Welcome to the Regal House! This house is a fully renovated one story ranch conveniently located in Lawrenceville, Georgia. You’ll very much appreciate the driving distance to surrounding cities: Duluth, Buford, Lilburn, Norcross, Snellville, Stone Mountain, Suwanee, Dunwoody and of course Atlanta, Georgia!. Approximately 30-40 Minutes to the airport and surrounded by endless options of restaurants, shopping centers and entertainments.

The Space:

Our home is a private and peaceful 2826 sq. ft. house situated on a 0.5 acres lot cul-de-sac neighborhood. The space features a living room, a family room, a game room, a fully furnished kitchen, a dining area, 5 bedroom, 3 bath, a park-like backyard, a landscaped front-yard, a front porch, a patio, and a deck. The best part of all is that you will be able to use all of these spaces in a quiet neighborhood (Nothing is shared with anyone!)



**Living Room - Main Level**

Our main living room emphasizes a warm and cohesive atmosphere where everyone can gather for a lovely fireside chat. Here, you’ll find many natural elements - wood, stone, plants, etc. incorporated with a relaxing yet modern farmhouse interior and colors. The room features a stone fireplace, a modern marble-like coffee table, 2 mid-century blue accent chairs, a sofa, a throw blanket, two decorative pillows, 2 side tables, candles, flower centerpiece, fashion magazines, and several other decorative arrangements.



**Family/Game Room - Ground Level**

The recreational room is a relaxing and fun space that can be enjoyed by the entire family. The room features a rustic wood tiki bar and a pool table, making it a perfect place to chat and hang out. The room is also designed to be kid-friendly where we have toys, books, board games, and puzzles for them to enjoy. Furthermore, our TV features several popular channels and streaming services including so you can catch-up on all of your favorite shows.



**Bedroom # 1 - Main Level**

The master bedroom is located on the main level. The bedroom features a beige bed frame, high quality king size mattress, and a private tub/shower combination. It is also furnished with comfortable bed linens, a closet, three beautiful decorative pillows, two elegant wood-like nightstands, sculptured base ceramic table lamps, wall arts, an 8x10 area rug, and wall mounted TV.



**Bedroom # 2 - Main Level**

The second bedroom is situated across the master bedroom. The bedroom features a light gray bed frame, high quality queen size mattress. It is also furnished with comfortable bed linens, a closet, a full-length mirror, three elegant decorative pillows, two intricate wood nightstands, two modern USB charger table lamps, wall art, wall mounted TV, and a shared bathroom with a tub/shower combination.



**Bedroom # 3 - Main Level**

The third bedroom is also situated across the master bedroom. The bedroom features a dark gray bed frame, high quality queen size mattress. It is also furnished with comfortable bed linens, a closet, three unique decorative pillows, two modern wood nightstands, two modern classic drum shade table lamps, a framed wall art print, and a shared bathroom with a tub/shower combination.



**Bedroom # 4 - Ground Level**

The fourth bedroom is located on the ground level of the house. The bedroom features a simple and minimalistic look with a metal black bed frame, high quality queen size mattress. It is also furnished with comfortable bed linens, a garment rack, round end table, contemporary gold nightstand, two classy floral statement art pieces, a table and chair, and a shared standing bathroom.



**Bedroom # 5 - Ground Level**

The fifth bedroom is also located on the ground level which features a rich autumnal tone. It is furnished with two twin matte metal bed frames with comfortable bed linens, an exquisite wood nightstand, modern USB charger table lamp, a closet, a mid-century accent chair, stand lamp, a 12x9 jute rug, and a shared standing bathroom.



**Dining Room**

The dining room features a natural oak finished wood dining table accompanied by a matching bench and black Vecchia dining chairs that can seat up to 7 people. The room is lit by a farmhouse linear light fixture. Enhancing the dining room is a large centerpiece and a set of three floral wall arts.



**Kitchen**

The kitchen is an integral part of the house, so we want to make sure we are providing you with a functioning kitchen. Here in the kitchen you’ll find - a set of non-stick pots and pans, cooking utensils, strainer/colander, cooking shears, cooking stove, fridge, microwave, oven, cutting boards, dining ware set, and a keurig coffee maker.



**Sunroom**

This room is such a charming addition to the house as you can simply enjoy the outdoors without the hassle of weather elements and pesky insects from mother nature. The sunroom is furnished with hanging plant pots, wicker coffee table and loveseat corner sofas, and stylish woven lounge chair. We hope you’ll find yourself soaking up the warm Georgia sunlight while overlooking the beautiful backyard.



**Laundry Room**

You didn’t bring clothes for your trip? Don’t worry! The house is equipped with a functional and spacious tile flooring laundry room. Here, you’ll find a set of LG washer and dryer, a steam iron, a laundry basket, and laundry pods during your stay!



**Outdoor**

The backyard offers plenty of playing ground, beautiful gardening, a deck with a BBQ grill, an 8 piece outdoor patio dining set, and charming string lights that lit up at night. Right above the deck is the patio, which features a French bistro style outdoor table and chairs overlooking the backyard. So please feel free to have a morning coffee on the back patio, enjoy your afternoons in the sunroom, and host a barbecue party in the evening. (Please Note: unfortunately, it’s very difficult to determine how much propane gas is used per guest during the stay to refill, hence propane gas is not provided during the stay, and must be purchased by guests, often time a guest have kindly purchased the tank and you will need refill the gas inside, it not, you are responsible for the grill use.)

***House Rules to Note***

- Please remove shoes upon entering the house, any violation of this rule may result in a carpet cleaning fee/and or charges for damages to furniture.

- Smoking or vaping of any kind is strictly prohibited inside the house, including near open windows or doors. A deep cleaning fee of $250+ will be charged if any smoke odor, ash or residue is detected in the house.



For any other requests - please contact the host directly for inquiries and assistance. We will try our best to accommodate.



Guest Access:

Guests will have access to everything/anywhere in the house except for the garage (unless special need is required. Please reach out if you need to use the garage)



Other Things to Note:

Safety

OUTDOOR SECURITY CAMERAS: Our house is equipped with an active outdoor security system for your safety including several OUTDOOR CAMERAS.



Note

- Kindly note that this house is located in hotter climate (Georgia) and has a big garden backyard, hence it is prone to bugs/insects. We do have pest control to mitigate the problem however due to the insects being outside rather inside the house, please keep all the doors closed to mitigate the problem.

- If you have any allergies or other health issue, please be advise that we are not responsible for any issues that might arise due to your health. The house is professionally cleaned however dust or residue might still exists, please book at your own discretion.

- Pictures are taken at the earlier stage of the Airbnb, we do our best to replace and renew all items in the house, however, please note, it might not be exact to what you are seeing due to replacement of items, broken/damages, wear and tear over time.



Please remember this is a house that we care and love so much! So please treat the space with respect, love and kindness by keeping the space clean before you leave (respect our properties in the house).
