** Maximum occupancy is 4. If there are more than 4 people at any time, a valid & verified noise complaint or more than 2 vehicle at any time, you agree to forfeit the reservation (no refund) along with immediate eviction.

We follow and abide by all rules by the city of Tucson, state of Arizona and Booking Channel and do NOT allow any Large Gatherings or Parties to maintain the integrity of the neighborhood and respect the families around us.

** The city is very strict on this and if you have any other unauthorized persons, over max occupancy or more than 2 cars, you are subject to forfeit your entire reservation.

** Cars may only be parked in the actual driveway and/or 1 car fits in the garage. NO STREET PARKING ALLOWED.

** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. We personally like to go here and the exchange of a tank is about $14. Firewood for the firepit falls under the same guidelines.

You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.

- A propane grill and tank are provided and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at the Circle K or Walmart. We Personally like to go here and the exchange of tanks is about $14. (3435 E Broadway Blvd, Tucson, AZ 85716). Firewood for the FirePit falls under the same guidelines

- We provide a starter pack of toilet paper and paper towels. For longer stays (3 or more days), please expect a possibility of supplementing these items on your own.

- There is no smoking in the unit or within 10 feet of any windows or doors. There will be a a minimum $500 fee for smoking in the unit , having a large gathering or party , or unauthorized / unapproved pet/s.

- We will accept 1 dog maximum with a pet fee of $200 one time must paid up front. (you must bring a kennel to place dog in that way the pup is not roaming freely while you are gone. This is to minimize damage of furniture.

- (If) Emotional support animals will have a pet fee of $150.

- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.

- This property is a duplex and both can be rented out for bigger parties. They each have their separate outdoor gate entrances but once inside there's a smaller gate that has access to go between the two units. There are different front door locks for each property so there's a chance you may see the other guests at some point if accessing the washer and dryer.

- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

- Check out is at 11am - There is a fee of $150 dollars for every half hour that passes if you haven't checked out. (unfortunately we needed to implement this due to many guests not leaving on time and backing up the cleaners and managers)

✅ Pest Control comes every 3rd or 4th Thursday of the month to spray outside and Inside of the unit . They will knock on the door to say if it's ok to do interior .

❌ By booking this Airbnb you agree that at any time a house rule is broken the reservation is forfeited and there is no refund.

- NO smoking on the premises. Violation fee: $750.

- Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.

- We expect the place to be in outstanding condition upon your arrival; however, if something is not to your satisfaction please let us know and we will make sure to make it right. Please understand that we cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc.) but we do promise that we will act on it and get a service tech out within 24 hours of your notice. That being said we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.

- This house may have a BBQ grill, and the cleaners brush the grate/coils of the grill. However, it is not deep cleaned for every arriving guest. If you plan to use the grill, please use the provided brush. If it's missing, kindly purchase one from the store, and we will reimburse you. Alternatively, please message us, and we will deliver one.

***WHEN YOU CHECK-OUT***
- Late check-out fee: $100 for every additional hour beyond the check-out time.
- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.

- Return any physical keys to the lockbox (if you've received one) to avoid a $250 charge for a missing key.

- PLEASE make sure to put the temperature of AC to 80 degrees.
- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.

- Please treat the unit as your home. Fees may be applied if there are any damages.

Nice cheap room

Very nice for a couple days of stay, however both the AC’s were broken aswell as the grill. Also alot of the dishes had dirt and hair on them still and needed to be cleaned before use. But other than those 2 things all was good.

A nice little house :)

I when for a week and I’m so happy of select this house . It’s a 1 bed but it’s perfect :) . Postino Restaurant and Snooze A.M . They're one block from the house. You can easily walk there. The house is very clean and has everything you need for a vacation. I'll definitely come back, but this time with my mom. 100% recommended. Great patio.

3 Nights in Tucson

The property is as advertised. The backyard area is the highlight and is private. Inside is small and somewhat basic / simple, so the outside really carries the property. Enough items to cook a good meal. Parking is private. The gate takes getting used to. No issues with the neighborhood - it is somewhat urban in a busy area, so if you want total quiet and serene views, this is not it.

Visit

The property felt safe, but the master lock at the front gate was difficult to read, especially if it was dark. Unfortunately, one of the reasons we chose this property was because of the hot tub which never did work. Every time we tried to turn it on it started to leak, and even if we filled it up with more water than it never was hot enough based on the fact that it was leaking, I don’t think you should advertise that you have it until it is fixed. The overall space was very nice

Poor cleaning, sanitizing and shower floor appearance

We rented this unit out and upon arrival seeing the state of the shower floor we decided to leave and not stay here. We took photos of the condition of the shower floor and express our concerns with the host and even so they refuse to assist with our refund. They state although “it look dirty, it’s clean” when there was something stuck to the tile in the shower floor and the grout was so dirty even black in some areas with mold throughout the edge of the shower floor.

Great location, near hiking

Property was nicely renovated and perfect for 2 people. It was great having a fenced in back yard with a steaming hot tub to take a dip after a long hike. The duplex was located near restaurants/bars with easy access to the highway. Great property!

Nice space and location for two people

We enjoyed our time here. The outdoor area is really nice and the small space (about 400 sq ft) works well for two people. However, we stayed for a week and there were some details missing to make it a functional space for that long, including no hangers in the closet, no drawers for unpacking clothes, no hamper, no washcloths, no bathmat, and very limited soap and TP that we had to restock.

Perfect Location

Cute little place in the best location. So many great bars and restaurants near by. It's also centrally located to all parts of the greater Tucson area. It is a very comfortable place - zones air conditioning so we were comfortable in the main living space and the bedroom.

Lovely little staycation

This was a great spot to stay for a 3 day staycation in Tucson. The location is walking distance from good food and the yard was a wonderful little oasis to enjoy when the sun went down. Comfy bed, beautiful kitchen and bathroom. Only complaints were that there could be more cleaning supplies to help keep it tidy while we were there (also needed to buy hand soap and property was nearly out of dish soap) and the grill was too dirty to use. If you want to use the hot tub on your first night, make sure you turn it on as soon as you check in!

Graduation getaway

We stayed here for the weekend celebrating my son's graduation from the UofA. The outdoor space was perfect for our dogs, and the location was ideal, including fabulous restaurant options within walking distance.

Spring Break

Cute and updated. Everything you need, like the comfort of your own home. Backyard was nice to hangout and relax. Didn’t use hot tub due to strong bleach smell. Overall, enjoyed our time here.
