Event liability insurance is required for any events on the property and we must be given a copy at least a week prior to your reservation. NO weddings are allowed. Only small gatherings with NO MORE than 25 people. Baby showers, birthdays and small family gatherings are welcome. NO MORE than the 14 guests are allowed to stay overnight. All guests from the gathering must be off the property when the event ends.

ZERO TOLERANCE FOR EXCESS MESSES OR DAMAGE. YOU WILL BE CHARGED ACCORDINGLY. Internet is very spotty and not guaranteed especially if it’s cloudy/rainy.




To check-out
Strip the pillowcases and sheets from beds and towels you used in a pile in your room
If you signed into any television apps, sign out
Make sure all doors other than the side front door are locked (push up on handles)
Summer months ac on 77 & winter heat on 65
All dishes or kitchen gadgets used, washed and put away or loaded and started in the dishwasher
All trash bags are placed in the plastic containers in the garage with the tops on
Return any moved furniture to its original position.
Make sure all windows are shut.
Any Trash or spills are cleaned
Remove all items you brought in


Kitchens
We believe we have everything you could need in our kitchen. If there is something you need please ask!

Trash
NO trash is to be left in or outside of our property.
Please put trash bags from the kitchen or other into the big bins in the garage when they fill up. We ask to please make sure the lid is on tight. If you have more trash than we have bins please call and let us know so we can dispose of them properly.


Laundry
You are welcome to use the washer and dryer. Please use good judgment and do not overfill. You are welcome to use the laundry detergent provided.

Cleaning supplies
We have a cleaning closet stocked and dishwasher detergent and kitchen trash bags are underneath the kitchen sink. Toilet paper will be under the cabinets in bathrooms and paper towels in the pantry.

Horse barn
Please keep out.
Pastures
Everything inside the gates you are welcome to roam. Please do not hop any fences or open any gates that aren't already open. We have livestock and want you and our animals safe.

Walking trails
You are welcome to enjoy our gravel trails around our ponds. Please be careful as some parts there are loose rocks. Keep an eye on children so that they do not get close to the water.

Other houses
Please do not attempt to enter any of the homes you are not renting. It will set off alarms

Elevator & Mechanical room
Please do not use or enter

TV & WIFI
With the scenic views we didn't think cable was necessary but we do have a roku- Unfortunately in this area, WIFI is very spotty and not guaranteed especially if it’s cloudy/rainy.

Garages
Please keep closed when not in use. If left open they will automatically close at 10pm. Please sweep out any food that could be on the floor, we do not want to attract critters.

Cameras on the outside of property
No moving furniture
ATVS, side by sides, dirt bikes, golf carts of any kind are not allowed on our property. Only 14 guests allowed in this home
