Our 3 Bedroom/3 Bath 2-story Home is perfect for your family with up to 8 guests. Walk right onto the Sand from our Oceanfront home with Oversized Patio & Balcony. Located in West Newport on 52nd St just a few blocks away from the West Newport Park. This home has NO boardwalk in front and is located as close to the ocean as you can get, Perfect for the family looking to enjoy a quiet vacation.

The space
This absolutely Beautiful Oceanfront Single family Home is located on 52nd St. This home has one of the closest proximities to the ocean in all of Newport Beach.

Bedroom 1 - (1) King-sized bed with En-Suite Bathroom (tub/shower)
Bedroom 2 - (2) Bunkbeds (4 Single Beds) with Adjacent Hallway Bathroom (Tub/Shower)
Bedroom 3 - (1) Queen-sized bed with Adjacent Hallway Bath (shower) - Bedroom (3) is on the ground level should anyone in your group have mobility issues.

Other amenities include -Washer/Dryer, WiFi, Local Cable, Linens, Beach & Bath towels, Dining Area, (2) Outdoor dining tables. Our Kitchen is Fully Equipped with pots, pans, dishes, coffeepot, Gas BBQ, Beach Toys & Beach Chairs

HOME LOCATION
For those of you looking to enjoy a QUIET Vacation you have found the right place.

West Newport is (in our opinion) the best locations to live/rent in Newport Beach. With the bike path located in the street (Unlike on the oceanfront in other areas) there is nothing to obstruct your view directly from the living room to the ocean! West Newport (52nd to 74th) is home to many long term residents spending time enjoying the beach without all of the hustle and bustle of the Pier/Tourist Areas. Inclusive of the West Newport Park you will find everything from children's Jungle Gyms, Racketball, Pickle Ball, Tennis, Volleyball, and basketball courts.

Although you may be looking for a quiet getaway, the action is never more than a Walk/Bike Ride away. (2-15 Minutes by Bike) 20+ Restaurants, Bars, Coffee Shops, Surfboard/Bike rental shops, Grocery Store, Duffy Boat Rentals, Newport Pier etc. (15-30 Minutes by Bike) Balboa Pier, Balboa Fun Zone, Balboa Island, Boat Docks (The Catalina Express, Whale Watching Tours, and Sailing Adventures) Huntington Beach Pier/Pacific City, and much more!

Construction Notice: Adjacent construction November 2025 - September 2026. The City of Newport Beach allows construction to take place between 7:00 a.m. & 4:30 p.m. on weekdays with no weekend (Sat/Sun) or holiday work permitted. Rental rates have been reduced to compensate for any inconvenience.

This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.

Parking in the garage only (2 car garage)

Laundry
A private washer and dryer are conveniently located inside the unit for your use. Included in your stay is 4 single use Laundry Powders.

High Chair & Pack 'n Play
High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.

Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.

Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.

Pet Policy
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Certain breeds may not be permitted at the discretion of the property manager. Pets must not be left unattended. If a pet becomes a nuisance, including excessive barking, or poses a threat to other residents or guests, you may be required to remove the pet or your reservation may be canceled without refund. Great location and amazing time!

Overall super impressed and could not beat this location! Great for family of 5, during “off” season. Good communication and safety, etc. We would go back for sure!

Can’t beat the location!

Amazing location!! Great for family vacation! Our kids loved being able to walk right out onto the sand and play. House needs a little fixing/ updating (the door was warped and wouldn’t close) but nothing major, we really enjoyed our stay!

Desperately in need of a deep clean. All cushions are stained, carpet stained. maintenence and upkeep have not been done in years. Unable to use upstairs outdoor table- covered in bugs and falling apart. Very dated. Smells of mold. Door hinges all rusted, sliders didn't move well at all. Innundated with flies. Lots of ants. Construction next door. Very beautiful location. Weather was great.

House was a little run down and smaller than pictures showed. Very old furniture and in a need of an update. No extra towels, sheets, pillows and blankets. Positives was location and beachfront.

Absolutely perfect location and home was spotless. Would definitely stay again!

This home was perfect for or needs. It was spotless and in overall good repair which is tricky by the beach with the salt air. Checkin process was easy and the management company was very responsive with questions. It was wonderful having the kitchen on the ground floor so you could prepare your meals and eat out on the patio. The upstairs living room was open and spacious and the deck was lovely but we spent the majority of our time on the patio below. I loved this location because on the one hand it is close to numerous delicious restaurants and fun Newport / Lido attractions but it is further up the beach so it is a little less hustle and bustle which was perfect! Was also very convenient to PCH and the 55 freeway and a hop from Huntington Beach. Would definitely stay here again.

The house was older than expected. It was comfortable, but for the money that you spend it should be more upgraded. They should have a new barbecue grill and it could be a little bit cleaner. I am not picky at all but when I have to spend 45 minutes to clean the barbecue grill on vacation after paying so much money every night no good tenant expect that

This property needs to be fumigated and is uninhabitable. When we arrived, we noted the home to be quite dirty, even for a beach rental. There were flies and bugs, dead and alive, noted throughout the home. We were unable to eat inside or outside the home, as food would be swarmed by bugs immediately. We kept the screens closed, which was difficult as the screen doors were rusted off their tracks and almost impossible to open or close. The home was exceedingly hot, reaching 87 degrees during the day (80 degrees outside). There were two very old fans provided that were covered in dust and did little more than spew dust when on. The final straw is that, on the second, day, our daughter woke up screaming from her nap - she was covered in bugs that were all over the bed (see pictures). We had to pack and leave immediately and wash and sanitize all our belongings upon returning home. This is the worse experience we have had and our attempts to rectify the situation with the management have gone unanswered.

Newport Beach Rental

We totally enjoyed our stay on the beach at Newport. We would rent this unit again should we return to Newport Beach. However, the property needs a bit of work. These are meant as constructive criticisms. The BBQ worked but was really dirty. A new BBQ would be nice. Some of the linens and pillows in the linen closet had stains on them. There was only one soap pod for the dishwasher and only one roll of paper towels. The screen on the patio door was ripped and frayed. One patio chair had a broken back. And I think some type of railing should be installed on the patio where it drops off adjacent to the house. This looked like an accident waiting to happen particularly for older guests. Again. this is meant to be constructive criticism. None of these things took away from our total enjoyment of our vacation. Thanks for a great time!
