This was our 4th stay in AMI at this property..it's well kept, clean and literally 60 steps to the beach. Condo is well equipped including panama jack beach chairs and floaties for the pool. The pool is heated and was a glorious 80 the whole week. We already booked for next year! Harry's and Ginny and Jane's are both just across the street and are delicious!

One of my friends ended up in hospital. We called 911 and EMS were there within 5minutes. The owner of the property was understanding and went over and above to make sure everything was ok, including 2 extra nights for free while my friend was in hospital! Property management answered any questions or concerns promptly.The units were clean and decorated nicely. Location was perfect with short access to beach and free trolley. Walking distance to shops and restaurants. Will definitely stay again!

Great Little Place

My family of 6 - 2 adults, 4 kids - stayed here comfortably. We loved the set up and enjoyed the secluded pool. It was only steps from the beach which was perfect for my younger kids. I would recommend this property and I would stay there again.

Perfect flat on AMI!

This flat is close to the beach and close to the best coffee/breakfast spot on the island...Ginny and Jane Es! Very clean and comfortable place to stay. Near everything. Pool and accommodations on the property are perfect! This is my second stay in the same place and will be back again.

Little Gem On AMI

Parts of our family have rented units at Sands & Sea for years and it never disappoints. The units are clean, comfortable, and steps from the beautiful Gulf. The grounds are beautiful and well maintained as is the pool. Check in/out is uncomplicated and the property management company is 1st rate!

We stayed for a week. Everything you could want is in this flat plus it is 1/2 a block from the beautiful beach. You can walk or take trolley to everything. Enjoyed fishing on the pier and beach walks. They do ask you to do a bit of prep for next guests on your departure day but it is nothing to strenuous.

Our favorite place to stay!

This is the second time we've stayed at the Flats. The cottage is spacious, cute, tidy and we love having a pool steps from the front door. We were there when tropical storm Debby came through and the very next day the property manager had a team out cleaning up. The pool was clean by noon. We were pleased by how quickly they got the property back to normal. One suggestion, the mattresses could use an upgrade as they are VERY firm. We love the size and proximity to the beach and other amenities. There is a convenience mart, and one of the best burgers on the island is across the street at Harry's. We will be back next year! Hopefully without Debby!

Our August Stay

This was our 2nd time to the island. Absolutely loved how close we were to so many great restaurants that we could walk to! Being so close to the beach was fantastic and the pool at the complex was a nice way to end each day. Check in was super easy! The house was furnished very comfortably with all the comforts of home. The bed in the master bedroom was on the hard side, nothing that a good mattress pad could not fix! Too many mosquitos in the outside shower for us to enjoy so maybe invest in a monthly spraying to keep them away. Having beach chairs was a plus but many were rusted and could use a refresh. While we were super close to the beach the one negative would be the fact that the block is a public beach access so many day trippers at the top of the beach with tents blocking the walk way. Made for some very over crowded beach days All in all a great week and we will be back!!

Walk to the beach

Location was great. Short walk to beach and to lots of shops and restaurants. Very nice pool area. The place was cute and clean and just what we expected. Loved the outdoor shower too! Only complaints would be the queen bed was super hard and very uncomfortable! They gave you 2 nice beach chairs but for a 2 bedroom place, should have at least had 4. No umbrellas either! No where to rent chairs or umbrellas on the beach either. Seems like a small expense for the owner that would be a major convenience for renters! Very nice place overall. Met the owners family and they were very nice too!! Really enjoyed our stay but really didn’t sleep well on that bed.

Wonderful in almost every way, but...the mattress

I wish I could give a higher rating because our stay was really great. I have so much good to say: The condo was located very close to the beach, an easy 1/2 block walk, and also right in the middle of the fun touristy parts of Anna Maria while still feeling private. The pool was great and felt like a little oasis. The condo was very clean, and checkin and checkout were very easy and smooth. The place was very small but that just felt good to this mama who appreciated having very little to clean up! The kitchen was well equipped (just needed a pair of kitchen scissors to feel complete). The mattress in the main bedroom, however, was *very* uncomfortable. We made jokes that we may as well have just thrown a sheet over the kitchen table. Both of us woke up sore every morning and even my 10-year-old wouldn't trade for more than one night. Communication with the mgr was great other than being too often and too many words. I didn't want to feel bugged on vacation, but do appreciate having the information I needed. Switch up that mattress and this easily becomes a 4 star review!

Anna Maria Family Vacation

This property was perfect for my family of four. It was in a prime location close to the beach and beautiful Gulf of Mexico. We liked how easy it was to go back and forth from the condo to the beach and pool. The out door shower was perfect for our family as well. It was also in prime location near some nice restaurants within walking distance or just a close ride. I would definitely consider staying again.

Location is only thing good

Overall the whole location was rough. Snakes in trees and at our door unit every day and overgrown bushes. If it had less dead branches and bushes trimmed back it would be easier to walk the side walks and also not give snakes so many hiding places as u approach your door. Pool tiles broken and missing and the pool gate didn't lock. We were there in November and we rebooked for june, but the pool and landscaping went way down hill in those few months. The pool gate was actually twisted and not lockable. the unit had extremely slow internet if you are working - tv's needed batteries in the remotes, the blender was broken and every day you had to clean off the back patio of debris and tree branches that had fallen down. Helped scare away snakes for neighbors with groceries in their hands. Other guests had a dog and it was in pool area and inside pool also on one day. sand toys/chairs/umbrellas forget it - all were broken. in November we left great ones behind and they were not even in sight. they were building a new shed, but it wasn't what it advertised when we arrived. my code to get in didn't come 48 hours before arrival, it was 2 hours via email while I was driving in. Disappointed after such a great experience the first time...
