DESCRIPTION

Overview of apartment:
Comfortable 80 square meter two bedroom and two bathroom city apartment on the raised first floor (one and a half floors up, with lift), bright with lots of natural light, in a prime location in an established and quality yet peaceful area of the city center. Master double bedroom, separate twin bedroom with ensuite bathroom i.e. private bathroom directly off the bedroom. Fully air conditioned throughout for summer, independent central heating for winter! Provides a wonderful and top-quality base for your stay in Athens be it for business or pleasure.

Living & dining:
The apartment offers a tastefully furnished living area, featuring a separate dining area with a table set for 6 people that can accommodate up to 8 for dinner. The apartment is decorated throughout with original contemporary artwork by Greek and international artists.

Kitchen:
The modern new kitchen is equipped with brand new top quality full-size fridge/freezer, induction cooker, oven, dishwasher, microwave, and other necessaries (Whirlpool large-capacity clothes washer-dryer is separate in one of the bathrooms). All modern cooking and dining equipment is provided to a high standard... we love cooking and occasionally use the apartment ourselves when it's not being used by our guests.

Bedrooms & bathrooms
One double bedroom with queen-size bed and a second double bedroom with twin single beds (that can be put together), with both bedrooms leading onto a shared balcony with café table and chairs. The bedrooms are fitted with top quality beds and mattresses as well as natural feather and down pillows and duvets for a good night's sleep! Windows are double glazed and feature roller blinds to completely darken the rooms for sleeping. A comfortable double sofa bed in the living room provides the option for two additional guests.

The double bedroom has it's own bathroom directly opposite with modern shower stall including newly-installed rain shower (not shown in photos), the twin bedroom has an ensuite/connected private bathroom also with modern shower stall - also including newly-installed rain shower (not shown in photos)- and includes a new high-capacity clothes washer dryer.

Climate control:
The apartment is independently centrally heated, the living area and the two bedrooms also have separate fully independent new air conditioning/heating units with remote controls.

Balconies:
The apartment includes a full-length west-facing front balcony off the main living area that catches the lunchtime, afternoon and evening sun throughout the year, appointed with a café table and chairs. The two bedrooms open onto a separate enclosed south-facing balcony with greenery, and share a café table and chairs.

Mosquito screens
There are usually very few mosquitos in central Athens, and then only usually in full summer. We anyway have mosquito screens fitted on all windows and balcony doors, as well as having optional anti-mosquito devices for your use in the apartment. Please note that the mosquito screens are very delicate and must only be used carefully, please pay particular attention not to walk into the screens when they are in place and the windows are open!

- HDMI cable / universal plug adaptors (please leave in apartment after stay).
- Fully catered kitchen: toaster, kettle, blender, Nespresso machine, cafetière, Britta water filter; complementary tea/coffee, sugar, crème, virgin olive oil, balsamic vinegar, apple cider vinegar, Himalayan salt, black pepper, Herbamare condiment, oregano and more are provided for the start of your stay (all such culinary items and and much more are available as required for your full stay from the local shops and main supermarket nearby).

- Bluetooth stereo speaker for connecting to your music devices (JBL Flip 4).
- New security door to main apartment entrance, roller blinds on all balcony French windows.

Honor bar:
The apartment also provides an 'honor bar' where we provide a range of quality spirits in order that you can prepare your own drinks to enjoy at home, without having to buy whole bottles yourselves. All that we ask is that you leave us - in cash in the marked jar - the appropriate amount for whatever spirits you pour in order that we cover the costs of operating this.

ADDITIONAL INFORMATION

We appreciate that where you stay when you are away from your own home has a great bearing on the overall experience of your trip, your stay with us is intended to provide you with a home away from home.

Late checkin requirement for late arrivals:
Please note that for guests likely to be checking in from 21.00/9pm to our latest checkin time of 23.00/11pm based on late flight, ferry or other arrival transport mode we require the following: that you agree at the point of requesting the booking with us to use our recommended taxi transfer partner to transfer from the airport/port/train station respectively, in order to mitigate the lateness of your checkin to our apartment and to allow us to best plan for the late checkin by being in touch with the taxi transfer partner through the process of transfer to our apartment. The recommended transfer partner is anyway used by many of our guests at all times during their stays, is very reliable and competitively priced and represents the best, quickest and surest option for transferring late at night.

Check-in / luggage drop-off:
We alway try to be as flexible as possible, the indicated check-out time (by 11.00) and check-in time (from 15.00) are to allow us to clean and prepare the apartment when we have back-to-back stays with guests leaving and other guests arriving on the same day. Wherever possible we allow earlier check-in within reason, and either way we can almost always allow arriving guests to drop off luggage early from 11.15 or indeed earlier where this is possible based on the previous guests' departure time. Please let us know your requirements when booking, and we will always seek to find the best solution for your needs given what is possible.

On arrival at the apartment building:
When you get to the apartment building ring the doorbell labeled 'Panayotou' on the panel by the outside entrance and we'll let you in. The apartment is on the raised first floor (i.e. 1.5 floors high), it's the door on the right at the end of the short hallway when you go left coming out of the lift or as you come from the stairs.

Guests, families & kids:
We welcome guests from all over the world, we only ask that you treat our home as you would your own and that you and your family leave it as you found it. Please note that while we welcome kids to stay the apartment is not specifically child-proofed and the decoration and furnishing in particular need to be treated with proper care, as such guests are responsible for both the safety of all staying in the apartment as well as for ensuring that no damage is done to the property.

Breakfast & meals
We provide a range of coffee and tea options and sugar and coffee crème for the start of your stay so that you feel right at home. We also provide the essentials for your own cooking needs, including - mainly organic/bio - Himalayan salt, black pepper, Herbamare condiment, oregano, olive oil, balsamic and apple cider vinegars etc. There are a wide range of local shops and bakeries where you can buy everything you need to create your own meals over your full stay.

Household supplies:
There are a range of items provided in the apartment in order that you do not need to bring too much with you nor shop for things that you use only a bit of during your stay:
- Kitchen: cooking and cleaning essentials as well as paper, napkins, wrap, foil etc.
- Bathroom: soap, shower gel and shampoo, toilet paper.
- Household: candles, tea lights
Please note: all such supplies as well as all items in general in the apartment are provided for your convenience during your stay, but are not intended to to be necessarily finished nor taken away with you upon your departure as they in fact belong to the apartment.

Parking:
There is no private parking, however free street parking is available outside and throughout the neighborhood. While finding a space may involve a bit of searching at the busiest times as is the case in most city centers, we've never had an instance where we couldn't find somewhere to park nearby.

ACCESS

General access:
Guests have access to all areas of the apartment during their stay, with the exception of a couple of cupboards that are locked for the use of the personal servicing the apartments between guest stays; there is however plenty of cupboard space for guest use in the bedrooms and elsewhere in the apartment.
