Beautiful screened in heated saltwater pool that is 15`X30` and features unique stones and aesthetics. Lots of trees & foliage surround this home. Barbecue on the dock, and enjoy fishing Snook, Redfish, Jackfish, Catfish - in the salt water canal Play corn hole in the separate fenced-in large yard off the side of the home. Only Minutes by boat to open waters. Close to downtown Cape Coral restaurants, stores and entertainment. Near Cape Coral Yacht club. Ft Myers Beach and Sanibel Island are 30 to 40 minutes away by car.
NO PETS! NO SMOKING!

Please do not lower the temperature of the air conditioning below 73 degrees, and do not raise the temperature above 78 degrees.

Only flush toilet paper down the toilet. Please leave the grill as clean as when you arrived.

Please leave the oven and stove as clean as when you arrived.

Bring the garbage and recycle bins to the side of the road the night before pick up is scheduled.

Keep the pool filled above the lower end of the water line tile. Please use the pool timer to allow the hose to run for no more than two hours.

Before Departure:

Leave the sand at the beach! Rinse or brush sand off beach items.

Wash and dry all used towels. The housekeepers will fold them

VACATION RENTAL AGREEMENT

This vacation rental contract is a legal agreement between Robert Graniero (also referred to as the “Homeowners” and “Owner” and Cape Coral Property Services also referred to as “Property Manager”) and the Guests. This contract is entered into agreement as of the date when the Guests place their reservation online and the reservation is screened and accepted by the Property Manager and/or Homeowner. The Property Manager and/or Homeowner will notify the Guests by email when their reservation is accepted. Owner reserves the right to refuse service to anyone.

When booking this property, this agreement and disclaimer applies to Guests and all guests in the Guests’ party. By booking the property, the Guest acknowledges that this rental agreement has been read, understands, agrees to, and will abide by this rental agreement and all conditions stated herein. Guest agrees to abide by house rules as listed on the VRBO website, as well as House Rules regarding departure instructions:

Guests agree and understand that any damage, misuse or missing items reported by the cleaners will be deducted from the guests deposit and/or insurance, or will result in a post stay charge

Check in and Check out. Guests will access Cape Coral Property Services website, https://www.capecoralpropertyservices.com/ upon arrival and prior to departure to complete the digital check in and check out.

BBQ Cleaning: There will be a charge of $50.00 deducted for cleaning of the BBQ if it is left dirty.

The grill propane tank will have propane in it. There will be a replacement in the garage. If both tanks are used there will be a $35 charge.

Trash and recycle bins must be taken to the edge of the road for pickup if the day falls during the guest stay. Failure to bring bins to the edge of the road for pickup, resulting in excess garbage and recycling will result in a $100 post stay charge.

In order to book and hold your reservation, we must receive full payment through VRBO/HOME AWAY.

Cleaning & Linen Service Policy:
The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & washcloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. This includes cleaning one set of linens on each bed. If the guest uses additional linens, the guest understands they will be expected to launder (wash, dry, fold and store) the extra linens that were used.

Guests agree that they are responsible for all debris, rubbish and discards and ensure they are placed in plastic bags and transferred to the large trash cans and recycle bins. Soiled dishes and cooking utensils are placed in the dishwasher and cleaned.

The home is provided with a starter set of 2 rolls of toilet paper in each bathroom and one roll of paper towel in the kitchen. There is no guarantee that these extra items will be sufficient and guests may need to replenish their own paper goods, toiletries, & laundry detergent, etc.

Booking Agreement:

We, the Guests (also referred to as “Tenants” and “Guests”) agree to the following:

1) PAYMENT DUE - All rental monies are due according to the payment schedule disclosed under `Payment Policy` above on reservation acceptance.

2) CANCELLATION POLICY

Booking through Vrbo: 100% refund for cancellations more than 60 days before check-in date, 50% refund for cancellations from 59 to 30 days before check-in date. Guests will forfeit the total rental if cancellation is made 1 to 29 day prior to arrival. The total rental includes all charges on the paid-in-full invoice.

Booking through AirBnB: If guests booked through AirBnB; full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. Guests may mitigate this loss by purchasing Travel Insurance or Cancel for Any Reason insurance offered by a third party provider. There are NO REFUNDS for EARLY DEPARTURE.

CANCELLATION EXCEPTIONS: The Guest understands that under certain exceptional circumstances, the owner will be contacted prior to issuing a full refund if the cancellation does not fall within the Vrbo cancellation policy as set above.

3) HURRICANES & TROPICAL STORMS - There are NO REFUNDS for hurricanes, tropical storms or weather conditions during guests occupancy, even if a mandatory evacuation is ordered (Guest may obtain travel insurance through a third party. Guest ASSUMES THE RISK).

4) POOL We do not guarantee a specific pool temperature. Pool temperature is set to 84 to 86 degrees. The pool will only reach this temperature depending on weather and wind conditions. The pool will run on a timer during the day. Please do not adjust the pool timer. Attempting to adjust any pool equipment will result in a post stay charge.

5) CONDITION OF PROPERTY: Property Management and/or Owners have, to the best of their ability, given an accurate description of the property and its condition. Guests understand that it is considered a reserved `sight unseen`. Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, or the Internet and WiFi service are not a basis for any refund. Property Manager and/or Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Property Manager immediately. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the house. The Guest agrees to hold the Property Manager and Owner harmless from any liability for the condition of the house.

6) CLEANING & REPAIRS: All homes have cleaning included in the total rent. Please note that cleaning does not include cleaning the grill, cleaning dishes and cooking utensils. The guest is responsible for washing and drying towels throughout their stay, and washing and drying towels prior to their departure. If additional cleaning is required after you leave, guests will incur a post stay charge. Guests agree to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Property Manager and/or Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guests are responsible for the cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linens be taken outside or to the beach with the exception of those items specifically mentioned in paragraph 9.

7) ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Owner or Owner’s representative or Property Manager may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner may need to enter the premises. The same permission procedure applies as above. In any emergency, Owner or Owner’s servicing agent may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency.

Nice Appartment with a beautiful outdoor area

The house is very nicely furnished and everything you need is there. The TV system is great for a movie night. The main bedroom with bathroom and direct access to the outside is also great. The air conditioning in one part of the house didn't work that well. It was repaired before we arrived and initially worked well. After a few days we noticed that it does not cool as it should. Otherwise we really enjoyed our stay.

Centrally located to beaches and overall area. The pool was a huge hit with the kids. Great amenities in the kitchen and overall in the house. The beach items are a big plus and one of the few rentals we’ve ever stayed at that seemed to have plenty of everything you need.

Wonderful home, great location

We stayed 2 weeks at the property and it was truly relaxing. The home is exactly as described, clean and well equipped. The location was great, a short drive to many beach locations, shops and great restaurants. We loved the Boathouse Tiki Bar, and Two Meatballs in the Kitchen, both in Cape Coral. Lots to do and see in the area. Not related to the property, but we did see an alligator in the canal. It was an amazing site to see, from the dock! Please take the warnings to not swim in the canal seriously. Would definitely stay in this home again.

Gorgeous pool overlooking canal

We enjoyed this clean, spacious home in a great area. Plenty of room for 3 adults and two teens. Very comfortable beds. We enjoyed the pool and game room. We loved the Fish Tale restaurant nearby with live music (get there early). We also enjoyed Art in the Cape and made beautiful crafts to take home. Don’t miss the pastries at Bread Pete, ice cream at Side Car Sweets, or sushi at Yellowfin. We loved walking in the neighborhood and seeing the native burrowing owls. They are adorable. Amazing Oasis

Absolutely Beautiful

Amazing space, Amazing pool, Amazing outdoor living area, Amazing indoor living space, Amazing Dock area, our kids preferred to come back “home” and swim in the pool instead of the beaches, that’s how much we loved this home. Thank you for your hospitality and a dream vacation!!!!

Great choice

We stayed the week before Christmas and found it to be just as advertised - plenty of room, clean, great amenities and lots of fun with the pool, shuffleboard, dartboard, etc. Even the things like the bed and shower quality were great! Location was ok, but for everything else it is definitely a place you should consider!

Great location, property had everything. Central location, beautiful outdoor area with awesome pool and hosts answered all questions quickly. Just a really great place for a vacation.
