One thing to note though is that you’ll be greeted daily by the next door neighbors - so get ready to smile and wave! By the way, Storm Nicholas knocked over the neighborhood’s fishing pier in September 2021, and it’s yet to be replaced by the HomeOwners Association. Still, considering all else this waterfront vacation has to offer, who knows maybe waving at those curious neighbors won’t be so bad =)

House Rules
• Quiet hours are between 10 pm and 8 am. Please respect our neighbors.
• All guests must sign a rental agreement and provide a government-issued ID to check in. (We might ask you to take a selfie of yourself holding your ID.)
• Exterior cameras are installed for security reasons.
• No Smoking
• No unauthorized parties or events. For small gatherings, prior approval is required, contact us for more information.
• No illegal activities or drugs.
• Swim at your own risk
• For last-minute reservations, additional documents may be required for verification purposes before confirming the booking.
• Certain reservations may require an additional security deposit.

What you should know about BUGS...

Welcome to Texas where warmer temperatures don't just mean the flowers are in bloom, there will be an occasional bug break-in. Please notify us immediately of these discoveries. There are NO REFUNDS for discovering common house pests such as roaches, spiders, ants, flies, etc.

*** Our homes are on routine scheduled pest control maintenance by pest control professionals and are professionally cleaned after every stay to ensure top sanitary conditions.

For extended stays of 30 nights or more, please note that additional charges will apply and will be collected separately. These include:
*A mid-stay cleaning fee of $150 per month.
*A refundable security deposit
*A utility fee amounting to $300 per month
