We've taken into account everything that we would like in a vacation home if we were going to book a rental... Because WE STAY HERE TOO!

Some of the luxuries you will experience here include:

-Flat-Panel, televisions through-out condo.

-Up-Scale, New comfy furniture and amazing lake décor.

-Washer and dryer in unit

-Kitchen features gray, white granite counter tops and shiplap bar. -From the Deck you'll enjoy a view of the Main Chanel and have the easy unique walk out our spiral staircase feature.

-The docks are ten steps away and the point pool is right nearby.

Enjoy one of our favorites in feeding the ducks or stroll down to beach and enjoy afternoon in the sand. At the end of your fun filled day kick back and spend an evening on the deck and watching a beautiful sunset.

DUE TO INSURANCE REGULATIONS, AS OF JUNE 1, 2024, NO TYPE OF FLAME IS ALLOWED ON THE DECK (grills, candles, etc.)

BOATERS: If you need a boat slip, I have a 30' boat slip for rent for an additional fee during your stay! The slip is only a few steps from the deck!

PLEASE NOTE: THE LEDGES DOES NOT ALLOW PARKING FOR BOAT TRAILERS OR ANY OTHER WATERCRAFT FROM MEMORIAL DAY WEEKEND THROUGH LABOR DAY WEEKEND.

By water, you'll be on the 21 Mile Marker which is the center-point of everything at the LAKE!

Within a quick boat ride one cove over from us is Redhead Lakeside grill & Yacht club, Performance boat center and Shorty Pants lounge. Or you can go the other direction over to Dog days or Backwater Jacks. Many fun filled place right nearby by water or car. The locations is the best at the lake hands down!

LADIES' WEEKENDS: All the shopping at the Lake is close by! The Lake of the Ozarks hosts the Factory Outlet Village. Also, make sure to stop by 'the Landing' which is right up the hill from the Ledges. This very quaint group of shops will be a fun-filled afternoon for any group!

GOLFERS: Bring your Clubs!!!

Some of the best golf courses are a short drive from the centrally located Ledges Complex.

To sum it up this condo location is in the heart of Osage Beach/Lake Ozark and is very close to many of the best restaurants and attractions. Everything is close drive or Uber ride away.

The fine print... By booking this unit, you agree to the following rules and regulations of both Unit 711 and its owners, as well as the Ledges Condo Owners Association... (ie, this is our rental agreement)

**ABSOLUTLEY NO PETS OR SMOKING ALLOWED IN CONDO. Any violation of the pet or smoking policy will forfeit their deposit. PLEASE RESPECT THIS RULE SO THERE WILL BE NO FINES. **

(AT LEAST ONE RENTER MUST BE 23 YEARS OLD OR OLDER.)

CHECK-IN: 4:00pm...CHECK-OUT: 10:30 am

All rentals are subject to local sales tax and lodging tax. Departure cleaning fee of $140.00.

Damage deposit of $300.00 on all stays. Deposit is refunded within 10 days of departure after inspection\cleaning of condo and return of keys and parking permits.

$25.00 fee for NSF checks

$50.00 fee (per permit) for non-return of parking permit. Use of parking permit is required during holiday periods only. (ie: Memorial Day weekend, 4th of July and Labor Day weekend)

No refund for late arrival, early departure, inclement weather.

Condo rules and regulations will be in the condo. Any violations of the rules will result in fines which will be deducted from your deposit.

Starter supplies of toilet paper, hand soap, dishwasher detergent, and fresh bath towels and linens are provided. Additional supplies are not included in rental, Communication is key, if the grill runs out of gas, please let us know, we'll credit you the cost of the re-fill!

Cancellation Policy: Bookings cancelled more than 60 days prior to stay will receive 100% refund. Bookings canceled 30 days prior to stay will receive 50% refund. Less than 2 weeks refund is dependent on unit being re-booked.
