Guests will have access to the entire home except for the garage which is set aside as our maid and maintenance closet.

➤ The Front door has an electronic smart lock, so no physical keys are needed to get checked in! We will provide the 4-digit code with the check-in instructions before arrival, If there are any issues, we'll be able to unlock or lock it remotely.

I’m not available in person. However, I am available 24/7, if you will simply message me through the Airbnb platform, I will quickly respond to your questions and concerns. Also, our property has keyless entry, so guests will be able to check in anytime after the check-in time.

The neighborhood is very nice. It is a calm and quiet area.

ARRIVING: Go to the front door and enter your guest-specific 4-digit code. Next, press the unlock/lock icon button and the door will unlock.

PLEASE NOTE: CHECK-IN TIME IS ANYTIME AFTER 4:00 P.M. The door code you've been provided will only work starting at that time. Please make your travel plans accordingly. If you've made a same day booking after 4:00 P.M., please allow for at least one hour between booking and arrival time for our lock system to sync with your guest specific code.

PARKING: There is free parking in the driveway and street.

LOCKS: Whenever you leave the property, simply press the lock icon button. Listen for the door to latch and test it to make sure it is secure. THE ELECTRONIC LOCKS DO NOT LOCK AUTOMATICALLY. PLEASE LOCK THE DOOR EACH TIME YOU LEAVE.

DEPARTURE: There is a $50 charge for leaving the premises unsecured. Your departure will be at 11:00 AM on your checkout date.

OTHER EXTERIOR DOORS: There is no keys provided for the back door, but you will need to lock it from the inside before leaving.

GARAGE: Guests will not have access to the garage.

TV: The living room and the master bedroom feature a smart TV. You're welcome to access your personal subscription services like Netflix, Disney Plus, Hulu, Prime Video, and others. Just remember to sign out of your accounts before checkout to ensure the privacy of your subscriptions for future guests.

FIREWOOD: we provide firewood for $12/bundle. We leave it out in view of the camera, we will simply charge the fee for the missing inventory. So, if you use 2 bundles, then we will charge $24 at the end of your stay.

SMOKING: We are a NON-SMOKING property. If there is evidence of smoking on our property, there will be a $750 fine and you will be asked to leave the property without a refund.

PETS: ***No Pets!!!! If you bring any pets, there will be a $300 fee. No Pets!!!***

EVENTS: Events are allowed, but only up to the maximum occupancy of the property (10 people). Any more than that is considered a "party". No parties allowed. Parties are defined by whether you have more occupants than the maximum occupancy of the property (10 people). Parties will incur a $250 fee. (Communicate with the Host to confirm more definitive terms.) Please be respectful of our neighbors concerning noise levels, especially after 10pm.

CLEANING FEES FOR LONGER STAYS: Stays over 14 days require mid-stay cleaning. When booking over 28 days, cleanings are required every 14 days. All stays have a built-in cleaning upon checkout.

EARLY CHECK-IN REQUESTS: Before your arrival, we must confirm the check-out of previous guests, complete maid service and maintenance checks, and ensure fresh linens and towels for your stay. These crucial preparations are necessary before new guests can check in. Early Check-ins can be requested for an extra $25/hr if approved. Requests for early check-ins must be submitted before 10:00 am on your check-in date. However, approvals aren't guaranteed and depend on communication with our cleaning/maintenance team.

LATE CHECK-OUT REQUESTS: To facilitate a seamless stay for the next guest, coordination with our cleaning and maintenance teams is crucial. Our cleaning crews manage multiple property cleanings daily, which requires careful planning, especially for locations not in close proximity. To improve your chances of approval, please make requests before 5:00pm the night before checkout. The latest checkout time we can approve is 12:00 noon. An extra $25 fee applies if approved, though approvals are subject to confirmation with our cleaning/maintenance team and are not guaranteed. Any requests made after 5:00pm the night before will still need to be approved by our cleaners, but will incur a $30 fee. If no communication is made before 9:45am on the day of check-out, then a $40 fee will be charged if our cleaners show up and there are still people there after 11:00am.

When requesting the door code in the messaging center, please provide your email and the secret Code word: Fishing Boat. This ensures that we know you've read the rules.
