We call it the Sunset House because it faces directly west and has spectacular views of 14,000 ft peaks from upstairs and downstairs porches. These porches include comfortable chairs to relax and recount the day's adventures as the sun sets, or to sip some morning coffee and be beckoned to adventure.

Newly Built Modern Home
The home has high ceilings on both floors, vaulted ceilings on the second floor for a very spacious open feel. There are large open windows that highlight the amazing views. This is a new home constructed in 2022 and first available for short term rent in 2023. Every aspect of this home is modern and clean while having some rustic mountain character in the furnishings.

Relaxing Living Areas for Everyone
On the first floor, there are two living areas, one for the TV streaming/movie watching with comfortable chairs and bult in seating by the window. The other area is for conversation, reading, game playing folk with a coffee table adjoining leather furniture and a gas fireplace, an especially cozy feel in the winter months.

Fully Equipped Kitchen
The kitchen has all the amenities to prepare hearty meals that will surely follow mountain activities, which can be enjoyed from a high-top kitchen island. The kitchen is complete with quartz counters and stainless appliances, including a gas range and a variety of small appliances.

Comfortable Upstairs
Upstairs are three 3 bedrooms including a king bed, a queen bed and full-size bunk beds for 4 total beds. There are two baths upstairs, one master bath ensuite with a shower and dual sinks and the other with a shower over tub. The upstairs includes a full sized laundry with separate washer and dryer.

High Speed Internet
The home is connected to high speed fiber internet operating at 75mbs+ so everyone in your group can be online and streaming.

Amazing Location
The home makes a great "base camp" for everything Leadville has to offer. We love that it is so close to many amenities including the Mineral Belt Trail that passes right next to the house which is great for walking, running, hiking, biking or cross country ski right from the door. The home is on the north end of town so you can get quick access to Copper Mountain or Ski Cooper, two favorite ski destinations or maybe a snowshoe or summer hike at Mayflower Gulch and many other destinations. And still a short .5 mile walk will bring you to the main street of historic downtown Leadville, with many museum, dining and shopping options.

Please Note its a Duplex
The home is a duplex with two units separated by locked doors. The Short Term Rental Unit is the main floor and second floor of home with both balconies and all the beds and baths described in the listing. The basement is an apartment with full time residents. The rear entrance and mudroom is a shared space.

Security Camera Disclosure
There are 3 exterior facing Security Cameras in the following locations: front entry porch, upstairs hallway window facing outside rear entrance, and garage exterior facing parking/alley. These help us keep an eye on the home when vacant, deter break in or unauthorized use, and we monitor snow levels to know when we need to clear the now.
