Welcome to our charming mid-century modern home located in Livingston, MT! Our property is ideally located within a 10 minute walk to downtown, 2 minutes to the park, and the 5 minutes beautiful Yellowstone River. This beautiful home serves as the perfect base camp for adventures in and around Yellowstone National Park, Paradise Valley and Bozeman! Step inside and you'll be greeted by a bright and airy living space with plenty of natural light streaming through the windows. The decor is a tasteful blend of mid-century modern and contemporary elements, creating a warm and welcoming atmosphere that's perfect for relaxing after a long day of exploring the town.

One of the highlights of our property is the fully fenced-in yard, perfect for families with young children or pets. You can relax outside on the patio furniture while enjoying the fresh Montana air, or take a stroll through the garden and admire the local flora and fauna.

Our home is perfect for those looking to explore all that Livingston has to offer. Whether you're interested in fishing on the Yellowstone River, hiking in the nearby mountains, or simply wandering through downtown to check out the local shops and restaurants, everything is just a short walk away.

We have a pack-n-play, high chair and stroller for those that could use it. For those that are traveling with their dogs we have a dog bed and dog bowls!

The Space:
The home boasts two bedrooms on the main floor, each with a comfortable queen-sized bed, plush linens, and plenty of storage space. The main floor bathroom is clean and modern, with plenty of fresh towels for your use. If you are needing an office we got that! The office just off the entry and has tons of natural light and a large desk to get all your important work done. In the basement we have another bedroom (non-conforming with a queen size bed), 1/2 bath, tv/den area and a laundry room (basement has lower ceilings approx. 6'4"). High speed Internet/Wifi. A shared fenced in backyard features a large outdoor dining table with BBQ and bistro lights makes for a wonderful spot to decompress for the evening!

The Neighborhood:
Awesome location, quite neighborhood, 2 min walk to Sacageawa Park, 5 min walk to the Yellowstone River and 10 min walk to Main St. Livingston!

Getting Around:
Yellowstone National Park is a beautiful 50 min drive down Paradise Valley. If your plan is to sick around Livingston you can walk to everything from Main st. to the grocery store to the river.

Other Things to Note:
For those traveling with little ones we have a pack 'n play, high chair, silicone dishes, outlet covers and a baby gate for the stairs (just let us know what need and we can make sure they are available for your stay).
Please let us know if you will traveling with your dog/s. There is a limit to 2 dogs. Please pick up after your pet, otherwise you will be charged an additional $50. We have a dog bed, dog blanket, bowls and doggie waste bags too!

Video Surveillance cameras monitor the exterior of our home. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here. It in no way infringes upon the expectation of privacy in these public areas. Additionally, we have installed noise monitors in the property to ensure that our guests have a comfortable and peaceful stay. These monitors help us detect any excessive noise levels that may disturb the neighbors, (they do NOT record any conversations, just decibel levels). We want to ensure that everyone has a great experience during their stay with us and that everyone can enjoy a peaceful environment.

These devices are not located in any private spaces such as bathrooms or bedrooms and have been installed for the safety and security of our guests and the property as well as to minimize disturbances to neighbors.
We take your privacy and security seriously, and we want to ensure that you feel safe and comfortable during your stay with us. When booking directly our cancellation policy is as follows:
Fully refundable if guests cancels within 48 hours of booking AND its at least 14 full days prior to check in.
50% refund of accommodation fees and taxes (minus a 4% credit card processing fee), cancellation must be made 7 full days prior to check in time.
If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
Extenuating Circumstances Policy:
When this Policy allows for cancellation, it controls and takes precedence over the reservation’s cancellation policy. Guests that are impacted by an event covered by this Policy can cancel their reservation and receive, depending on the circumstances, a cash refund or credit can be given. If the Host is impacted by an event covered by this Policy they can cancel without adverse consequences, but, depending on the circumstances, their calendars may be blocked for the dates of the cancelled reservation.

What events are covered

This Policy uses the term “Event” to refer to the following situations that occur after booking, are unforeseen at the time of booking, and prevent or legally prohibit completion of the reservation.

Changes to government travel requirements. Unexpected changes to visa or passport requirements imposed by a governmental agency that prevent travel to the destination. This doesn’t include lost or expired travel documents or other personal circumstances relating to a guest’s authorization to travel.

Declared emergencies and epidemics. Government declared local or national emergencies, epidemics, pandemics, and public health emergencies. This does not include diseases that are endemic or commonly associated with an area—for example, malaria in Thailand or dengue fever in Hawaii.

Government travel restrictions. Travel restrictions imposed by a governmental agency that prevent or prohibit traveling to, staying at, or returning from the Listing location. This does not include non-binding travel advisories and similar government guidance.

Military actions and other hostilities. Acts of war, hostilities, invasions, civil war, terrorism, explosions, bombings, rebellions, riots, insurrection, civil disorder, and civil unrest.

Natural disasters. Natural disasters, acts of God, large-scale outages of essential utilities, volcanic eruptions, tsunamis, and other severe and abnormal weather events. This does not include weather or natural conditions that are common enough to be foreseeable in that location—for example, hurricanes occurring during hurricane season in Florida.

What is not covered: Everything else.
