The Sunny Retreat is a 4 bedroom/3 bathroom home that accommodates 12 guests. This magnificent home is spacious with a split floor plan and has an open-concept kitchen and living room area. Everything you need is at Sunny Retreat! Family and friends can gather in this luxury spot and spread out in this roomy home. The kitchen is extra large with a massive granite island that seats 4. Stainless steel upgraded appliances make staying in and making dinner a pleasure. Big screen TV is centered in the living space allowing everyone to find their spot and relax for a movie night or gaming. So many bonuses make this home a perfect vacation spot. The master bedroom offers a large beautiful en-suite bathroom with a tiled open shower and a soaking tub, as well as a private entrance to the outdoor hot tub. All of the bedrooms have ceiling fans and their own TV. There is even a big-screen TV just beyond the patio door! The backyard amenities are abundant and should meet all your needs. The outdoor oasis offers a large, heated pool, a private area with a hot tub, several dining tables and chairs, lounging chairs for watching TV, 2 firepits, a gas grill a gazebo, and hammock-style swinging chairs.....outdoor living at its finest!!

Kitchen: The kitchen offers a large granite island that seats 4, a farm-style sink, stove/oven, microwave, dishwasher, refrigerator with ice/water dispenser, toaster, drip coffee maker, and a Keurig coffee maker. Basic spices, cooking oil, and coffee filters and/or pods are not always available.
Dining Area: Dining table with 6 chairs.
Living Room: Sofa with pull-out sofa bed, loveseat, coffee and end tables, large wall-mounted TV, and ceiling fan.
Bedroom #1: Has a King-size bed, dresser, 2 bedside tables, wall-mounted TV, ceiling fan, a walk-in closet, an en-suite bathroom, and private entrance to the outdoor hot tub.
Bathroom #1 (En-suite): Has tiled walk-in shower, soaking tub, and double vanity.
Bedroom #2: Has a Queen-size bed, dresser, nightstand, TV, and ceiling fan.
Bathroom #2: Double vanity and tub/shower combination.
Bedroom #3: Has 2 full-size beds, dresser, nightstand, TV, and ceiling fan. (This room can sleep up 4 guests)
Bathroom #3: Vanity and a tub/shower combination.
Bedroom #4: Has a Queen-size bed, dresser, nightstand, TV, and ceiling fan.
Garage: Full-size washer and dryer.
Outdoors: Outdoor patio furniture, wall-mounted TV, dining table and 6 chairs, ceiling fan, sun umbrella, pool, private hot tub, sun loungers, 2 hammock style swing chairs, fire pit in the backyard and the front yard, gas grill, and rolling cooler.

Important Information
House Rules:
1. No smoking/vaping in the unit. No illegal substances on the premises. Violation of this policy will result in a smoke remediation fee ranging from $200-$500 depending on the severity.
2. No parties or events.
3. No pets. Please notify management of any service animals.
4. Adhere to the local noise ordinances.
5. Rinse off and return any and all beach equipment at the end of each day. Do not leave equipment out overnight.
Toiletries: Guests should bring their own toiletries, dishwasher pods, and laundry pods. Each unit will have two rolls of toilet tissue per bathroom, soap for every sink, a trash bag, and at least one roll of paper towels in the kitchen. 2 dishwasher pods and 2 laundry pods are also provided if applicable to the rental. We provide one set of bath towels per guest. For guest convenience, we also provide beach towels. All linens are provided.
Pool Heating: When the pool heater is turned on, the temperature is typically set to 85 degrees unless otherwise stated in the listing. Please understand that when outside temperatures reach 60 degrees or lower a pool heater cannot always heat the pool to temperature.
Renting Requirement Policy: The guest booking the reservation must occupy the unit for the duration of the stay and is required to be 25 years of age minimum. Adults may not rent a unit for anyone under the age of 25, they must be actively present at the rental unit.
Maximum Guest Occupancy Policy: Adherence to occupancy policies and limits is strictly enforced. The guest count may not exceed the maximum guest occupancy at any point in time, including any pre-approved day guests. These policies are in place for your safety and the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all monies paid. Please contact management to request pre-approval for any day guests. Additional guests that will exceed the maximum occupancy will automatically be denied.
Parking: This property provides 3-4 parking spaces in the driveway, depending on the size of the vehicles, and 1 parking spot in the garage. Parking on the street or grass is not permitted.

The surrounding local area has some great day trips as well: Florida Botanical Gardens in Largo featuring holiday lights late Nov-Jan,1st, John's Pass Village and Boardwalk, Tampa Lowry Zoo, Florida Aquarium, Clearwater Aquarium, Sunken Gardens, Dinosaur World, Ellenton Outlet Malls, Children's Museums, enjoy a Tampa Bay Ray's game at Tropicana Field, a Buccaneers Football game in Tampa, or check out some of the pro baseball teams during their local Spring Training, also Disney World and downtown Disney is just two hours away.
