This beautiful cottage is 1 mile from Tech, minutes from Midtown, and within walking distance to downtown Atlanta (Mercedes-Benz Stadium, GA World Congress Center, and Centennial Olympic Park) via the new West Beltline!

This home features sleeping accommodations for up to 6 people, including an amazing King Suite with a giant walk-in closet, your own private sitting area, and a luxury shower that’s hard to beat!

Ramblin Cottage features 2 bedrooms, 2 full baths, and a spacious fully equipped kitchen that adjoins the living and dining area to allow your whole family to be together.

You will fall in love with the AMAZING King Suite! After your hot bath in the massive shower (featuring 4 luxurious shower heads), you can relax in the private sitting area before drifting to sleep on the comfortable King-size memory foam mattress with top quality bed linens.

We haven’t forgotten about your family members. They will enjoy the Queen-sized bed with a memory foam mattress, plus their very own full en-suite bathroom. Additional sleeping accommodations are available via a full-sized sleeper sofa.

OUR DESCRIPTION:
Although driving through many neighborhoods in downtown Atlanta (where every street is different) can be intimidating, we believe you will feel secure while staying in our home. The Ramblin Cottage is located on a quiet street with a fully fenced-in yard, which includes a gate at the driveway and outdoor security cameras that you can view via a tablet from inside the home. Our neighbors range from young professionals (including a GT professor), to retired couples, as well as our sweet next-door neighbor who has lived in the area for most of her life.

This West End location is one mile from the Georgia Tech campus, minutes from Midtown, and it’s within walking distance to the Mercedes Benz stadium and downtown Atlanta via the West Beltline Connector. If you prefer to take MARTA, the bus stop is only a 3-minute walk.

The West End is an up-and-coming historic neighborhood that has attracted immense attention over the past few years due to its historic homes, diverse occupants, and upcoming development projects. Many of the properties in the area have been purchased by investors and full renovations are underway. For added protection, the street corners feature live police cameras (indicated by a blue light mounted on top of poles) and police officers live throughout the area.

Guest access:
Guests have access to the entire first level, which includes the front porch, back deck (with a grill and picnic area), fenced back yard, and a private GATED driveway that holds 2 large vehicles or 3 small vehicles.
★ Please note: This home has a completely separate upstairs apartment that is occupied by our son, who is a student at Georgia Tech. The apartment is closed off from the downstairs area, with a separate outside entrance (similar to a Duplex). Although you may spot him when he enters the front gate and walks around the house, you will have COMPLETE PRIVACY during your stay. You will also have the gated driveway to yourself. Typically the apartment is only occupied during the week, as he often travels home for the weekend. If you have any questions, or would like to inquire if our son will be in his apartment during your stay, please don’t hesitate to message me.

➤ IMPORTANT DETAILS:
✔ DEPOSIT & CONTRACT: A $300 security deposit and signed rental contract will be required upon booking. Guests will have 24 hours to return the contract in order to maintain the reservation.

✔ SUPPLIES: This property is stocked with start up supplies (i.e. hand soap, toiletries, paper towels, toilet paper, trash bags). However, you will likely need to supplement with your own for stays longer than 1-2 days.

✔ TRAVEL INSURANCE: We adhere to our cancellation policy. Please secure travel insurance if you would like protection against events (including weather) that may cause a change in travel plans.

✔ PETS: This home is dog-friendly. We allow 2 small dogs (35 lbs or less) with a non-refundable pet fee of $150.

➤ HOUSE RULES:
✔ AGE: Minimum age of primary renter: 25. The primary renter must stay the entire time rented. We reserve the right to request a copy of your identification to verify your age.
✔ OCCUPANCY: The occupancy limit for this property is 6 and any additional guests on the property may be vacated for trespassing. No parties or illegal activity allowed on the premises. Quiet time between 10pm-8am. Locals please contact the host before booking.
✔ NO SMOKING: Absolutely no smoking is permitted inside the house, including the use of e-cigarettes or any smoking devices that emit smoke. A $250 fine will be applied to the credit card on file, and a damage report will be filed for any violation of this policy. Smoking is only allowed outside, with the condition that cigarette butts are properly disposed of. Furthermore, it's essential to note that NO ILLEGAL DRUGS, including marijuana, are permitted anywhere on the premises.
✔ SECURITY: To ensure mutual safety and security, we have Ring security cameras at the front, side and rear of the home. Please be aware that these cameras are positioned exclusively outside and may record activities in their vicinity. They are intended solely for security purposes and not for infringing upon anyone's privacy. Guests are strictly prohibited from tampering with, obscuring, or disabling these cameras at any point during their stay. Any attempt to do so will result in immediate eviction from the premises without eligibility for a refund.
✔ NATURE: One of the remarkable features of this home is its serene setting surrounded by trees and natural beauty. As a result, encountering various wildlife is possible during your stay in our home or within the neighborhood. This diverse wildlife spectrum includes squirrels, deer, raccoons, mice, spiders, mosquitoes, centipedes, flies, skunks, ticks, bees, wasps, crickets, ants, frogs, snakes, assorted bugs, and other creatures native to the area. These animals inhabit the natural surroundings, and while we thoroughly clean and inspect the premises before your arrival and maintain routine pest control measures, we cannot influence their natural activities. Occasionally, a stray bug might attempt to find its way indoors, so we kindly request your attention when opening and closing doors to minimize any entry. Please note that refunds will not be issued due to natural elements, like insects, making their way into the house. Additionally, there is a specific season when mosquitoes are prevalent. Although we professionally treat everything on the property, we recommend bringing bug spray if you are sensitive.
✔ MAINTENANCE: All maintenance is normally performed prior to your arrival, but we reserve the right to conduct routine maintenance if necessary. Please notify us of any maintenance issues or if something is malfunctioning so it can be rectified immediately. If you have a complaint about any aspect of the property, you are authorizing us to enter the property and fix the stated issue to solve the problem. Please note, although we do our best to answer all calls right away, there may be a delay in our response after our normal business hours from 9am-8pm EST.
✔ DAMAGES: The tenant shall be responsible for any loss or damage to the property and its fixtures during the term of this lease. Broken, damaged, or missing items will result in additional charges which will need to be paid for by you before your departure.
✔ CHECK OUT: Check-out time is 11 am. Late check-out may be available for $50 per hour, depending upon availability. Please follow the checkout procedures posted inside the home and located in the manual.
✔ LIABILITY: Owner shall not be liable for injury or damage to Tenant or any person who uses or is in the premises, or be liable for damage to their pro
