The space
The kitchen is quaint but with access to a large backyard you can have a memorable BBQ by the pool (charcoal grill provided, charcoal not included). There is a convenience store within a 2 min walk. Kitchen is equipped with cooking and eating utensils as well as pots pans and eating ware. A coffee maker, microwave fridge/freezer are also available for your convenience. Please note washer and dryer are not accessible , there is a laundromat about a 3 min drive away.

*Once confirmation of booking has occurred we will email a contract of the house rules and guidelines for guest to electronically sign.

Maximum capacity: 4 vehicles
Maximum sleeping capacity: 6 guests (8 with prior arrangements and fee)
*Note: Number of guests MUST be disclosed at the time of booking. No additional guest will be allowed to stay if not disclosed prior to booking. For example if the home is booked with four guests only four guests will be able to stay even if the house accommodates 6-8 people.

*Note: Early check in, half day & late check-out rates, subject to availability and accommodated fee. If 30min late check-out without prior authorization you are subject to a $50 fee. 1hr+ late check-out without prior authorization will result in a fee of that day's rate (with no access to home).

Quiet hours are from 10:00 PM - 8 :00 AM
Pool use only from 8:00 AM- 8:00 PM
No events or parties allowed.

Additional Excessive cleaning fee of $100 applies for home left in an overstated mess.
Additional Excessive cleaning fee of $150 if vomit or blood is found.

Guest Access
Guests have access to the three bedrooms, two bathrooms, living room and kitchen as well as backyard (excluding shed) Guests do not have access to garage and master closet. We can accommodate 6 people as the house stands or 8 people if a queen blowup mattress is requested before arrival. A spacious driveway is provided for guest use. Whenever possible only park in the driveway. Larger side gate can be opened (out swing) and fit another two cars but please be mindful and careful whenever backing into the back yard as we are not liable for vehicle damage.

For the pool. Pool is approximately 4 feet on the shallow end and gradually drops to approximately 10 feet on the deep end. The pool is NOT fenced (direct access). No barrier and no alarm for the pool. Any outdoor activities like swimming are done at your own risk. If children who do not know how to swim will be on property, please keep doors locked at all times. Pool may only be used with adult supervision even for children who know how to swim. Keep the front door and french door closed at all times. Please use all safety precautions when being around the pool. For example, (but not limited to): No running near or around the pool. No glass or breakable/sharp objects near or around the pool

Please do not remove the pool sweeper from the pool. It helps maintain the pool floor clean. Swim with caution when you are near it. No pets in the pool as it clogs the filters and cleaner.
Please do not tamper with the timer and settings of the pool.

For the ice chest. Guests have access to an outdoor ice chest. If the ice chest will be used, please be sure to empty and drain completely after use and before check out.

For the Grill. Please make sure when in use it is not under the patio or gazebo and never leave it unattended. After use, please clean the grill and dispose of the remaining charcoal and/or ash.

No smoking of any kind or vaping anywhere inside home. No smoking and open fires under the patio or gazebo.

Please help us take care of our environment by turning off the lights when not in use and keeping doors shut at all times (especially when AC is running)

Thermostat is locked from 72-80 degrees Fahrenheit

Window shutters may be opened but please do not slam them. Please do not attempt to open glass windows as they are unable to open. Incase of emergency break glass.

Middle knob on showers must never be turned. Right is warm and left is cold. Please only showers, no baths.

Two smart TVs are available for guest use, equipped with streaming apps, but please make sure to log off of any streaming platform before checkout as cleaners will not be instructed to do so.

Please draw curtains in the kitchen before opening the French doors.

Colored towels are for the pool area. White towels are for inside the home. Depending on the number of guests is how many towels will be provided, so please disclose how many guests will be staying at the time of reservation.

Landscaping is done every Friday for the front yard and the backyard. Pool maintenance is done on Tuesdays. If for any reason there are any changes to the schedule, guests will be informed as soon as possible.

We have a team of cleaners and handymen who do a great job of upkeeping our home. However, if anything is damaged or not up to par please let us know so we can get it addressed promptly.

*We have a nest thermostat, ring camera in the front yard as well as the side gate and video doorbell for automation security and convenience. Cameras record occasional motion and are not monitored. Please do not tamper with or disable security cameras. They are for your safety and our protection.

By accepting this reservation it is agreed that all guests are assuming the risk of any harm arising from their use of the premises and agree to release and indemnify the Homeowners and C&B Hosting LLC. against all liability during the term of the rental. It is also agreed that the guest who books and signs takes responsibility for anyone else staying in the premises, relative or not.
