The views from our unit's spacious balcony BEAT almost every other 2 bedroom unit at beautiful, serene Tropic Winds because of our unit's far more expansive views from our wide balcony and its status as a coveted, more valuable end unit! The minute you step in the door, you'll love this beautiful upscale beach condo with its million-dollar views from its spacious balcony directly overlooking the pristine sugar sands and emerald coast, with 30+ miles of Gulf of Mexico views. It's like stepping into a Coastal Living magazine. And just a few steps to the elevator, then a few more steps from it, and your toes will be in the sand--or just recline in our complimentary beach service-provided beach chaises with a large umbrella.

This condo is new to VRBO (as of 2022). The new owners, who have a history of 5-star premier partner reviews (see their VRBO listing # 1451694 in the same building) have spared no expense in making their beach sanctuary the perfect condo to share with you and your family or guests.

Serenity and beauty are the hallmarks of our vacation unit, Tropic Winds 1709. Tropic Winds is the newest Gulf front condominium development located RIGHT ON THE BEACH in Panama City Beach, approximately 12 miles and an easy, direct route drive from the new Northwest Florida Beaches International Airport (ECP). This modern, exceptionally well-engineered, code-compliant complex offers an indoor/outdoor pool, large outdoor hot tub, steam room, sauna, fitness center and meeting room. The owner also rents and provides at no charge to guests two full-size beachside chairs with matching umbrella during the vendor rental season (Mar 15 - Oct 31), plus extra beach chairs stored in one of the bedrooms for your use. The balcony includes a wrought iron table with chairs for outdoor dining and more, and an expansive beautifully furnished seating and lounging area. You and your guests will love the oversized 10x28 open-view balcony with plenty of room for everyone.

The unit comes with a designated, assigned parking space on the second level of the parking garage and valet carts to transport your luggage, just steps from the elevator, plus ample additional parking available in Tropic Winds’ 2-level overflow parking garage located just a 60-second walk across the street from the building. Its upscale country/coastal décor flows throughout every room with bamboo flooring in every room except the bathrooms. The bathroom floors are tiled with unique diamond shape insets. Both bathrooms have been updated. There are custom designed inset tiles in the walk-in shower in the master with a seat and dual shower heads along with an updated vanity and mirror. The guest bath shower/tub combo is tiled from the tub to the ceiling.

When entering the front door, there is custom installed wainscoting with hooks and matching wainscoting at kick-space under the bar. The kitchen is fully applianced and well stocked with cookware, dishes, cups, glasses, utensils, pots and pans, two types of coffee makers, 4-slice toaster, an array of high-grade spices, and much more—most everything you would have in your own home! There are ceiling fans in the living room and both bedrooms, and upgraded light fixtures in the living room, dining room, kitchen, and both bathrooms. The dining area and kitchen bar comfortably seat 9 (daytime only, please, as only 6 people can sleep over, per Tropic Winds rules and regulations). The living room has a memory foam mattress queen convertible sofa, plus 2 comfortable recliner chairs, all purchased in 2022.

The master bedroom has custom-made black out drapes and comfortable Simmons Beautyrest bedding. The rear bedroom has two brand new full-size, very comfortable beds, as well as blackout drapes. Both the living room and master bedroom open to the balcony where you will find comfortable seating while enjoying the views. Our unit is meticulously maintained and comes with a new Carrier HVAC system and a new 50-gallon hot water heater both installed May 2021. Also, the living room and both bedrooms come with wide-screen Smart TVs with remotes.

Our condo operates with a keyless entry system--no wasting time checking in at the front desk! When you arrive, just come on in and let your luxury vacation begin! Our home is also equipped with a Ring video doorbell for added security for you and the
property. The doorbell only has visibility of the exterior entrance and cannot see into the unit. In addition, we offer Free wireless and Netflix. We also have a porta-crib, high chair, games, beach towels, and much more to make your stay convenient, fun, and relaxing.

There is a separate laundry room with a front load washer and dryer. A queen-size sleeper sofa and 2 new modern recliners in the living room allow for TV viewing on the large screen Smart TV. Guests can also have beachside barbecues at ground level, using the HOA-provided picnic tables and gas grills already equipped with HOA-provided propane or the charcoal grills also provided by the HOA (without charcoal you must supply), at no charge.

Nearby activities include golf courses, deep sea fishing, water sports, tourist attractions, amusement parks, lazy river kayaking, and a wide variety of dining and take-out opportunities. Location, Location, Location...Tropic Winds is on the West end of the beach which is quieter and family friendly yet close to all of the major attractions. It is also only minutes west of Pier Park, the new huge shopping, dining and entertainment complex in PCB.

PLEASE NOTE: VRBO has changed its algorithm by providing a total 2023 "Host Fee" cost for your vacation without explaining that it already includes our $208.00 cleaning fee, $128.00 administrative fee, $70.00 parking passes fee, and a refundable $400.00 security deposit designated as a "Property Fee".

One final important point of reassurance--many of our guests inquire about the availability of a trip insurance policy they can buy through VRBO, to enable our guests to obtain reimbursement for their travel and vacation payments if their ability to enjoy their planned vacation is frustrated by an Act of God such as a hurricane, tornado or excessive flooding, or by a beach closure. The answer is Yes. When you register and pay for vacation time at our site, please look for the option to purchase such insurance during your reservation check-out process, and you can buy it right through VRBO pr, if you prefer, through your own insurance agent! When you do so, please be sure to read up on what the coverage you purchase gives you.

PLEASE NOTE THE FOLLOWING:

1. The sleeping Occupancy Limit of our unit is 6, regardless of age. If you need to sleep more guests, please consider booking our equally gorgeous 3 bedroom/3 bathroom Tropic Winds Unit 601 which is also an END unit on the southerly side of the same building easily accessible from this Unit 1709 and is authorized to sleep 8 persons (see our VRBO listing # 1451694 to check it out). No air mattresses and no fireworks are allowed.

2. Quiet hours begin at 10 PM and must be observed for the sleep quality and comfort of all building occupants. These policies are STRICTLY ENFORCED. There is a property security manager on-site 24 hrs./day.

3. PER ASSOCIATION RULES WE CANNOT RENT TO ANYONE WHO IS NOT AT LEAST 25 YEARS OLD AND PRESENT IN THE UNIT TO TAKE RESPONSIBILITY FOR ALL OF HIS/HER GUESTS.

4. SMOKING ANYWHERE ON TROPIC WINDS PROPERTY, INCLUDING WITHIN OUR UNIT AND ON OUR BALCONY, IS STRICTLY PROHIBITED. ANY REPORTED MATERIAL VIOLATION OF THESE OR ANY OTHER RULES CAN RESULT IN IMMEDIATE REMOTE LOCKOUT AND REMOVAL FROM THE PREMISES AND WILL RESULT IN A FORFEITURE OF YOUR SECURITY DEPOSIT.

5. WE CHARGE A "PROPERTY FEE" OF $400.00 AT THE TIME OF REGISTRATION. However, it is a REFUNDABLE SECURITY DEPOSIT RETURNED TO RESPONSIBLE GUESTS AT THE COMPLETION OF THEIR VACATION STAY!

Carol and Rob are 2022 retirees from New England. We sold our former New Hampshire and Maine homes as we approached retirement, and bought this/our permanent residence. We make it available to VRBO renters and vetted returning guests when we are away from home, which includes as much as almost 6 months per year . It's gorgeous--a wonderful place for beauty, amenities and serenity!

Our unit is located in the Tropic Winds Condominium, which is the newest beachfront high-rise condominium building, and perhaps the most serene condominium complex, in Panama City Beach, with convenient parking located near the building's elevators, directly below. Everything that's fun or culinary in and near Panama City Beach is either within walking distance or within a short drive, but because our building is located closer to the westerly side of PCB there is less traffic and noise than is typical of the more easterly sections of the beach.
