This 80m2 flat on the 1st floor of a historic building, a stone's throw from Rouen City Hall and the Museum of Natural History, combines the charm of the past with the comfort of a central location close to everything you need to discover Rouen and enjoy the surrounding area.

The double living room offers a pleasant living space with a large sofa, occasional armchair, coffee table and decorative fireplace. The dining area features a dining table and chairs.

The kitchen opens onto the living room. There's everything you need to prepare your meals here, including a hob, microwave, oven, Nespresso coffee machine, kettle, dishwasher and, of course, all the cooking utensils you'll need.

The first bedroom has a television and sofa bed. The second, larger bedroom has a double bed and promises a cosy night's sleep.

The shower room has a washbasin, shower and heated towel rail. The separate WC is attached to the utility room with its washing machine.

A private parking space, rare in the heart of the city, is included, giving you extra peace of mind. This home is ideal for those looking for a lifestyle that is both practical and full of character, within easy reach of Rouen's shops and cultural attractions.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

## Neighborhood

Rouen's Hôtel de Ville district is one of the city's most emblematic and historic districts. Located right in the heart of the city centre, this district is a fascinating blend of architectural heritage, cultural dynamism and lively local life. Dominated by the imposing Hôtel de Ville, a magnificent neo-classical building dating from the 19th century, the district is surrounded by picturesque streets filled with shops, cafés and restaurants.

Nearby, you'll find must-see monuments such as the church of Saint-Ouen, an imposing Gothic abbey, and the old medieval market square. The cobbled streets of the district, with their half-timbered houses and colourful facades, are a reminder of the town's medieval and Renaissance history. It's a great place for history and culture lovers, with several museums, art galleries and theatres within walking distance.

The area is also well served by public transport and is close to many modern amenities. It is frequented by locals and tourists alike, and the atmosphere is often lively, particularly during the day. In the evening, the small squares and terraces fill up, providing a pleasant setting in which to enjoy dinner or a drink in the open air.

Take advantage of the private car park on rue Dulong, right next to your flat, to park your vehicle and move freely around Rouen and the surrounding area.

## Notes

Please note that the building does not have a lift and that the flat is located on the first floor. Access may be difficult for people with reduced mobility or those carrying large suitcases.

Arrivals can be made via the ArchiDuchesse keymaster from 4pm to 8pm and departures must be made by 11am at the latest.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the flat, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! For any special requests, please contact the Cour de l'ArchiDuchesse.

Please note that this flat is the owners' main residence. Therefore, they live in the flat and rent it out when they are away, allowing travellers to stay in an authentic domestic environment. The owners are happy to make their equipment available to you and to provide you with cupboard space to organise your belongings. However, please respect their privacy and do not open cupboards that are closed/marked as private.

Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
