*PLEASE CONTACT FIRST TO CONFIRM AVAILABILITY* Beautifully updated Mid-Century Modern in the central heart of Champaign. 1 Block from the Illinois Marathon route, and a quick 5-minute drive to campus! This home is located in a quiet residential neighborhood adjacent to the Champaign County Club. We really love our home and are excited to let others enjoy it. This home has been beautifully updated. Custom modern kitchen with soft closing cabinets and drawers. Table settings for 12. The indoor dining table comfortably seats 8, there is an outside dining table that fits 6, and the breakfast bar sits 4. Plenty of room for a big dinner or get together with friends or family. There is a casual TV/Family room, laundry closet, and a formal living room in the main living area of the home. The kitchen and hallway floors are heated. The bedrooms are generously sized. The first bedroom has a queen-size bed and TV with cable and Netflix/Hulu. The 2nd bedroom is also shared with the home office space. This room has a full-sized day bed with a trundled twin bed. The master bedroom features a King-sized bed, Attached master bathroom with a double-headed shower, sink, and toilet with a soft-close lid and heated floors. The master also has a TV with Cable and Netflix/Hulu. The shared hallway bathroom features a VERY deep soaker tub/shower, sink, and toilet with a soft-close lid. The outdoor space is fantastic. Spring through fall we have (indoor) furniture on the screened porch. It`s absolutely amazing, beautiful, and relaxing. We have a couch, tables, TV with Cable, Dining table, and chairs on the screened porch. The deck also has a sitting area with Chiminea. Next to the deck is a patio with a hot tub that comfortably fits 6! Out front, there is a carport for 2 vehicles, driveway space for 2 (without blocking anyone in) or 5 (with blocking people in). There is also street parking available. Guests will have access to the entire house. There is a storage room attached to the carport that will be locked and inaccessible. We will have as much interaction as you would like. We will be available by phone/text/email 24/7 leading up to, during, and after your stay. We may or may not be in town to help out in person. This is a quiet residential neighborhood. There is a church and a school 1 block away. The Champaign Country Club is directly behind the home behind us. General Rules
No Unauthorized Guests: Only the guests listed on the reservation are permitted on the property. Any additional visitors must be approved in writing by the host prior to their arrival.

Check-In and Check-Out Times:
Check-in is after 3:00 PM, and check-out is by 11:00 AM. Failure to adhere to check-out time may result in additional fees.

Early check-ins or late check-outs must be arranged in advance.

No Glitter or Confetti: The use of glitter, confetti, or other small decorative items is strictly prohibited. An additional cleaning fee will be assessed if this rule is violated.

No Parties or Events: Parties, events, or large gatherings are not allowed on the property without prior written approval. Violation of this rule may result in immediate eviction without refund.

Quiet Hours: Please respect the neighbors by observing quiet hours between 10:00 PM and 8:00 AM.

No Moving Furnishings: Do not move any furnishings, decorations, or appliances. If items are moved and not returned to their original place, a fee may be charged.

No Smoking: This is a non-smoking property. Smoking is prohibited both inside and outside the rental. A cleaning fee of $1000.00 will be charged if smoking occurs on the premises.

No Unauthorized Pets or Animals: Pets or animals are not allowed unless specifically permitted in the reservation. Violations will result in additional cleaning fees and possible eviction. Guests must pick up and properly dispose of their animal`s waste.

Trash and Recycling: Please dispose of trash in the designated bins. Recycling should be separated if applicable.

Parking: Guests are allowed to park in designated areas only. Unauthorized vehicles may be towed at the guest’s expense.

No Illegal Activities: Any illegal activities on the property will result in immediate termination of the rental agreement without refund, and authorities will be contacted.

No Open Flames: Use of candles, open flames, or fireworks is strictly prohibited for safety reasons.

Appliance Use: Please use all appliances as intended. Guests are responsible for any damage caused by improper use.

Security: Ensure doors and windows are locked when leaving the property. The host is not responsible for any loss or theft.

Damage and Breakage: Guests are responsible for any damage or breakage during their stay. Please report any damages immediately. Unreported damage may result in additional charges.

Household Supplies: Basic household supplies such as toilet paper, soap, and towels are provided. Excessive use of supplies may result in additional charges.

Wi-Fi Use: Wi-Fi is provided for guest use. Please refrain from illegal downloading or streaming that violates copyright laws.

Utilities: Guests are expected to conserve energy and water. Please turn off lights, appliances, and air conditioning/heating when not in use.

Respect for Property: Guests must treat the property with respect. Any misuse, excessive mess, or neglect will result in extra cleaning fees.

No Rearranging of Kitchen Items: All kitchenware, utensils, and appliances should remain in their original locations. Rearranging or removing items is not permitted.

Hot Tub/Pool Use (If Applicable): Use the hot tub or pool at your own risk. No children under the age of 16 are allowed in the hot tub or pool area without adult supervision. Glass containers are not allowed in these areas.

Fireplace Use (If Applicable): If the property has a fireplace, it is decorative and not intended to be used. Fireplaces may only be used with prior written consent. Do not leave the fireplace unattended, and ensure it is fully extinguished when not in use.

BBQ/Grill Use: If a BBQ or grill is available, it must be cleaned after use. Do not leave the grill unattended while in use.

Sewer & Septic System : If the property uses a septic system, do not flush anything other than toilet paper. Disposal of inappropriate items may result in damage and expensive repairs.

No Subletting: The guest may not sublet the property to any third party. The reservation guest must be on-site. The rental agreement is strictly between the guest and the host.

Maintenance and Repairs: Contact the host immediately for any issues related to maintenance or repairs. Do not attempt to fix any issues yourself.

Host’s Right of Entry: The host reserves the right to enter the property during the guest`s stay for emergency or maintenance purposes. Notice will be given in advance whenever possible.

No Business Use: The property may not be used for commercial purposes, including but not limited to photoshoots, filming, or any professional events, without prior written consent.

Cleaning Responsibilities: Guests are expected to leave the property in a reasonably clean condition. Excessive cleaning needs will result in an additional charge.

Security Deposit: A security deposit of $500.00 is required. This will be refunded within 3 days of check-out, provided no damages or rule violations have occurred.

Lost Keys or Access Cards: Guests will be charged $150.00 for any lost keys or access cards.

Right to Eviction: Violation of any house rules may result in immediate eviction without refund. The host reserves the right to terminate the stay for any misconduct.

Stayed here for a university conference and it was perfect. Such a cool vibe. Spotlessly clean, and even better than the photos look. Lots of little details and amenities. Beautiful yard. Nice safe neighborhood. I would never consider staying anywhere else if I was back in this area!

We had very high expectations before our stay since the pictures looked so good. When we arrived with our high expectations, we were still very impressed by the beautiful property. Perfect Stay from start to finish!!!

Philip and PJ have done everything to make us feel like we were home away from home. First, the home is beautiful with unexpected touches like radiant heat floors, super fast internet, extremely quiet neighborhood, and TVs in every bedroom. Also, the home is fully stocked so there is no need to bring many essentials such as laundry soap and salt/pepper. Honestly, I am pretty picky and this is one of the best places I ever have stayed at! Philip and PJ are extremely responsive and make sure you have everything you need. Thank you Philip and PJ! We will be back next year to stay at your amazing place for the 2024 Big 10 Water Polo Tourney ;)

Perfect!

We were meeting old friends (from grad school 25 years ago) and could not have selected a better place to stay. The home is stunning, a perfect blend of elegance and comfort. The property is close to the university, where we attended a tailgate and football game on Friday night. We spent Saturday watching football and getting reacquainted with Champaign. The most relaxing part was hanging in the hot tub after dinner on Saturday and watching the stars and for a few minutes, the International Space Station (who knew??). PJ and Phil have a fantastic home and we can’t wait to go back again! Thank you!! 😀

A gem of a house in a great neighborhood

I wanted to live at this house! It was beautiful, inside and outside, Simple elegance, organized, clean and organic are words I would use to describe the home. The house was well stocked and everything was made convenient and easy. My service dog enjoyed the large fenced in back yard. The hot tub was an extra bonus.The lights strung outside were beautiful. There was a screened in porch with comfortable couch, chaires as well as a table with a similar setup on the outside deck. AWESOME!
