Newly remodeled house set in a peaceful nature area in SW Portland. Close to I-5, Tryon Creek park, Lewis & Clark, OHSU & downtown. This home has off-street parking, walkable tree-lined streets, & a large backyard with views into tall trees. It features hardwood floors, a gas fireplace, high speed WIFI, & a ROKU TV. The kitchen is a gorgeous, newly remodeled chefs kitchen -- quartz countertops, under-cabinet lighting, stainless steel appliances, gas stove, and completely stocked with supplies.
Living room: Large open living room with hardwood floors, plenty of windows, a gas fire place, and a roku smart TV.
Kitchen: newly remodeled, fully-stocked chef's kitchen with quartz countertops, under-cabinet lighting, gas stove, stainless steel appliances, garbage disposal.
Bedrooms: Three bedrooms with queen size cozy memory foam beds, closets, clothes storage.
Laundry room: Downstairs, private lockable access into a shared laundry room.
Garage: Staying for a while? We have extra storage space in the garage for your personal items.
Yard: There is a private, fenced-in in small yard in the front of the house in case you have a (well-behaved) dog. The backyard is large and shared with the downstairs tenant and a tenant in a separate ADU.
Other guests in the house: Please note that this is the upstairs apartment in a duplex. There is another tenant living below you in the daylight basement. The only shared space is the laundry room. Each of you has a lockable door with access to the shared laundry room.

I have found over time that every VRBO is different and every guest’s expectations are different when they book a short term rental. It is my goal to make sure that I am as transparent as possible so that you can make an educated decision on your choice of where you would like to stay =)
PET POLICY: All pets must be approved in advance. You must confirm that the animal has no history of property destruction, indoor urination/defecation, aggression, or excessive noise. I expect you to have the animal with you or crated when you're not home. In order to maintain an allergen-low environment for other guests, I have the cleaners do deep cleans after every animal stays there and hire a carpet / upholstery cleaner if necessary. Any undisclosed pet will result in a large penalty. FEES: Dogs and cats: $200. This fee does not cover any damages caused by the pet that result in excessive cleaning or repairs.
ESAs / Service animals: If you have an ESA animal please send a copy of the paperwork including the letter from your healthcare provider. If you have a service animal trained to help you with a disability, I will be asking you the following legally allowable questions:
1) Is the service animal required because of a disability?
2) What work or task has the animal been trained to perform? (Your disability does *not* need to be disclosed)
NOISE: No excessive noise. No parties. No yelling.
SMOKING: No smoking anywhere on the property
CLEANING: Sometimes a cleaner does a poor job and it catches me (and you!) off guard. Please let me know if the cleaner missed something(s) important and allow me to fix the issue. I assure you that I strongly value cleanliness and any lack of cleanliness is not on purpose. Please note that the garage is not technically a rented space and is not cleaned immaculately. Please also note that the stairwell to the laundry room has not been renovated and so has a little more of an "old house" vibe.
GUESTS BELOW YOU: Although there is excellent insulation in the house, there is a tenant living below you. As such, you may hear the normal noises of other tenants in the building. This may include: pets occasionally barking, muffled voices, muffled music, muffled TV noises, etc. Please be conscientious of the downstairs neighbors. Wear socks or slippers in the house, stay quiet during quiet hours (10pm-8am), don't do laundry after 9pm.
AC: This house stays pretty cool in the summer. It is well insulated. However, we will provide ONE AC unit for the living room area of the house for the summer. If it's getting warm and isn't yet installed, just call us and we will come install it.
SUPPLIES: We provide you enough supplies to get you through a month. If you end up staying more than a month, it is on you to purchase your own supplies (e.g. TP, shampoo, etc)
