Franklin tiny home with a fully fenced yard and deck, just 9 minutes to downtown

A true tiny house with its own fully fenced yard, a deck, string lights and a gas grill, 9 minutes from downtown Franklin. Two ladder-access lofts hold a queen and two twins, so it sleeps four, and it's roomiest for two adults or a family with kids who love to climb. Inside there's a kitchenette, a walk-in shower, a 40-inch Roku TV, a table that works as a desk and 660 Mbps Wi-Fi. Self check-in and two parking spaces make arrival easy.

We're Jason and Mindy. The tiny house sits behind our home, set up for people who want to try tiny living without giving up comfort or privacy. Hundreds of guests have stayed with us, and a few have left planning tiny homes of their own.

WHAT GUESTS LOVE

Guests describe the house as adorable, spotless and quieter than they expected. They love the privacy fence, the deck under the string lights at night, how well the small space is laid out, and how comfortable the beds are. Many mention our guidebook and how quickly we answer questions.

THE HOUSE

This is a real tiny house, about 200 square feet on the main floor plus two sleeping lofts above, set inside its own fenced yard. It's compact, bright and thoughtfully laid out, with plenty of outlets and storage for a few nights away.

The yard
A cedar privacy fence surrounds your yard on every side, so it's all yours. You'll step through the gate onto a stepping-stone path that leads to the house and the deck. Out there you'll find bistro seating, a gas grill with utensils and string lights that turn the yard into the best spot on the property after dark.

The living area
A loveseat, a 40-inch smart TV with Roku guest mode so you can sign in to your own streaming apps, and a shelf of books. The table seats two and doubles as a desk, and the Wi-Fi tests at 660 Mbps, fast enough for video calls.

The lofts
Each loft has its own ladder. The queen loft is on one end, and the loft with two twin beds is on the other. Loft ceilings are low, so you'll sit up rather than stand in them. Headroom under the lofts is about 6'2". Each loft holds up to 600 pounds and each ladder 300.

The kitchenette
A mini fridge with a small freezer, microwave, toaster, electric kettle, Keurig with coffee, dishes and utensils. There's no stove or oven, so the gas grill on the deck does the real cooking.

The bathroom
A walk-in shower with the shower head at about 6', plus towels, shampoo, conditioner, body soap, a hair dryer and an iron.

Staying comfortable
A ductless system heats and cools the house year-round, portable fans are on hand for white noise, and there are extra blankets for cold snaps.

GUEST ACCESS

The tiny house and its fully fenced yard are yours for your whole stay. You'll enter through a gate in the privacy fence and follow the stepping-stone path to the front door. Check-in is self-service with a lockbox, so you can arrive any time between 3 and 10 p.m. We'll send directions, photos and your lockbox code before you arrive.

You'll park in two free spaces in the gravel area, a short walk from the gate. RVs, moving trucks and trailers won't fit.

YOUR HOSTS

We live in the house in front of yours, so we're close if you need something, but inside the fence you'll have complete privacy. Message us through the app any time and we'll get back to you quickly during waking hours. We've called Franklin home for more than 20 years and love sharing our favorite restaurants, parks and weekend events, so ask away. Our guidebook has all our local favorites, too.

GOOD TO KNOW BEFORE YOU BOOK

Both sleeping lofts are reached by ladder, not stairs. Loft ceilings are low, headroom under the lofts is about 6'2", and the shower head is at about 6'. Some guests over six feet have been fine with a little ducking and others found it tight, so it's worth knowing ahead of time.

The house sleeps four, and four is cozy. It's roomiest for two adults, or two adults with kids.

The open lofts aren't safe for infants, so the tiny house isn't suitable for children under 2.

There are no cameras at the tiny house. Ring cameras record video and audio outside our own house, at its four corners, on the white shed and at both doorbells.

Our two Cavalier King Charles Spaniels live in the main house and have their own fenced area.

Lawn service comes weekly in mowing season, usually Tuesday through Thursday, and pest control is exterior only. No one enters the tiny house during your stay.

No pets and no smoking or vaping inside, with a $250 fee for either. We check for smoke and odor after every stay.

No parties. Quiet hours are 10 p.m. to 8 a.m.

THE NEIGHBORHOOD

The tiny house sits in a quiet, established Franklin neighborhood where evenings on the deck are peaceful, and downtown is still only 9 minutes away.

Spend a day on Main Street browsing shops, grabbing lunch at Puckett's and catching a show at the Franklin Theatre. Walk the trails at Pinkerton Park, or spend an afternoon at Franklin's Civil War sites: Carnton, the Carter House and the Lotz House are 10 to 13 minutes away. For food, shops and the Saturday farmers market, head to The Factory, 10 minutes from the gate.

Kids love SOAR Adventure Tower, just 3 minutes up the road, and Extreme Escape Games is 10. Arrington Vineyards makes an easy afternoon trip at 15 minutes, and Cool Springs has every store and restaurant you might need.

Some of our guests are in town for a concert, a wedding or a tournament. FirstBank Amphitheater is a short drive, and Franklin's festivals, like the Main Street Festival and Dickens of a Christmas, fill up fast, so plan ahead for those weekends. Nashville is 22 minutes north for Broadway, the Ryman and the Gulch, and you can trade the crowds for string lights and a quiet yard when you're done.

GETTING AROUND

Bring a car or plan on Uber or Lyft. The neighborhood is residential, and restaurants and shops are a short drive rather than a walk. From here it's 9 minutes to downtown Franklin, about 10 to Cool Springs, 22 to downtown Nashville and 25 to the Nashville airport.

QUESTIONS GUESTS ASK

Are the beds really up ladders?
Yes. Both lofts are reached by ladder. Most guests, kids especially, handle them easily, but if climbing is hard for anyone in your group, the suite on our property, which has a regular staircase instead of ladders, may be a better fit.

How tall is too tall?
Headroom under the lofts is about 6'2" and the shower head is at about 6'. Some guests over six feet have stayed comfortably with a little ducking, while others found it tight. Loft ceilings are low, so everyone sits up rather than stands in the lofts.

Can four adults stay?
Yes, but it's cozy. The house is most comfortable for two adults, or a family with kids.

Is the yard really fully fenced?

Is there a stove?
No. The kitchenette has a microwave, toaster, electric kettle, Keurig and mini fridge, and the gas grill on the deck covers real cooking.

Will we have privacy from your house?
Yes. The house is inside its own fenced yard behind ours, and there are no cameras at the tiny house.

Is it good for kids?
Kids usually love it, especially the twin loft. Because the lofts are open, it isn't suitable for children under 2.

Is it warm enough in winter?
The ductless system heats the house year-round, and extra blankets are on hand. On the coldest nights of the year, pack warm socks, since a tiny house feels the weather more than a big one.

Is the Wi-Fi good for work?
Yes. It tests at 660 Mbps, and the table works as a desk for one.

Does the TV have cable?
No cable, but the 40-inch smart TV has Roku guest mode for logging in to Netflix, Hulu or whatever you watch at home.

Where do we park?
Two free spaces are yours in the gravel area, a short walk from your gate.

Can we bring our dog?
No. Pets aren't allowed, and a $250 fee applies if one stays.

Is there a washer?
No, but there's a laundromat nearby.

How far is Nashville?
About 22 minutes to downtown and 25 to the airport by car, without traffic.

Is there somewhere for the rest of our group?
Yes. We also host a suite above our garage on the same property, listed separately. It sleeps four.

HOUSE RULES IN SHORT

Arrive between 3 and 10 p.m., and check out by 11 a.m. No pets, no smoking or vaping inside (a $250 fee applies to either), and no parties or events. We ask for quiet from 10 at night until 8 in the morning. Four guests at most, and no children under 2. Before you leave, please leave washed dishes on the drying rack, set the mini-split to 72 on auto so it doesn't run nonstop, put furniture back where it was and return the key to the lockbox.
