Spacious, Sunny Lake House. Close to ski trails.

Windsor Hills is located on 225+ acres of beautiful woodland in southern New Hampshire. The property was previously used as a youth camp, with lots of room to explore and play. We are now offering single-family homes for rent, so if have multiple families, or are planning that family reunion, we can accommodate. Close to skiing, on a beautiful semi-private lake, with miles of trails being reestablished. A golf cart is provided to get around the camp in the Summer and Fall.

The house has a private parking area and is nestled in a private wooded area. Plenty of parking for all your friends and family.

You will have the access to White pond lake. It is a semi-private lake with 150 feet long beach access for the camp guests only.

There are all different sizes of lifejackets, beach chairs, zero gravity chairs, paddles, and etc. in the boathouse. Please put everything you take out back to the original place after each day of use. Really appreciate.

Privately Owned Golf Cart Usage Agreement

By paying the fee thru AirBnB service request, you are agreeing to these terms.

I agree to the following conditions. In the event that I violate any of the following conditions, I agree and understand that I will be charged for any damages.

• I promise to return the rented golf cart in as good condition as I received. I will operate the golf cart safely and responsibly, and I will preserve and protect the golf cart from loss or damage to the cart itself, my person or property, and the persons or property of others. I agree to be legally and financially liable for all costs of repairs to the golf cart, and for the loss, damage and/or injuries to my person or property and the persons or property of others regardless of fault.

• I understand that a golf cart is subject to the same laws and regulations pertaining to motor vehicles and therefore agree that the golf cart will be operated in accordance with the laws of the State of New Hampshire, including but not limited to the requirement that persons driving the golf cart must not be under the influence of alcohol and/or illegal drugs. I further agree that I personally will be responsible for all moving and/or parking violations issued to said cart while it is in my possession, under my control, or at any time during the rental period.

• I agree that only persons who are 18 years or older and possess a valid driver’s license shall be permitted to drive the golf cart. I further agree that the maximum occupancy of the golf cart is the number of available seats (no standing on the fender).

• I understand there is a $250 security deposit held on the credit card provided by the customer at the time of reservation thru AirBnB money request.

To help ensure a comfortable and safe experience for everyone, please review and follow the house rules below.

Pets
• This is a dog-friendly home.
• Pet fee: $100 per stay for up to 2 dogs.
• A third dog is allowed for an additional $100 per stay (maximum of 3 dogs total).
• Cats are not permitted due to allergy concerns for future guests.

Extra Guest Fee
• Each additional guest beyond the reservation’s included occupancy will be charged $35 per person per night.

Additional Golf Cart Rental
• One golf cart is included with your stay (available from summer through early October).
• If you’d like an additional golf cart, we offer rentals for $80 per day.
• Please message us anytime during your stay if you wish to reserve an extra cart.

General House Guidelines
• No boats or jet skis may be launched from the property.
• For everyone’s safety, no motorized vehicles, ATVs, or boats are to be operated on the grounds without prior written consent.
• No smoking inside the house.
• No parties or large gatherings are permitted.
• No fireworks anywhere on the property.

Before Checkout
• Please leave used sheets on the beds so our team knows which to launder.
• Kindly reuse towels when possible to help conserve water and energy.
o Place used towels on the bathroom floor before checkout.

• Trash:
o Bring all garbage to the camp dumpster (about 2 minutes walking or 1 minute by car).
o The last photo in the Airbnb listing shows the dumpster location.
o No need to separate recycling — it will be handled for you.

• Kitchen:
o Remove all food from the refrigerator and freezer.
o Load used dishes into the dishwasher and run it before you leave.

• Packages:
o Please check with your host before ordering or having packages delivered to the property.


Privately Owned Golf Cart Usage Agreement
(A golf cart is provided for guest use around the camp during the Summer and Fall seasons.)
By completing your reservation and/or paying the golf cart fee through the rental platform, you acknowledge that you have read, understood, and agreed to the following terms and conditions. This agreement applies to you and to all members of your party.

1. Care and Responsibility
Guests agree to operate the golf cart safely, responsibly, and respectfully at all times.
The renter is legally and financially responsible for any loss, damage, or injury caused to the golf cart, the renter, their guests, or others—regardless of fault. Any repair or replacement costs will be charged to the renter accordingly.

2. Compliance with Laws
Golf carts must be operated in accordance with all State of New Hampshire motor vehicle laws.
Guests agree to:
• Follow all traffic rules and posted signs.
• Never drive under the influence of alcohol, drugs, or any impairing substances.
• Accept full responsibility for any tickets, fines, or violations incurred while the cart is in use.

3. Driver Eligibility and Use
Only drivers who are at least 18 years old and hold a valid driver’s license may operate the golf cart.
Maximum occupancy is limited to the number of available seats—no standing, hanging, or riding on fenders or other areas of the cart.
The primary renter of the house is fully responsible for the actions and safety of all persons in their group who operate or ride in the golf cart. The renter must ensure all users follow these terms.

4. Security Deposit
A $250 security deposit will be held on the renter’s credit card at the time of payment through the rental platform. This deposit may be applied toward any damage, loss, or violation that occurs during use.

5. Liability Waiver
By operating or riding in the golf cart, guests acknowledge and accept that such activities involve inherent risks, including but not limited to collisions, tipping, terrain hazards, or actions of other individuals.
The renter and their guests voluntarily assume all risks associated with use of the golf cart and agree to waive, release, and hold harmless the property owners, their family members, agents, and employees from any and all claims, demands, damages, or expenses (including attorney’s fees) arising out of or related to golf cart operation—whether caused by negligence or otherwise.
The renter also agrees to be fully responsible for the conduct, safety, and compliance of all members of their group who use the cart.
This waiver applies to all claims, known or unknown, foreseeable or unforeseeable. Use of the golf cart is entirely at the guest’s own risk.
