Safe, peaceful, secluded and family-friendly quiet corporate type neighborhood tucked away in the country over looking a farm fields, a creek bottom and woods...no race tracks or city traffic noise.

Large yard: sparkling clean 30' chlorine water pool, golf, play lawn games - I'll have many available, 30'x50' concrete sport slab in the backyard, includes a full size 72" basketball hoop, per request a pickle ball/tennis net, volleyball net and/or a volleyball 4-square net can be set up, etc.

Large decks: angled for privacy...while drinking a morning coffee, tanning, grilling, relaxing or having an evening drink enjoying sunsets. The lower deck has full sun exposure (tanning deck) & the upper deck is in the shade half of the day (socializing deck, country side view).

GUEST ACCESS
You will have access to the entire house and 1.5 acre yard. Access will be provided by either the garage keypad code or service door smart lock code. Plenty of parking for all guest vehicles. There is a garage available for 2 cars. We limit overnight cars on the driveway to 3 maximum.

Note: This property is protected with NoiseAware, a sound level meter which protects against unauthorized parties. NoiseAware is a sound level meter, not a voice recording device. While we want our guests to have a wonderful time, its important to respect noise levels for the nearby community. Multiple warnings for excessive noise/partying is grounds for dismissal.

NEIGHBORHOOD DESCRIPTION
Safe, corporate family-friendly type neighborhood tucked away in the country side, lots of kids, large yards (this one is 1.5 acres), secluded, peaceful & quiet, etc. There is a nice >1.5 mile walk/run through the two boarding country neighborhoods (2 miles if you go in all the cul-de-sacs).

Immediate removal without refund if house capacity is exceeded at any time, day or night (8). Or $195 fee per guest per calendar day (on property day or night) will be charged for additional guests. - Parking - 1 or 2 vehicles may park in the garage. We limit overnight vehicles in the driveway to 3 maximum.
- Smoking and illegal drugs are not allowed, this includes marijuana and vaping. $500 fine. We have smart smoke detectors that will alert us.
- No diving into pool.
- No shoes worn inside.
- Residence does have a pool. All children (and others who do not know how to swim) must be supervised 100% of time on residence.

- No pets allowed on property.
- Max 6 people in hot tub.
- Trampoline and wood burning stove are not permitted for use.
- Unapproved late checkout will be a $200 fee. Unapproved late checkouts more than 2 hours will be charged the full nightly base rate. Additionally any refund another affected guest is awarded because of an unapproved late checkout will be charged in full.
