Escape to Coastal Commodity, a luxurious beachfront property located just two miles west of Pier Park. With spectacular Gulf views from almost every room, direct and private beach access, and a 10-person private hot tub with a built-in bar, large patio, and parking for nine cars, this property has everything you need for the ultimate beach vacation.

Coastal Commodity is suitable for adults over 25 and families with children under 25, provided that two adults 25+ are present. The property sleeps a maximum of 28 guests and features Wi-Fi and Rinnai Tank-less Hot Water Systems for an endless supply of hot water.

The property is made up of three separate buildings: the main house (Sandcastle sleeps 20), Seaside Cottage (sleeps 6), and the Carriage House (sleeps 4) which houses a separate efficiency unit called Beachside Bungalow (sleeps 2).


The main house, Sand Castle, is a three-story beachfront home with five bedrooms, 5.5 bathrooms, and a large beachfront deck accessible from five sets of glass doors. The main floor features a large kitchen and dining area that seats 20, a gathering area, and a master suite with a king bed and twin over full bunks. The second floor has three oversized beachfront bedrooms with glass doors leading to a large balcony, each with a king bed and its own full bathroom. The third floor is a secluded private getaway with sweeping views of the Gulf of Mexico from the large windows and private balcony. It has two full-size beds and a full bathroom. All rooms have flat-screen TVs and the bunk areas have additional flat-screen TVs. Sandcastle can accommodate 20 guests and has a washer/dryer.

Seaside Cottage is a beachfront retreat located next to Sandcastle with a private beachfront deck, full kitchen, living room, full bathroom with a walk-in shower, and a beachfront bedroom with a king bed and twin bunks. The living room also has a queen sleeper sofa. Seaside Cottage has a flat-screen TVs in each room and a washer/dryer. It can accommodate 6 guests.

Carriage House is located on the second floor of the garage with a spectacular Gulf view from the living room, bedroom, and private deck. It features a full kitchen, living room, and bedroom with a queen bed and full bathroom. The living room has a queen sleeper sofa, and the unit has flat-screen TVs in each room, a washer/dryer, and can accommodate 4 guests.

Beachside Bungalow is an efficiency unit located on the ground floor of the Carriage House next to the hot tub area. It features a living room with a twin bed and twin trundle, an efficiency kitchen with an undermount refrigerator, a toaster oven, sink, and microwave, and a full bathroom with a shower. The living/bedroom has a flat-screen TV and the unit can accommodate 2 guests.

In addition to convenient contactless check-in, there is also exterior video surveillance at this property for your security. MUST BE OVER 25 YEARS OF AGE TO BOOK A RESERVATION AND MUST BE STAYING AT THIS LOCATION FOR THE DURATION OF YOUR RESERVATION. Events will need to provide an additional $1000 refundable security deposit in case of additional cleaning or repairs. Contact us with any questions!

Damage and Capacity Restrictions: Our properties are inspected before and after each reservation guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. If any damages the Renter authorizes any said damage or missing items charged to their credit card identified above. The listed maximum capacity may not be exceeded during any time for the duration of your stay. If it is exceeded then Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. No smoking, or parties of any kind are allowed at this property.


Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.

RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be ANY issues with the reservation, you will be notified.

PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described.

ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 10:00 AM on the departure date. Early Check-In and Late Check-Out options are not available during Peak Times. If Early Check and/or Late check out are approved, you will get an email confirmation from the reservation team.
PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 30 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 30 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 60 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. We offer Vacation Rental Insurance

CANCELLATIONS & REFUNDS: If Reservation is cancelled inside of 30 days of arrival, Deposit Payment will be forfeited, and Guest is released from financial liability on remaining balance owed. Outside of 30 days deposit will be refunded to the card charged only minus all transaction costs.

UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.

STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if the these are followed you can be fined and asked to vacate the property.

APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.

OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.

SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. Should a Security Deposit not be collected or damages cost are above damage deposit amount, any charges above the amount of deposit, the Credit Card on file will be charged for any of these costs. Guest hereby grants consent to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.

CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.

PETS: If this is a non pet friendly home then Pets are NOT allowed. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement.

NO SMOKING: No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement. Guest will also be responsible for any losses incurred if following reservations are unable to occupy the home due to smoking smell or damage

CONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.

LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold.

MAIL SERVICES: You may ship directly to the home that you are staying in using Fedex or UPS while your are in the home, however we can not guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. **We are not responsible for any lost, damaged or delayed deliveries.

Great venue for beach lovers
Home was very large with several separate buildings ideal for multiple families. Right on the beach with private access and no crowds. Interior very much as pictured on website, with some normal wear-and-tear as expected for a rental, but nothing unattractive. Only TV with normal network access (NBC/CBS/ABC and CNN/ESPN etc) was in main living room but all other TV's throughout had ROKU. Manager Todd was responsive and helpful. Our only major problem was the hot tub/spa had inoperable heater so unusable during our entire week's visit, but Todd agreed to a modest but fair rental credit to offset that inconvenience. Credit received shortly after check-out. Positive ending to a fun week.

Beachfront All Around Great Location
Our family had a wonderful time making memories. The house has tons of space. There is 8 separate sleeping areas not counting couches in the 3 separate living rooms. The main kitchen was fantastic. We cooked a lot and it met our needs with all the cooking utensils, etc. The kids had a blast playing and going crabbing at night time. The place does need a good cleaning. There was tons of sand under our bed and the a/c vents had to be cleaned while we were there. They hadn’t been touched in a while. The hot tub was big, fun, and relaxing.

Great location - great beach access
We had my entire family here for the week, 20 people ranging in ages from 10 - 75. There are not many properties that offer enough bedrooms and bathrooms to accommodate this many people. The main house fits 12-14 comfortably, but there is not enough couches or living room furniture to fit more than 7-8 people, however there is plenty of dining space. 2 of our guests require a wheel chair to the house and down to the beach, which was very difficult given the steps required to enter the property and to get down off the property and onto the beach. Overall the property is well maintained and clean, but some general maintenance items need to be addressed. Shower with little/no pressure (middle 2nd floor bedroom). HVAC returns and vents filthy dirty in the out buildings on the property. The main kitchen could definitely use more silverware, as there is not enough to serve even half of our guests. The small house right on the beach has a king bed with 2 twin bunks and a sleeper sofa. If you have 4-5 people in this area, it will be TIGHT and the bathroom is small. The carriage house above the garage is a little more spread out but does not have any bunks. These are minor items and in no way take away from the location and beach access that this home offers. Overall, a wonderful vacation!
