We are only 1.5/hrs to Disney in Orlando and one hour to Tampa Intl. Airport & Clearwater Beach, 1.5/hrs to St Pete Beach, 30 minutes to Tarpon Springs, 2/hrs to St Augustine & much more. Bring beach towels, sunblock, your hat, and shades, and get ready for a day, week, month, or Winter in paradise.
No visitors other than those specified in this app. with a max of 12 total. A visitor is anyone who is on the property for the day/night via water or land.

Nestled in between fresh & saltwater- it doesn’t get better than this! 5 Miles to the Gulf of Mexico, 3 Miles to the Weeki Wachee Head Spring, Weeki Wachee State Park which has so many activities for the whole family including an underwater mermaid show (by rsvp only). Buccanneer Bay Lazy River (1st come 1st serve) & Sun West Park is approx 5 miles down Commercial Dr. , Sunsets @ Pine Island & Bayport Pier only 3mi. or enjoy the view from the jacuzzi in spacious downstairs family activity room! There is so much to do- From manatee watching, snorkeling, scalloping, kayaking, SUP, going for a bike ride, hiking, or just plain hanging out. This is a beautiful natural retreat that you will fall in love with & not want to leave.

There's a dock so you can tie up 1 boat to it. If you don't have a boat, there are rental companies. We have a $60.- 1 x Boat Docking Fee. The relaxing vibes you’ll get during your stay should help bring clarity & peace ✌🏻 to your life. Life is short so live it.

Additional House Rules
We hope you find our home clean & welcoming. If we do not hear from you within 3 hours after your check-in, we will know that everything is fine and has met or exceeded your satisfaction. We respect your privacy as I’m sure you will ours. That said, We live close by. During your stay, if you have any questions or concerns reach out to us using the VRBO platform or Text us 813-368-4700 and I will respond ASAP. Check-in between 4 PM - 10pm. Check in with a Digital Lockbox using your code. No smoking / Vaping inside the house, inside the downstairs or by the doors. Disposal of all smoking waste goes in outside garbage cans. This includes cigarette butts.

Bring Blue Garbage Cans curbside & Close Lid for pick up on Mon & Thurs evenings AND on your last day please . Return them underneath the stairwell w/lid closed by 12noon next day please. No parking on the lawn. You may use the space up to the electric pole to play. Use the cement driveway to park. No RV parking or hook up.

No pets, parties or events. No loud music/noise after 10pm No subletting No eating in bedrooms, Person booking must be present at Check-In & during the stay,
This home accommodates up to 12 registered guests. There’s a $20/per person per day above 6 people fee. This includes day or night visitors who do not intend to stay the night. This is for use (more people = more wear n tear) Depending on the circumstances, guests will be asked to leave the property with no refund if they are not following the House Rules including the maximum occupancy rule & having open communication with the host. Only registered guests & their registered visitors may utilize the property. If unregistered guests arrive this is grounds for rental contract termination & you will be asked to leave the property without a refund. All guests must be at least 24 years of age or older to stay without a parent. No pets or animals of any sort are permitted inside the house or on the property at any time. Use of kayaks and floats is at your own risk. The owner is not responsible. As parents of 2 children, I urge you to have your kids wear their life vests at all times. If they’re 6/Yrs or under it is required by FL Law Enforcement. When using kayaks you must have a life vest per person on vessel. There is a current in the canals & river that varies so be observant & cautious.
We provide our guests with a generous amount of amenities to get you started. In some cases toilet paper, paper towels, laundry detergent, trash bags, dish soap etc. may run out during a guest stay. Guests are responsible for purchasing additional amenities at their own expense. It is not the responsibility of the host. BP Gas Station (1 block away) sells these items as well as Dollar General (less than 2 miles away), Winn Dixie (less than 5 miles away),Target, Walmart, & Publix grocery stores & are within 15 min of this property. Delivery with a min order is available from some of those store partners.

Do not dispose of anything in the toilets aside from normal amounts of toilet paper & body waste. If plumber is called & issue is caused due to negligence it will be your financial responsibility. Wipe up all spills and excess water promptly. Notify us immediately if there is a leak via this VRBO app. OR TEXT 813-368-4700. Keep the jacuzzi lid closed when not in use. Must be 18 yrs + to use the jacuzzi.
The entire property is available for your use EXCEPT our owner's closet in the garage. It is locked.

We have a pest control company that takes care of the property and the house. Note … We live in Florida so this is a constant battle. We appreciate your understanding & assistance in not taking food into the bedrooms. These facilities are not recommended to unsupervised toddlers or children. There are no child proof cabinets , outlets, fencing. There is immediate access to waterfront. Children must be supervised by an adult at all times. They are your children, your responsibility.

A $500.00 nonrefundable Pet Fee will be charged if a pet/ animal of any sort is on the property. You may be asked to leave without a refund. Early check in/ late checkout might be an option depending on availability & @ host discretion and preapproval for an additional fee of $100./hr, Unauthorized late check out will result in an additional min $500.00 Late Fee.
Strict noise ordinance: Quiet time starts @ 10 PM
If you are loud after those times the police will be called. You will be asked to leave with no refund. This is a quiet neighborhood.
We cannot be held responsible for power outages or inclement weather out of our control. Guests must clean up after themselves outside in the cooking area. If you decide to use the grill you must scrape the grill grates (where the food goes) with the grill grate scraper & properly dump the grease outside in jar & dispose of it with scraper provided. Dump cooled grease out of grease cup (found under grill) into garbage bag then wipe clean & replace to proper position. Clean and dispose of all contents. An additional $100.00 cleaning fee will be incurred if the guests grilling components are not cleaned prior to guest's departure. Once Grill has cooled and is clean recover grill with grill cover to protect it from weathering please.
Morning of Departure:

Pull all used sheets & towels and place on laundry room floor. Remove all trash including coffee grounds, trash from both bathrooms, kitchen, screened balcony & downstairs family area. Then place inside garbage bags in outdoor blue trash can. Close the lid & bring to the street for pick up. This is Florida- we have raccoons, possums, hogs, bears, etc. we don’t want to feed them or encourage them to visit. No dirty dishes left behind prior to departure. Run all dirty dishes thru dishwasher. Wash, dry, return all dishes to their cabinets etc. Put all garbage into garbage bags & tie closed. Make sure all burners, faucets and all irons (flat irons, clothing iron, curling irons) are turned off and small appliances disconnected from the wall. Thanks again for staying with us.
