With the ability to accommodate five (5) guests and two (2) well-behaved, house trained dogs, our updated country home is the perfect place for those looking to relax in Maine. Whether here for a weekend wedding at one of the many local wedding venues, a summertime family vacation, an autumn leaf-peeping weekend, or a ski trip to Sunday River, Mt. Abram or Pleasant Mountain, guests who stay at Orchard View Heights will enjoy free fast WIFI, a fully stocked kitchen (just bring your groceries or have them delivered) clothes washer & dryer, comfortable beds and spectacular sunset views from the orchard-facing spacious deck complete with a fire pit.
GUESTS BEST SUITED FOR THIS PROPERTY:
We love to host responsible, non-smoking, non-vaping guests who are over the age of 21 (children are welcome with parents.) This includes families, couples and friends in groups of five (5) or less. We are also dog-friendly (with no pet fee!) and allow up to two (2) house-trained adult dogs with a combined weight of less than 100 pounds or less. Guests must bring own kennels/crates as dogs are not allowed to free roam house while owners are not present. Sorry, but cats are not allowed.

**OTHER IMPORTANT THINGS TO NOTE**
PLEASE READ BELOW BEFORE REQUESTING TO BOOK
**GUEST AGE** All guests who stay at Orchard View Heights must be at least 21 years of age (with the exception of children who stay with their parents.) Children under the age of eighteen (18) must be supervised at all times while on the property and are not to be left alone or without parental supervision at any time.
**INFANTS & TODDLERS** For guests traveling with infants/toddlers, please note that we do not provide any safety equipment such as outlet covers, cabinet safety latches or door knob covers. We do have a pack and play with sheet and a high chair available at the home.
**RENTAL AGREEMENT** For insurance reasons, primary booking guest is required to read, E-sign and return our rental agreement to confirm reservation and stay at our property. After reservation has been accepted by host, rental agreement will be sent to guest email for electronic signature. Failure to sign/return agreement/waiver within 48 hours of booking acceptance by host will result in cancellation of reservation.
**SMOKING/VAPING** Orchard View Heights is strictly a non-smoking/non-vaping residence, both INSIDE AND OUTSIDE. Any violation of this rule will result in a monetary fine, detailed in rental agreement
**PARTIES/GATHERINGS/VISITORS** Parties and/or gatherings are not allowed. A "party/gathering" is defined as any additional people beyond the number of people listed on the reservation." Furthermore, for legal and insurance purposes, visitors are not allowed on the property. To further clarify, a "visitor" is anyone not listed on the original reservation/rental agreement. We allow a maximum of FIVE (5) guests on the property at all times and all guest names and ages must be disclosed/registered with us.
**REFUNDS** No refunds will be issued for weather/natural disasters/power outages or other events that are beyond our control. We recommend that you purchase the optional travel insurance that is offered by the platform. This is rural Maine and we do lose power from time to time during a thunderstorm and power/internet may be lost for a few hours in the summer and fall months. We recommend purchasing additional travel insurance offered by the booking platform.
**PETS** We are dog-friendly and allow up to TWO (2) well-behaved, house trained dogs with a combined weight of 100 pounds or less to stay or FREE with a few rules to be followed.
*Please declare the breed(s), weight(s) and age(s) of your dogs with your initial inquiry/reservation request. Any pet(s) not disclosed to host prior to check-in will incur an additional $125 fee.
*Dogs are to be kept off sofa and beds.
*Guests are responsible for cleaning up all solid pet waste from the yard/property.
*Dog(s) are not to be left home alone unattended to free roam the house and must be crated/kenneled when owners are not present. Crates/kennels are NOT provided by hosts and guests must bring their own if planning to leave the home without dogs.
*Please note that we do NOT offer a fenced yard so we recommend dogs be kept on leash while outside to prevent escape from the property and/or interaction with wildlife.
*We provide pet bowls, pet towels for cleaning muddy/wet paws, waste clean-up bags
**CAMERAS** Due to the remote location of our property, the home is equipped with exterior camera(s) that record audio and video 24/7. Camera(s) are installed primarily as a theft deterrent while the home is vacant and may be used to verify compliance with rental policies. Cameras(s) are not continuously monitored and should not be relied on for personal safety. No cameras are placed inside, or with any view of the interior of the property.
There are two (4) video/audio surveillance cameras located on the EXTERIOR of the home, facing entry points/doors. Two (2) are located on the front porch to view the front entry door and the lower level basement door. One (1) is located on the front of the house facing the other front door and one (1) is located on the back of the home above the kitchen window to view the stairway to the deck. While the cameras record motion 24/7, we only monitor these cameras during guest arrival and departure.
**WINTER DRIVING** It is highly recommended that guests booking our home during the winter months of December through April, utilize either a four wheel drive (4x4) or an all wheel drive (AWD) vehicle as the home is located on steep hill in a rural setting. While our town snow removal drivers are great at taking care of the roads, they may not always be able to clear snow and ice from the roads as quickly as we would like during a storm event. A front wheel drive (FWD) or two wheel drive vehicle will likely experience difficulty and be unable to climb the hill to the home during a snow/ice event putting a damper on the guest experience. Guests who arrive in a front wheel drive or two-wheel drive vehicle in the winter months, will experience difficulty maneuvering up our hill and around these rural roads should a snow event occur. Please be advised that for your safety and enjoyment during your stay, a four wheel drive or all wheel drive vehicle is a "must" if you stay at our home during the winter months.

My husband Todd and I are native "Mainers" and own a handful of short term and long term rentals in Waterford. We have three children (2 adults and one teenager) who enjoy helping us flip and manage our properties.

This property is unique in that the home is nestled in an old apple orchard that Todd used to work in as a child back in the 1980s when the Fillebrown Family owned and operated Fillebrown Orchards. The old cider mill is located just down the hill and there is another orchard located up the hill on the opposite side.

Guests staying at the Orchard View Cottage will enjoy the lovely sunsets from the back deck overlooking the orchard and back of Mt. Tire'm. Deer will often be seen feeding in the orchard especially in the fall once the apples have dropped to the ground.
