Home has a Galley Kitchen, and a spacious Living Room that includes two fireplaces... There are two Bedrooms that can accomodate up to 7 people - includes a Queen, Full, Twin, and Twin Bunkbed. Living Room also includes a large sofa and Queen Airbed if needed. One Full Bath with a Heated Jacuzzi Hot Tub... Washer/Dryer in Basement... Outdoor area includes a huge fenced-in yard for pets along with a new Picnic Table and Tiki Umbrella, a Weber Gas Grill, and plenty of chairs and smaller tables for dining... Also includes a large Outdoor Shower, a Toolshed for safe storage, a Patio / Deck, and a Playscape / Swingset for younger children, plus a large stained concrete 3-car driveway. Comes with all the amenities of a Private Beach Club - a spacious Clubhouse, Tennis Courts, full Basketball Court, boating, and our famous Black Point Grocery Market. Only a 5-minute drive to downtown Niantic with all sorts of quaint shops, bars, and restaurants. Super cute & fun get away

This house was great for our family & there were lots of nice touches, like the playground in the yard, the board games & cookies, and all the lights and decorations. Our kids also loved the jetted tub! The beach is a short walk away and there's a community center down the block with a larger playground and tennis courts. Perfect spot for families like ours!

Lovely getaway

We had such a great experience here! Joseph was so gracious and responsive and went above and beyond to make our stay great. His place is so cute with a mix of whimsical and really convenient touches. Our dog loved the yard, too! The neighborhood is gorgeous, too. We wished we had more time to explore the area and to take advantage of all the house has to offer.

Joe's Beach Cottage is Wonderful

My husband and I really enjoyed our vacation in East Lyme/Niantic CT. The neighborhood is quaint and quiet. Niantic is nice w/great restaurants and the best used book store I've ever experienced! Joe was very nice and answered all of our questions and keeps a lovely house.

Adorable beach house

It's Christmas all year and we loved it! So so cozy. From my elderly mom to my toddler everyone was happy. Kids lived the playground and we loved how easy and comfortable the house was. Joe also left us delicious cookies from a local bakery. Thank you Joe!!!

Perfect family reunion spot

My adult children live in the area, and my husband and I live in Ohio. This was a perfect place for our family to get together. We could even bring our dogs! This was our second stay at this house and we will be back again.

Weekend getaway

Lovely, well maintained property. Short walk to the shoreline and the neighborhood market (which has great coffee, muffins, shakes, etc). The fenced yard was wonderful for the dogs. Serene and quiet but friendly neighborhood. Excellent communication with property owner and easy check-in/out. Everything was as described on the site and it made for a wonderful weekend getaway!

Quick get away

Very nice house and location. Loved the decor especially the bubble nightlights. The host was easy to reach and the neighborhood was perfect for walking our dog. The beds could use a little updating but, otherwise, it was a perfect weekend. Highly recommend.

Great house, great location

We loved staying at this great house near the water. It was very quiet and the neighborhood and surrounding areas were very nice. Plenty of amenities and dog friendly. Owner was very sweet and accommodating. I hope we will make it back in the future for a longer stay.

Cottage by the ocean

This was such a cute place. We visited in spring where everything is just start to bloom the yard was fenced in so great for dogs, with a cute play place for kids. The neighborhood is so quiet and peaceful. We walked several of the streets and meet a few friendly neighbors. The host was fantastic checking in to make sure we had everything we needed. The house was clean, Air with lots of windows and light. We spent time playing board games and reconnect. Definitely would come the area again and stay here.

Wonderful visit

I am familiar with the area of Niantic it's a lovely quaint area and it's wonderful off season. So my sibling and I were there and we brought our dog and it's lovely that this location is pet friendly. So my doggy had free reign of the backyard the house was awesome decorated to the gills for the holiday season between holiday and beach theme it was just fabulous it was warm it was cozy at great communication with Mr Kelly before and at the time of my stay. It was wonderful I'd be happy to return again and I highly recommend this location for a visit:-)

Perfect way to end the summer

We do a fair amount of vacation rentals as a family and this is, without exaggeration, one of the best places we've stayed. You can tell the owner cares about the home and property. Immaculately kept, very unique, close to everything you might want in that Niantic area. We can't wait to book it again!

A beautiful back and front lawn with no toxic addititives - all organic... Also includes a Swingset/Playscape for children as well as a brand new Weber Gas Grill, Picnic Table/Tiki Umbrella, and a Firepit for outdoor dining.

Our neighborhood is very safe, peaceful, and beautiful... You are right down the road from three beaches... My favorite part is the BlackPoint Market run by a local family... It is only two blocks away with excellent grocery selection, penny candy, neat toys and trinkets for the kids, lots of beach souveneirs - along with an amazing deli that provides only the highest quality, freshly made food for your convenience (grinders, quiches, breakfast sandwiches, ice cream, slushies, etc.)... You will absolutely love your stay at Black Point Beach Club.
