Home on the River - stunning views and Comfy Beds
Wake up and enjoy a cup of coffee overlooking the Hudson River from your kitchen. The back yard backs right up to the Hudson River and has beautiful views of wildlife and creates a naturally calming atmosphere.
We love comfortable beds and sheets so we have invested in them for your enjoyment too. Please note that we keep duvets on blankets that get turned and replaced with each guest's stay too. This is not common in my experience.
What I love about this town is that I can walk to the playground, tennis and basketball courts. The Waterford Harbor is just across the main road through town, also in walking distance. This is where the Tug Boat Round-Up is held and the fourth of July celebratory fireworks are set off. Looking to be in a central location while visiting the seasonal activities like skiing, hiking, biking, boating, fishing, and the Saratoga Track await you in lovely Saratoga County. Albany has lots to offer for the avid traveler too. Go for a walk at the capitol mall at sunset for some beautiful views. Check out the NYS Museum and its current exhibits.
Age requirements. Must be 21 or over to book. I do not accept groups of young adults 18- 25.

Kitchen- Our fully stocked kitchen has everything you will need during your stay including dishes, glassware, pots and pans and other kitchen necessities. Our kichen table is the perfect spot for a coffee and simple breakfast over looking the River We have a laundry room too, stocked with detergent and all the essentials! If you need something please just ask. We will provide some essatentals in fridge, however, please check the dates. We take no responsibility for the state of anything you use that is left for your use.
Your Room Features a Queen sized bed, large closet, side tables and a full dresser with extra blankets. I keep extra batteries here and some cords for phones.

The Kids rooms - can sleep 3 on a queen under twin xl bunkbed
ALL BEDROOMS - The remotes are color-coordinated to a tape on the TV with the same color in each room.
The Living Room- Features a couch for sleeping... The perfect extra sleeping spot you need! Extra sheets are in the built-in cabinet in the hallway.
The glass cabinet has lots of stuff you may need. Take a look at it please. It has extra blankets, towels, Kitchen towels, games, books , stuff for kids to color with ( under supervision ) and kid proofing the house for your stay.
The Bathroom- Located off the kitchen and features a claw foot tub. You can get in some serious relaxing but be careful getting in and out. Its taller then it looks.
☆WE PROVIDE OUR GUESTS WITH trash bags, linens, bath towels, toilet paper, hand soap, shampoo, conditioner, body wash, and hair dryers too! In the kitchen- we provide dish washing supplies, cooking oil, basic spices, paper towels, pots and pans, utensils, dishes, silverware, coffee mugs and glassware.
☆ GUESTS MUST PROVIDE THEIR OWN beach towels, napkins, outdoor forks/knives/spoons/dishes, firewood, fire starting supplies, toothpaste/toothbrushes and hand sanitizer. Don't forget the fixings for the S'mores to enjoy by our outdoor fire pit. Guests may purchase firewood at local gas stations and grocery stores or the guy down the road. Turn right onto 3rd and its less then a mile on the right.
☆THE GREAT OUTDOORS☆
Our home is set on fenced in lot that backs right up to the husdon River. Keep your eyes open for wildlife, especially birds- they just love the water! Also remember to bring fishing poles to drop a line. We have some fishing pole but not great ones.
We have an outdoor firepit so Don't forget the fixin's for S'mores! Guests may enjoy the outdoors daily between the hours of 8:00 AM and 10:00 PM.
Do Not Open/ climb over any of the gates in the back yard if they are locked. This will end your stay immediately.
Other things to note;
We welcome you to come to stay with us since we live upstairs, we will be really easy to get ahold of, most of the time. We are now living upstairs only half the time. There is a guest upstairs sometimes too.
Regarding early check out. If an Issue arises during your stay we have 24 hours to rectify the situation before any refunds are given.

•ABSOLUTELY NO SMOKING IN OUR HOME - On the front porch is allowed and in back yard. There is a receptacle for butts. If I find them in the yard I will be forced to stop allowing this at any time.

• 2 exterior video surveillance cameras located in the front and back area of our home have been added to monitor the exterior of our home, monitor noise levels, occupancy, our no pet policy, and to ensure we remain in compliance with town ordinances. Footage remains private and may be used for liability reasons. It in no way infringes upon the expectation of privacy in the public areas. To disable or obscure thecameras is prohibited and will result in eviction without refund.
• Guest(s) agree to comply with bathroom/kitchen rules. See posted signs in the bathroom and the kitchen for proper use. Guest responsible for any damage to our home, appliances, etc. Average charge for damage is $600.
LIABILITY: Guest waives, discharges and agrees to hold harmless Owner/Agent from all damages, illnesses, or injuries arising from or related to Guest's stay at Property, including without limitation, any accidents or injury to Guests, and loss of money, or valuables of any kind. Guest is responsible for keeping Guest's valuables safe at all times.

Mike and I have been together for a little under a decade, we fell in love with traveling ourselves in 2018 during our honeymoon. We stayed in an AIRBNB in Athens, what an experience. A little more about me, I went to school for archaeology at Suny Albany, while raising my son for his first 9 years with the help of friends and family. I had a hard time finding my way in my 20's but I think it was to learn humility, love and patience. I graduated with a bachelors degree in Anthropology and started at my first brokerage that year. My husband, Mike is a commercial HVAC tech for stewart's shops and before that managed 900 apartments, You will also meet or see my Son Cyrus he is a sweet relatively shy " adult".
Darum fiel die Entscheidung auf diese Unterkunft
Mike and I bought our first home together in 2015 in Clifton Park where we lived for 4 years. We then moved out to update the house to take the next step in our life, to buy an investment property. Life happened so our plans changed a little and we moved to Waterford to be closer to my brother's family. I had sold the previous owner this house and fell in love with it then. I am a local realtor and saw the potential for river access immediately.
