The Space:
*This listing is for the upstairs Unit B of this home ONLY. Please note, other guests may be staying in the downstairs Unit A during your stay, and they may have a dog.

THE SKINNY: This sweet little 2nd floor studio loft is situated in the treasured heart of Lincolnville, a wonderful residential neighborhood with quaint streets and a beautiful lake just south of downtown St. Augustine (walkable). From the studio's porch balcony, indulge in artfully designed garden views. Amazing shade with glimmers of sun is available in gobs on the patio throughout the day. The kitchenette is stocked to allow you to prepare meals or re-heat food from any of our wonderful restaurants. Relax inside or outside, or grill out on our propane BBQ. A lively shared wood burning firepit sets the tone no matter the time of year. Enjoy your coffee in the shade or a drink in the sun!

THE PROXIMITY: Walkable within 10-15 minutes to the best parts of prime downtown St. Augustine and a 15 minute drive to the beaches! US! is our main commercial corridor, equipped with shopping, groceries and restaurants of all kinds. To the south of St. Augustine is Marineland and Palm Coast, a great place to indulge in outdoor fun and another amazing area to explore! To the north of St. Augustine is Ponte Vedra with its legendary golf courses and high end spas and retail. This home is less than 10 minutes from Publix grocery store.

THE SPACE: The home sleeps 4 in 1 Queens and 2 Twin trundles. The kitchen is equipped to service your group for a great night in! The TV is Smart so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.

THE LAYOUT- This home has a studio layout:
SLEEPING: 1 Queen bed. 1 couch that becomes sleeping arrangements for 2 twin beds.
BATHROOM: Full bathroom with walk in shower.

AMENITIES: 2nd floor dedicated porch with garden views! Porch seating. Wood burning fire pit - shared. Propane BBQ grill. Linens and towels included.

OPEN LIVING: The studio is open so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PARKING: There is one off street parking spot in our driveway. Please be sure to follow clear instructions on where to park so that the downstairs unit's guests are able to park as well and come and go without being blocked in.

LAUNDRY: This unit does not offer laundry facilities.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 10-15 minute stroll to historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. Contact me for lots of insider local recommendations on what NOT to miss!

BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is 10 to 15 minutes drive to the beaches! You can also drive to one of the public beach accesses in Crescent Beach to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

LAUNDRY SERVICE: If you would like to partake, our brand new commercial laundromat The Queen's Laundry is offering pick up and drop off wash-dry-fold service to the St. Augustine area. The cost is per pound and they will work out payment with you directly. They simply ask for 1 day's advanced notice for a pickup request and a 24 hour turnaround time for completing and returning your laundry. Ask us for more information!

SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $49. This fee acts as insurance for minor damages and covers you up to a max of $500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Guest Access:
This listing is for Unit B (upstairs) only.
Long term tenants live in the separate unit at the back of the property (can be seen in pictures past the fire pit). The tenants park on the street.
The downstairs of this home (Unit A) will be occupied by other guests who are vacationing as well.
The Unit A guests may have a dog.
The fire pit is shared.
Bikes are not included with this listing for Unit B.
There are no laundry facilities included for Unit B.
This unit has a kitchenette only - no stove or dishwasher.
The entrance stairs to this unit are located in the shared backyard.
The unit is not sound proofed. You may hear some noise from the downstairs guests enjoying their unit.

The Neighborhood:
There is so much to explore in the neighborhood!

Most of my favorite local hot spots are in this part of town and within a 5 minute walk of the front door! To name a few: Preserved Restaurant (across the street!), Blue Hen Cafe, Crave Food Truck, Ice Plant, Dog Rose Brewery, the views at Lake Maria Sanchez, and walking down Charlotte Street and St. George Street to take in the gorgeous turn-of-the-century homes.

Just a few minutes walk north is historic King Street, where you can explore the most beautiful college campus in all of Florida, Flagler College! Just a block away is St. George Street, which is known for it's amazing shopping and restaurants! Nearby, picturesque Aviles Street is an art-collector's dream! Also located in this area are most of St. Augustine's special event venues like The Lightner Museum, The White Room, The Treasury and The Government House. I am more than happy to give recommendations. You will have an amazing time!

Getting Around:
We recommend renting a car for your stay. If you prefer to travel by bicycle or would just like to rent them for fun, check out Drifters for drop off/pick up bike rentals.

Other Things to Note:
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

NOISE LEVELS: Please observe quiet time per St. Johns County ordinance from the hours of 10pm until 8am.

Great little place in Lincolnville
Always looking for great, little places to stay when visiting my daughter in St. Augustine. The Loft was perfect for our needs—clean, bright, convenient, stocked, and an easy walk to downtown and Flagler. Also, Lincolnville is a great neighborhood—charming, quiet, unique, and historic.
