Welcome to 23Exuma, a new, oceanfront, luxury beach house like no other. Located on one of the top five beaches in the Caribbean (Tropic of Cancer Beach) and the longest beach on the island of Little Exuma, this contemporary Villa features five elegantly appointed bedrooms, each with its own private ensuite bathroom and is one of VRBO's top vacation rentals.

Inside and out, 23Exuma has been carefully designed to provide all the conveniences and comforts of home while being on a world-class vacation – whether you are looking to enjoy the company of great friends and family or simply get away from it all.

An open-concept living/dining/kitchen area features 19' vaulted ceilings and dramatic, tall glass doors that lead out to the infinity-edge pool with tanning shelf. Walk another ten paces to most stunning beach you will ever experience, boasting 1.5 miles of crystal white sands and turquoise calm waters. The beach is home to the Tropic of Cancer parallel of latitude and the Villa's namesake, which is approximately 23 degrees north of the equator. Beyond the breathtaking beach is 'Turtle Island' which you will be able to discover using one of the premium kayaks or paddleboards provided during your stay.

The Villa’s well-appointed, gourmet kitchen features custom wood cabinetry, stainless appliances, granite counters, a 12' breakfast bar, and indoor/outdoor dining areas so you can choose where to enjoy one of the most fabulous views Exuma has to offer.

After a long day of outdoor activities, you may want to relax and watch TV on the plush and cozy oversized sofa in front of the 65” flat-screen TV. If you prefer, enjoy a good book in the oceanfront lounge area or unwind with friends and family in the comfortable poolside sitting area while listening to the ocean and gazing at billions of bright stars.

When you are ready to turn in for the night after a fantastic day, you will find 5 well-appointed bedrooms with premium mattresses, pillows, and linens.

Primary Retreat: (sleeps 2) King bed. Private ensuite bathroom with double sink, separate shower, and free-standing tub. A wall of sliding glass doors leads to a massive entertainment deck with infinity-edge pool overlooking one of the top beaches in the world.

Palm-View Bedroom: (sleeps 2) King bed. Private ensuite bathroom with shower, TV and a large window overlooking the side garden.

Bunk Bedroom: (sleeps 4 children) Two bunk beds. Private ensuite bathroom with shower. Windows with views of tropical gardens.

Ocean-View Double Queen Bedroom: (sleeps 4) Two queen beds. Private ensuite bathroom with shower. Oversized sliding glass doors open to the massive entertainment deck, infinity edge pool and the longest beach in Exuma, the Tropic of Cancer Beach.

Ocean-View King: (sleeps 2) King bed. Private ensuite bathroom. A wall of sliding glass doors provide easy access to a massive entertainment deck, beach, and pool.

Each oversized bedroom closet is equipped with custom organizers and drawers.

PLEASE NOTE THAT THE MAXIMUM CAPACITY FOR ADULTS IS 8. Bunk beds can accommodate 4 children. Kindly refer to house rules before booking.

You will be greeted upon arrival at the Villa by our on-island guest management team to guide you through an orientation of the Villa's features and amenities. You will also receive our "Touchstay" welcome package prior to arrival which provides excellent recommendations on dining, chefs, boat tours, golf, flyfishing, etc. We want you to have a truly memorable vacation and are here to assist in any way we can!
