VACATION FUN: For your enjoyment we provide free wifi, beach chairs, beach towels and some beach toys - everything you need for an enjoyable time at the beach and a great vacation.

Tennis racquets provided - so you can have some fun on our tennis courts.

Kids toys and games are also provided.

*Starter paper goods, toiletries and cleaning supplies are provided. Guest is responsible for any replenishments during their stay.

Our Condo in this Beach Front Community which faces a courtyard with tropical plants and is just steps to the beach. Condo is conveniently located near the pool and tennis courts.

Facilities include: private beach access, heated pool, tennis court, shuffleboard court charcoal grill, and more.

The private beach is steps away, where you can enjoy the ocean and observe some rocket launches from Kennedy Space Center right from the beach!

The sand is fine and the shower on the walkway is a great convenience to rinse off before heading home.

The Condo is within walking distance of the local supermarket (Publix) and a short walk to Starbucks for a morning coffee.
Enjoy activities such as swimming, surfing, fishing, wading, and sunbathing on the six miles of accessible ocean beaches. Fishing is a popular pastime for locals and tourists alike, either in the Atlantic Ocean from the beach, pier, jetties or local charter boats, or on the Indian and Banana rivers.

The Cocoa Beach Country Club is open to the public. Its challenging 27-hole golf course is located on the river's edge, and the club also offers six lighted tennis courts and an Olympic size swimming pool.

REGISTRATION:
All guests upon booking must provide a copy of a photo ID, along with names of all guests, make, model and license plate of car to be parked (if available) and breed and weight of any pet dog you are bringing. This is needed per Condo HOA regulations.

ANIMALS:
1 Dog allowed - must be 20lbs or under in weight. No exceptions allowed. Animal must be pre-approved. Some breed exclusions. Animal must be treated for fleas and up to date on vaccines. No animal on furniture or beds - please use provided blanket for them to lie on the furniture/bed. Animals must be crated if left alone in the unit and the animal should not be left unattended for long periods of time in excess of 3 hours. Animal should never be left unattended outside. Guests should prevent animal from excessive noise at a level that disturbs the neighbors. Guest responsible for all and any damages caused by animal. Owner assumes no responsibility for illness or injury to animals or humans that may occur either indoors or outdoors of property. Guest is solely responsible for animal at the property. Pet fee of $125 per stay to be collected - Can be billed separately after booking. Extra cleaning may be needed for pet hair and will be billed after check out.

RESPONSIBILITY
Owner is NOT responsible for loss of wifi, electricity, utilities etc as a result of provider/weather outages, that are beyond the control of the owner. At no time will any refund be given for such loss.

Please rinse off all sand from yourselves at the beach entrance shower and shake sand from all towels before entering the condo. Please do not take any Condo bedding to the beach.

Do not hang any towels or laundry over the balcony/breezeway walls.

Please be aware that owner is not responsible or liable for any injuries, losses, accidents or damages to a person or property, during a guests stay inside or outside of the property. Including all guests and visitors to the property. Entering property assumes agreement.

Please swim at your own risk at the beach and pool. Owner is not responsible for any injuries, losses, accidents or damages to a person or property whilst attending the beach or pool. Please follow all and any beach and pool signage. Lifeguards may not be present.
