We love to spoil our guests. Our property is similar to a luxury hotel experience with more space and less cost. Unit A is located on our first level with private entry suite, King bed, Queen bed, sleeper sofa, en-suite full bathroom, remote work station, smart tv, refrigerator, microwave, and Keurig coffee maker. This suite is perfect for anyone desiring privacy. There are no stairs in Unit A.

Unit B has a separate private entrance with living room, smart tv, fireplace, fully stocked kitchen, guest bathroom, and remote work station on the second level.

The third level in Unit B. has three bedrooms with en-suite full bathrooms and smart tvs. The master bedroom has a king bed with a remote work station and sleeper sofa.

Guest has access to the entire home including both Unit A and Unit B. Guest also have free access to our laundry room, gated parking, and garage that separate the two units.

We give our guests their space but are available during business hours of 8:00am-10:00pm through messaging on the booking platform. We ask for guests to please contact us with any questions or concerns through messaging on the booking platform.

This property is located in the fasting growing gentrification zip code in Houston. New homes are being built throughout the community along with historical homes. The neighborhood is close to University of Houston, Texas Southern University, Houston Community College, and Rice University. We are also close to the Texas Medical Center and Downtown Business District. You may hear noise from construction and a train track located 3 miles away.

We recommend that guest use Uber or Lyft as we are located close to most restaurants and attractions.

There is parking available on the premises in front of Unit A. Three vehicles can park in the driveway depending on size.

There may be noise from construction during your stay. Construction is temporary while new homes are being built nearby. The neighborhood is safe with new up and coming modern homes as well as established homes. There are four outdoor cameras for your safety and a fence.
INSPECTION

You are required to walk through both Unit A and Unit B to report stains and damages during the first 24 hours of check-in. Please provide pictures of stains and damages.

SMOKING

Smoking is not allowed inside of Unit A or Unit B.

THERMOSTAT

The thermostat is located in Unit B on the third floor. The thermostat can also be changed from the panel in Unit A. You are not allowed to lower the thermostat past 70 degrees to avoid freezing the air conditioner. Each room has ceiling fans. Use the remotes for the ceiling fan located on the walls next to the light switches. Both switches need to be on to operate the light and switch. Hold the button down for at least 5 seconds to change settings.

LAMPS

The lamps in Unit A Suite turn on and off by tapping the base. The lamps also have USB outlets. Remember to bring your own charger chord.

The lamps in Unit B Master Suite also turn on and off by tapping the base. The lamps also have USB outlets. Remember to bring your own charger chord.

TRASH

Two trash bins are located in a pullout drawer in the kitchen to the right of the dishwasher. Take out full trash bags to the large trash cans in the garage. Replace trash bags in the trash containers. Do not place trash directly into the bin. Please use trash bags.

LAUNDRY

Neutrogena and black make-up towels have been provided to you to remove make-up. Do not wash black towels or kitchen towels with white towels, white sheets, and white robes. You will be charged a $10 replacement fee per stained item.

SLEEPER SOFAS

There are two sleeper sofas in the Unit A suite and Master Suite in Unit B. You are required to use gray sheets with mattress cover on the sleeper sofas. If a mattress protector and gray sheets are not used on the sleeper sofas, you will be charged a replacement fee for stains and damages.

INSPECTION

We request for guest to walk through both Unit A and Unit B to report stains, damages, and concerns. during the first 24 hours of your check-in. Please message pictures of stains and damages.
