This is a (3) level home in a Duplex Property.
• Level 1 - Ground Level Patio & Stairs Leading up to Living Area
• Level 2 - Open Concept Great Room, Kitchen, Living Room (with sofa bed), dining area, 2 main floor bedrooms (Full and Queen sized bed), full bathroom, in-home laundry.
• Level 3 - Master Bedroom with Private Rooftop Patio with a table for 6. This patio is only accessible through the home and is not shared.
HOME LOCATION
Centrally located on 39th St between the Bay and the Beach you never need to walk more than 15 seconds to put your toes in the sand! From the Volleyball courts on the beach, the bike path on the sand, or the Kayak/Paddleboard Launch on the bay you are never far from the excitement Newport Beach has to offer.
From this location, you can safely walk or ride bikes anywhere on the Newport Peninsula, Balboa Island, or down to Huntington Beach (45-minute bike ride in one direction) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Stand-Up-Paddle-board Lessons all in the area you will never need to travel far!
Although you may be looking for a quiet getaway, the action is never more than a Walk/Bike Ride away. Multi Family home / Shared Space Our home is part of a multi-family building with two or more units on-site. Please inquire to rent the whole building. The ground Level Patio is a common area that is shared with the adjacent condo. Although you share the ground-level patio outside your front door, each home has its own PRIVATE Rooftop Patio.
Staircase/Accessibility Home has (2) sets of stairs, (1) to access the main living area, kitchen, and 2 bedrooms, and (1) to access the Master bedroom and private rooftop patio.
Air-Conditioning This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.
Parking Details (1) Garage and (1) covered tandem carport spot on the Right is Provided.
Laundry A private washer and dryer are conveniently located inside the unit for your use. Included in your stay is 4 single use Laundry Powders.
High Chair & Pack 'n Play High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.
Noise/Construction disclaimer Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.
Fireplace Warning The fireplace must never be left unattended while in use.
Quiet Hours Notice Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.
Pet Policy This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

Clean and great location
Great set up in an ideal location of Newport. Outside of the busy area but a close walk to everything you need. The beds were comfortable and sheets clean. plenty of towels and parking for 2 cars is huge down here! We'd stay here again

Great location, property management needs work
Property was fine and in a great location. The management company needs better oversight. The house could have been cleaner. In a house that sleeps 8, there were 8 clothes hangers, 4 washcloths and 1 hairdryer. There were only 3 of us and we made do. The master bedroom sink had a serious clog upon arrival which we cleared with Drano and then were scolded rudely when we reported it. The bed cover in the master bedroom was covered in spots so we were not comfortable to use it. If you have a car, you will access the house via a narrow alley from the carport. The exterior lightbulb was burned out and it was a bit dark. The 24 hour emergency number is not always staffed for immediate response. The maintenance person, Bobby, was kind and helpful .If I were the owner, I would consider a new manager that pays better attention.

Hi Starr, thank you for staying with us. Here are the details of your trip:
Upon arrival, you went to the wrong property address (not the home you rented from us) even though you had the correct information with the check-in information provided. You called our Emergency line and proceeded to wait outside the incorrect property at 1 AM. We were assisting another guest and called you as soon as possible.
Obviously, the lockbox information would not work since you were not at the correct property. We understand how frustrating this must be and for this reason, we have all the information clearly detailed in our instructions. We have never had this issue with another guest at this home.
After checking in, you alerted us to a sink that was not properly draining. We let you know that a service technician will arrive to address this for you shortly. You notified us you could pour "Drano" down the sink to move the clog, but we insisted this is something you can not do at this home. This can damage the pipes. Upon the arrival of our technician, there was a bottle of Drano next to the sink and you told us you opted to just do it. These homes are private properties and our duty is to protect them for our clients. Deliberately breaking the property managers' rules is a violation that can cause property damage.

Great location, misleading accommodations
Home was in a perfect location. Easy access to the beach and surrounding areas. Neighborhood was quiet which was what we were looking for.
The home was not cleaned up to our standards for this price point. The floors were quite dirty and the hosts do not leave you any cleaning products to clean it yourself. The home could use a new refrigerator as it is dented and old and the freezer door only closes with force as the ice tray is broken. Home could use some updates as everything is pretty dated.
We did experience an issue with the Air Conditioning during our stay and it was not resolved until two nights later. We spent two nights with the home at 88 degrees so it was quite uncomfortable. That was disappointing but the hosts were very communicative during that time.
I likely would not stay in this home again unless some updates were made or the price was a little less. I had high hopes at this price point and was disappointed. But the location still was great.
