— ABOUT MOJITO GRANDE —

* Ground level: seating area with table, hammock, fire pit, shower/hose, storage shed w/beach gear, and parking for 3 vehicles and a golf cart

At the front door to MOJITO GRANDE, you are greeted by a comfortable outdoor seating area with a large offset umbrella set amongst palm trees and plants. The nearby hammock calls to you to try it, perfect for those lazy time naps.

MOJITO GRANDE is a comfy, island-style beach home. It has a smart lock for a contactless check-in (no office to visit!). The main entrance puts you right into the living room. You'll immediately note the bright colors, the wall-mounted 55" HDTV, and the Big Joe supersized bean bag w/memory foam that seats 2-3 people in comfort. Dual sets of French doors give you a view of, and access to, the front deck.

There is an area between the French doors with our custom island-style wall clock and a pair of side-chairs.

There is a dining area and a fully-equipped kitchen with stainless steel appliances, storage, 2 coffee machines (drip and k-cup), a full-size pantry for your food, and many convenience features.

Walk through either set of french doors onto the front deck, framed by billowy curtains. There is a 4-seat cafe table for dining al-fresco. A hanging egg-chair awaits -- perfect for reading in the fresh beach breezes.

Once inside MOJITO GRANDE, walk down the short hall. On the left is a BDRM1, it has a twin bunkbed w/stairs (no ladder) -- great for smaller children. There is a closet for storage and a TV for entertainment.

Across the hall is a shared bathroom with tub/shower combo sporting a dual-head shower. Our dispensers have high-quality shampoo, conditioner, and body soap made from natural ingredients and without animal testing. Hand soap and sanitizer are provided at the sink. In the hall is the full laundry with iron and ironing board. We stock some detergent pods, bleach, and dryer sheets for your convenience.

BDRM2 has a queen bed w/hybrid memory foam mattress, plenty of clothes storage, and an HDTV.

Next is the Master, BDRM3. It has a king bed w/memory foam mattress, HDTV, and ensuite bathroom with dual-head shower. Ample storage for clothing.

Under the cottage is a sitting area with a table, chairs, and another hammock. A cornhole set is provided for playtime. In the back of the home is a fire pit area with seating for those cooler evenings (we do not provide firewood). Beach gear is stored in our shed.

Note: MOJITO GRANDE is a no smoking property.

— THE BEACH —

The private beach access is only 1 block west (to the right as you leave the cottage).

Proof of occupancy is required to get wrist bands for your entire stay. We will email a special copy of your receipt, with the specific information they want, just before your arrival so you will have it handy.

On the beach. you have access to the area south of the Erosion Control Line (plainly marked).

If you prefer, you can arrange beach services (chairs, umbrellas, wave runners, etc) from the authorized vendor.

— LOCATION —

MOJITO GRANDE is one of the original homes in Frangista Beach. Updated of course.

You can walk to many places;
Alvin's Island is 2 blocks west;
Pompano Joe's (fresh Gulf-caught seafood) is 2.5 blocks west;
2 blocks east will get you to Emerald Coast Wine Cellars, Bad Ass Coffee, Dairy Queen, and Pascalli Kitchen!
Just a bit further is the beachfront restaurant, Whale's Tail.

You can drive to Winn Dixie for groceries, Chick-Fil-A, Surf Hut Restaurant, CVS, and the Silver Sands Outlets in 4-7 minutes. We also have very easy access to Holiday Rd, the quick way to US98 W, the area's main highway to Destin Commons, Henderson State Park, the Harbor area, and all else that Destin offers!

Just 2 miles from Legion Park, where you'll find a county boat ramp w/parking, playground, pickle ball court, basketball, and volleyball facilities!

* We do ask that guests replace what they use of the kitchen essentials. Our team focuses on cleaning and may not be able to inventory and restock them after every stay.

— BOOKING MOJITO GRANDE —

Once your booking is entered, we send an email confirmation with a link and the instructions to finalize your booking. If you do not see it in your Inbox within an hour, check your "junk mail" folder. If you use gMail, it may be in the Promotions tab.

▶︎ You *must* complete these steps within 24 hours or your reservation could be cancelled.

A refundable security deposit of $300 is required by placing a hold on the credit card you provide.

The Renter of record must:
* be at least 25 yrs of age;
* enter a credit card for the deposit;
* be present during entire stay (no third-party bookings);
* upload a valid government-issued ID;
* sign our rental agreement; and,
* provide names and ages of your entire party.

Be sure you know and understand the cancellation policy:

Guest receives 100.00% if cancellation occurs at least 15 days before arrival; No refunds within 15 days of arrival.

▶︎ Check-in time is 4 PM or later and check-out time is 10 AM or earlier. Failure to depart by check-out time will result in a penalty as stipulated in the renter agreement.
▶︎ We are unable to accommodate requests for early arrival, late checkout, or luggage drop-off.

Our pricing at MOJITO GRANDE is updated frequently to reflect local rental trends, occupancy, demand, and other factors. Prices are not locked in until actually booked.

We *STRONGLY* recommend Travel Insurance for your trip, especially if you are concerned about cancellation due to health, government policies, weather, or other reasons. You can buy during check-out, or there are many sources available on the Internet. We are not a party to the transaction.

— ACCIDENTAL DAMAGE COVERAGE —

Our bookings at MOJITO GRANDE are covered for accidental damage up to $500 at no extra cost to our guests.

Our "no-hassle coverage" protects against damage such as broken dishes, damaged furniture or fixtures, etc. Guests are required to report any damage *during* the stay to be eligible. That's it!

Damage discovered after departure, not accidental, or deemed not covered by the insurance carrier is not eligible for coverage and will be charged to the security deposit or card on file.

Exclusions: Linens, bedding, towel theft, and loss.

— TOP RULES —

We have been hosting/sharing our homes for several years and have hundreds of 5-star reviews, and many repeat guests. There are a few rules that, if broken, will result in immediate termination of access to the property with no refund and forfeiture of the deposit. These are:

* Animals of any type are prohibited. Remediation costs start at $325 - will be charged to guest.
* Events/parties are not permitted.
* No smoking of any kind on the property. Remediation fees will be charged and start at $525.
* Do not exceed the number of people on the booking.
* Drugs or illegal activities are not welcome and will be reported.
* No Third-party bookings.
* Quiet time is 10pm-8am.

We use approved interior/exterior noise monitoring devices that measure noise levels w/out recording audio.

There are actively recording external video cameras on the property covering the driveway and front door. There are *NO* interior views.

Remember, you are staying in our home. Please respect it.

While there is no "front desk", our team is available during normal business hours by email, text, or message.
