Welcome to this hidden gem located in Miraloma Park, above Glen Park and next to Twin Peaks. Relax in this peaceful, quiet, and safe suburban neighborhood in the city. Enjoy views of Mount Davidson, the highest point in the city, directly from the living room windows, or sit outside and enjoy the beautifully landscaped backyard. Take advantage of quick access to both the 101 and 280 freeways, making trips to downtown or the Peninsula easy and fast.

**SMOKING, VAPING, E-CIGARETTES ARE ABSOLUTELY NOT ALLOWED ANYWHERE ON THE PROPERTY INCLUDING THE BACKYARD AREA AND THE FRONT STOOP AND STAIRS.**

The house resides in Miraloma Park, the geographic center of San Francisco. This diverse neighborhood is like living in a suburb in the city. It's quiet and safe; nevertheless, easy to quickly reach the more bustling neighborhoods of West Portal, Noe Valley, Inner Sunset, and the Castro. A Muni stop is close by, and both the 101 and 280 freeways are easy to get to, making trips to downtown or the Peninsula fast. Stonestown Galleria Shopping center and movie theaters are just 10 minutes away.

This 1,750 sqft, 3 bedroom, 2 bath home is ideal for a small family or business travelers needing a truly professional, safe, and secure home away from home.

With gorgeous hardwood floors and mid-century furniture and art collected from all over the world by the owners, this 2-story home exudes classic San Francisco style while boasting impeccably tasteful updates. The main level features the living room, with tons of natural light and views from Mount Davidson, the spacious dining room, and a fully stocked kitchen with high-end appliances. For those who love to cook, one of the best markets in the city is only two blocks away.

The 2 guest bedrooms with designer finishes are also located on the main floor. The artists who did the murals in the front room are EBoy.

The primary suite is downstairs with an en-suite bathroom, a small fitness room, and access to the private backyard. The backyard is equally suitable for quiet reflection and entertaining.

Note: The music themed guest bedroom has a a futon that can fit a single sleeper and there is also a Queen Air Mattress in the closet. If the guests' would like to use either the futon OR the air mattress we are happy to make them up if given prior notification.

*4 TVs in the home with Apple TV and Chromecast where you can access Netflix, HBO+, Prime Video, Disney+, Hulu. Guests have to log into their streaming account. Please don't forget to log out at the end of your stay!

PARKING:
One single space is reserved in the driveway for guest use. Garage is locked and not available for guests use.
Street parking is available, but please watch signs for any restrictions. Beware of street sweeping hours, vehicles need to be moved to avoid ticketing. Please do not leave ANYTHING in your cars. Even a jacket or an empty bag might look like it disguises something of value. Unfortunately, the frequency of car break-ins has increased throughout the city.

Our home in Miraloma Park. Developed during the "city beautiful" movement of the 1930s, Miraloma Park is one of the first neighborhoods to be developed west of Twin Peaks, a little more leafy and quiet than central San Francisco. Mount Davidson, the highest point in San Francisco is framed perfectly in our Living Room windows. Twin Peaks, with probably the best panoramic view of the city is a 5-minute drive away.

Depending on your itinerary while in town, you can either rent a car, or many guests rely on Uber and Lyft which are always available within minutes. The Forest Hill Muni station is less than a mile away, and there are numerous bus stops to get you anywhere in the city just a couple of blocks away.

HOME TRUTHS:
*The home was built in 1930; many of the plaster walls and flooring are original and show wear. The wood floors can creak.
*Summer in this area is not hot. It's very foggy and windy.
*Must climb a flight of stairs up to the front door and down to the primary bedroom. The stairs to the primary bedroom have a handrail on one side only and the other side is open. Be cautious!
*The heater and air exchange downstairs might be loud for some people.
*The shower upstairs can take a few minutes to get hot.
*The bathtub upstairs is not functional.
*The disposal can spit up food if you don't cover the drain in the second basin.

We want to host guests who can take care of the home and keep it in excellent condition until the owners return.

RENTAL TERMS AND CONDITIONS 

Definitions: 

"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any. 

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
-Host may request a photocopy of renter's ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation cancelled immediately.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property.

Great stay!
The house has everything and more you need for your trip. It’s walking distance from Starbucks and a cute grocery store. I will say it’s about 30 minutes from downtown so definitely rent a car because Ubers can be expensive. The neighborhood is super safe! Highly recommend!
