You'll be marveled with this 5br/3ba Tudor home located minutes from downtown Julian, walking distance to Nichol Brewing Company ( a local favorite) and 3 miles from Julian tasting wineries. Views galore of the town from the decks and upper bedroom, and you can access the Old Banner grade hike from the house.

As you walk in the front door, you're greeting with a grand hallway/mudroom with iron chandelier, a large buffet and and entry that leads into the Great Room.. 26 foot beamed ceilings, dormers , and huge chandeliers adds a dramatic effect but comfortable setting.

The main floor has a kitchen, dining, 2 bedrooms, 2 bathrooms, and deck. The kitchen has a gas stove, lots of cupboards and counter space and is supplied with everything you'll need to cook your favorite meals and then some. The dining consists of a large table with scattered pillows that doubles as the perfect place to relax while watching the chef cook. It faces a bookcase with TV and overlooks the living area with massive 8 ft chandelier and wood burning stove. Next to the dining area is the sunny upper deck with bar stools and table overlooking views of Julian and oak trees.

Down the hall is 1/2 bath, full bathroom, 2 King bedrooms with 1 that has a shower, and is connected to the 1/2 bath. The beds and linens are hotel quality with 4 pillows on each bed and plisse. All bedrooms have windows, ceiling fans and gets plenty of fresh air. The whole floor overlooks the living area with views of the outdoors. The living area comes with games, more books, large overstuffed sectional, another TV and wonderful wood burning stove with 2 windows that look out to the sunny deck with views of the surrounding trees. The deck has dining table and propane BBQ.

Got kids??? They will love the media room with 60 inch TV. All the TVS have Roku, YoutubeTv, Netflix, Amazon Prime and all you'll need is your codes to access unlimited entertainment. Wi-fi in ATT Uverse and all TV's are connected. Here there is a bunk bed , a trundle bed with 2 twins beds, and a dbl size futon couch/bed.
Sleep, watch, play games etc... its separate from the living areas so adults can have adult time anytime.

Off the hallway by front door there is another section of the house that you can access either in the hallway or with the separate entrance outside. Here you'll find 2 more bedrooms... 1 large room with gas fireplace, AC, TV, VIEWS!! high beamed ceilings and 2 queen beds. Lots a room and another great place for kids to hang out away from the adults.
Next to this room is the Master bedroom with King bed that is attached to a large bathroom with 2 sinks and a large bathtub. The perfect antidote after a long day hiking or exploring Julian. There are 3 AC units in the house to keep it cool.
There is a large garage for your use, along with a big fenced shaded dog yard that is perfect for your pets. The grassy front yard is a great place to play bocce ball, have a small event, or just sit at the table away from it all.

There are plenty of areas in the house to spread out with privacy and separation between rooms.
