You will have exclusive access to our entire 3-bedroom, 3-bathroom townhome, along with two reserved parking spots and a golf cart parking spot. The common space is also available for your use, though it is shared with the four other townhome unit

Our property is conveniently located on Eleventh Street, only a short distance from 1A beach access, and a quick golf cart ride to downtown Port Aransas and other beach entrances. While it's possible to walk to the beach, we recommend a vehicle or golf cart if you plan to bring coolers, umbrellas, and other beach gear during your stay..

➣Leonabelle Turnbull Birding Center: approximately 2 miles, or about 7 minutes by car

• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.
• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.
• Age: All guests must be 18+ with the exception of children with their parents.
• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.
• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.
• Pets: All pets must be approved prior to guests' arrival. There is a pet fee of $148/pet. Please note that if pets are not previously approved before check-in, a charge of $400 per pet will be charged for unauthorized pets.
• Check-In/Out: Check-in at 4:00 PM. Check-out at 10:00 AM. We charge $30 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.
• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter supply of these items.

• Guests at this property will enjoy access to a shared pool that is shared among the 5 townhomes on the property. In addition, there are several charcoal grills available in the area..
• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.
• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.
• A Security Deposit, of $300, must be paid prior to check-in and are refunded within 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.
• We can host a maximum of 9 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.
• All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.
• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.
• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.
• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.
• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.
• Pet Friendly: 2 dogs allowed per reservation - a flat fee amount of $125 per pet- a payment request will be sent after the booking is confirmed.
•Please add pets when booking. We will send out a payment request for the pet fee after the reservation is confirmed.
•Please message us if you decide to bring a pet after the reservation has been made & we will send over a payment request via the resolution center
•Please note if pets are not disclosed before check-in, a charge of $400 per pet will be charged to unauthorized pets.
• The guest’s dog must have required shots, licenses, and tags, including name tags.
• Guest must provide dog bedding/crate and towels to wipe off wet paws and fur. House towels are NOT to be used for pets.
• Dogs are not allowed on furniture or beds.
• Do NOT leave your dog at the house unattended.
• As a courtesy to others, guests will walk their dogs outside of the shared courtyard.
• Guests must pick up after their dogs and discard waste properly.
• Dogs are NOT allowed to be washed in the bathtub or showers. Guests may use the garden hose and spigot in the garage for such purposes on the driveway only.
• Guests are responsible for cleaning up any “accidents” their dog has caused inside. Please notify us of any accidents or damage.
• Guests are required to pay for any damage their dog causes.
• Please note that we allow a maximum of one pet per booking. Prior to making a reservation, guests are required to inform us of their pet's breed and size, and we reserve the right to verify this information. We also ask that guests take into consideration the shedding tendencies of their pets, and agree that they will be responsible for any additional cleaning required due to shedding or other pet-related messes during their stay. Please note that guests will be charged an additional fee for any excessive cleaning required.
